**★★★★★ — Gail, April 2025**

> As suggested by our realtor, we scheduled an appointment with Joan Martin and I’m glad we did! She came on time and we walked room by room and listened to her suggestions to depersonalize and rearrange our things. Living in our large family home for 30+ years, we needed to make it appeal to a young family and emphasize spaciousness. Using our own things, replacing one light fixture, moving furniture a bit, it all came together. With her written follow up report, we did 99% of her suggestions and feel that it really helped. Our house had 5 over asking offers after a weekend of showings. Thanks Joan!

> Joan and her team knocked it out of the park again!!! Impact is my go to staging company for all of my listings. Whether it’s a full home stage or just a few pieces to elevate the look, they have my back!!! My properties that are staged by Impact ALWAYS sell fast and for top dollar. Thank you for being a joy to work with!!!

**★★★★★ — Tom Kelley, March 2025**

> I was really nervous about selling my house in the middle of a Michigan winter. A top selling point of my home was the yard and the landscaping, none of which you see in the middle of winter. After discussing with my agent, we decided to go with staging for that wow factor. Impact came highly recommended and they did not disappoint. When I saw the job, I almost didn't want to move anymore! At the end of two and a half days I had 13 above sales price offers. The amazing staging job more than paid for itself. Lynne was an absolute pleasure to work with. Everything went without a hitch. Best decision i've made in a long time!

> We love working with Impact! They are incredibly easy to work with, their communication is top tier, and their design is unmatched. I couldn't recommend them enough!

**★★★★★ — Eric Sprague, July 2024**

> Impact Home Staging did a wonderful job staging my parents' home in preparation for its sale, resulting in a very quick sale at $50k over the asking price. The furnishings and decor Michelle selected and arranged were extremely appropriate and complimentary of the home's architectural features and colors, giving it a very upscale, comfortable ambience and taking into account several requests I made regarding the desired "look". It did not look like typical home staging decor, but like well-thought-out interior design. Marie and others that assisted with coordination of the staging and de-staging were also great to work with. I would highly recommend Impact's services based on this experience.

**★★★★★ — Marcia Madhavi Mai, July 2024**

> Joan was spot on in staging our contemporary condo in Ann Arbor. The colors, shapes, and placement of the tasteful furnishings and artwork made the already beautiful space pop. We got multiple offers and accepted a great offer that's closing 3 weeks after we listed. We'll be using Impact again going forward!

> Joan did a beautiful job staging my home -- I felt like I saw its full potential for the first time! In fact, the people who ended up buying the house saw it a mere hour after Joan and the team left!

**★★★★★ — HU-532951801, July 2024**

> Our house had been on the market for months with no offers. Then we retained Impact to stage our house and literally the next showing yielded an offer. Can't argue with that...

**★★★★★ — Jenny, June 2024**

> I cannot express how extremely happy we were with Impact Staging!!! From beginning to end it was professional and very easy to work with Lynne! I was not expecting the WOW factor when I showed up to see the final staging result and believe me, it was the WOW factor. Every room was incredibly beautiful and laid out perfectly!!! I cannot thank all who helped out for doing such an amazing job! We will definitely be referring Impact Staging to anyone we know of that may need their services! Thank you again!!!

**★★★★★ — Mark Shaftner, May 2024**

> Joan arranged our home beautifully. The colors, art work, plants all worked well together. She worked efficiently and she took our input as well. Highly recommend!

> As always, Impact staged my clients' vacant home perfectly. They are timely, efficient and helpful. They accentuated my listings custom features with new and modern decor & furniture so that the next buyer's can see themselves living there. It is amazing how artwork and furniture can transform a space. I can't wait to see how buyer's react to this wonderful home.

## Community Q&A

**Q: Help with Living Room Wall** *(in Design Dilemma)*

Finished new construction in fall and I have a wall in my fabulous living room that is huge and "off" balance. Have 11 ft ceilings and opposite of the wall is beautiful rustic stone fireplace. Style of the room is old world with stone, dark distressed flooring and iron. Everything gets lost on this wall and need some color. Any ideas or thoughts?

A: i think a wider piece of art would be great. it is a large wall to fill. 2 pcs as part of a series or 3 square 24x24 pcs would be perfect!

**Q: I need HELP with the front of my house** *(in Design Dilemma)*

I hate the front of my house. It reminds me of a factory. It is bland and unbalanced. The left side with the garage door, entry way, and window, is much heavier. The right side only has that idiotic electric/alarm/meters plate (whatever were they thinking?!!), and then that open space. I thought about stoning the front of the house but it is more costly than I expected and I would rather use the money toward a new master bath (that\`s a whole other problem), so that open space, extreme right will probably have windows in it - but what kind (2 narrow ones like the existing window? Or a big bay window?) Re the plate, I thought about art work to cover, or a painting directly on it, or just some stone over it from the roof to the ground, or something architectural hung over it, that is light and can be lifted off. Oh, and the snowblower is not there to balance out the house, we do get a lot of snow where I live ;) I had this posted in Other but only got 1 response, so I moved it here to Design Dilemma.

A: We refreshed 2 houses last year by adding stone columns and painting the brick. new front door and new shutters flower boxes goes a long way. On the first picture we also added a small covered portico, to add much needed formality.

**Q: Need help with finishes in kitchen!!** *(in Design Dilemma)*

My kitchen cabinets are deadpan green and I have a copper sink. The counters are a beautiful white/cream granite. My delima is deciding what color faucet and knob pulls to get. I don't want to be matchy matchy. The house is 100 yo and I'm trying to represent that as well, although I'm not glued. Please help! And a paint suggestion for the wall would be great! The ceiling is the original wood & we are painting it white. THANKS!!

A: if you go with glass tile, find a unique shape. I like the 4 x 12 size.

**Q: Need help to decorate this hunter green bathroom** *(in Design Dilemma)*

This is my kid's bath that I would like to gut someday, but just not in the cards now! I have to live with the hunter green wall tile and floor for a while longer. My kids are 13 (boy) and 7 (girl), so it can't be too "cutsy". I need some suggestions on decorating and design. I was thinking of incorporating some sort of animal print, but I don't know where to start? Any suggestions would be greatly appreciated!!

A: Re-glazing the green wall tile white will make you feel like you have a new bath. Warning the fumes from process are very strong so you would not want to be home for a day or so after. We do this all the time when selling houses. Gives buyers a new fresh perspective, until they have more $ to create the dream bath. The process on the walls the finish will hold up very well. If you have a green tub as well you can glaze that white as well. Do not use any abrasive cleaners and you will be good to go. Mine has held up for over 10 years! Most companies warranty the process pretty well. so if you have a problem they will re-do it. Pick a company with lots of experience, and has a good standing. Lots of flyby night companies with this service.

**Q: Please tell me about the hood** *(in Photo Questions)*

A: does this hood come in different colors?
