We can start from scratch, combine ideas from many plans, or base off an existing plan. My goal is to take your thoughts and ideas and put them to work to come up with a floor plan focusing on square footage, flow of the plan, your living habits, and any lot restrictions. The final set of plans will include: \- floor plan \- exterior elevations \- electrical plan \- roof plan \- rough plumbing/form layout \- any necessary interior details/elevations \- site plan (if required) The entire design process typically takes from 4 to 8 weeks, depending on the size and complexity of the house and your availability for modification meetings/emails/phone calls. Using these plans you will be able to build the house and submit for permitting and engineering (framing and foundation). Get the design services comparable to a large company or architect at half the cost. I charge $1.50 per total covered square foot. I look forward helping you and your family design your dream home. Although I will be doing the technical CAD work and offering design advice, this will be a collaborative project using your ideas and creativity.
