**Q: what type of rug to use for office?** *(in Home Decorating)*

Hi! I need some help deciding what kind of rug to get for my office. The large window you see on the left will eventually become a sliding glass door, so I’m torn between getting a 5x8 for under my desk and chair or a runner?
I would love something under my chair because I also often put a walking pad down there as well. I’m over thinking this for sure 😂 also just to note - the room is a complete WIP right now lol

A: Hello! Natural fiber rugs are beautiful and add a lovely touch to any room. The only thing you may want to consider if you have decided on purchasing a natural fiber rug for this space is that you may not want to get an office chair with wheels/casters. When running the wheels across natural fibers - especially if you are continuously doing it; they can easily snag and fray and may potentially ruin the rug very quickly. If you are doing a stationary office chair this should not matter. 
However, if you prefer an office chair with wheels/casters on it you may want to purchase a low pile and/or machine made rug. Polypropylene or polyester blends with wool or cotton are usually very durable, will stand up to chairs with casters, and can be cleaned easily. You could also look into wool or handwoven rugs, but keep in mind wool or handmade will be more expensive than a machine made version! There are hundreds of handwoven or wool rugs that are a very low pile or a flat weave. I hope this information is helpful!

**Q: paint colour on the walls** *(in Photo Questions)*

Is this a Benjamin Moore colour?  Love it.

**Q: I just closed on this house today. I would like help with my kitchen.** *(in Home Decorating)*

I can’t get new counter tops or backsplash so I have to work with what I have for now. I would like to change the hardware on cabinets. I plan on painting the walls a light greige. I was thinking drift of mist or repose gray? I also want to change the island lights. In the den I don’t care for the bookcases or mantel. I don’t think can change out the mantle now because it was bricked around the mantel. 😬 Any ideas of a different hardware and maybe paint them a color. I also hate the shelves. Please I need help!🙂

A: Hello! Congratulations on closing on your home! A few things:
1\. We love the idea of hanging updated pendants over the island to replace the existing. Something to think about - instead of doing 3 mini pendants (depending on the length of your island) have you thought about two oversized pendants? It gives the space a fresh new look!
2\. Wall Paint Color - one of our designers moved into a home a year ago where all the rooms are painted Repose Gray. She personally hates it and says that the shade makes her feel like her house is dirty 100% of the time because it is a muddied light gray. She thinks it is a very drab and cold color and she does not have a lot of natural light or windows in her home - which she feels makes it worse. 
We would recommend instead a light neutral shade of green or blue if you are open to it. We love Benjamin Moore Sea Salt &amp; Quiet Moments right now. If you must keep it neutral (white, gray, taupe) Sherwin Williams Alpaca is a beautiful warm white gray tone. We are also loving Sherwin Williams Sanctuary at the moment - it is a cozy and soft warm white. 
3\.   Mantle - is it the wood stain you aren't loving about it or the look/shape/style in general? If it is the wood stain we would recommend painting it white to match the bookshelves.
4\. Built In Shelves are not easy to remove, but can totally change the look of a space when properly staged. Consider looking around on Pinterest and Houzz for examples of staged bookshelving. You can also incorporate family photos in picture frames if you like that sort of thing. We often stage clients shelving units with a mixture of books, vases, florals, personal items, and other accessories.

**Q: Front Steps Design & Color** *(in Landscape Design)*

We just got our house resided this past fall and I would like to get rid of our cement step and replace it with a composite step. I was also thinking that the existing door should be painted a different color as well.
I'm looking for ideas for the design of the steps as well as the color.
I've attached photos of the before and after construction.

A: Siding looks great! We don't have a lot of knowledge on composite but would like to add to your comment about painting the door. Something with color on the front door would be beautiful and brighten up the exterior. If you have any flowers or shrubbery that blooms in bright colors in your landscaping you could consider pulling a color out of the flowers and painting that onto the door for some continuation. Something like this;




Or if those are too bold, go a few shades lighter in whatever color goes with your exterior.

A: Hello! Based on the link you shared in the description of the chair it does not appear to be a Crypton/Performance Fabric. Therefore, we would be hard pressed to consider it stain resistant. It is 100% Polyester so it should be relatively cleanable since it is not a linen or velvet. We would suggest you to spray a protective coating over the fabric to be sure that you are covered. Keep in mind that protective sprays tend to wear off after 2-3 years and will need to be reapplied. Thanks for sharing!

**Q: Bathroom remodel advice** *(in Remodeling)*

looking for some advice on a bathroom remodel. Linked pic is the inspo pic.
I am not trying to go cheap but don’t want to go crazy either. Budget is around 30k.
-materials: I think it’s marble and zellige (sp?) tile here. What are the pros and cons to these materials? I know they are both expensive, what less expensive options would you rec that have this same vibe?
-fixtures: Does anyone have experience with restoration hardware? Good? I have an outlet nearby
What’s your stance on delta fixtures? Again, I won’t want to go cheap but don’t want to go wild either. For reference I have Emtek door knobs and consider them worth the cost and consider them to be a nice quality handle.

A: Hello!  This looks like a fun project coming up for you! Here is a little bit of feedback/advice from us;
\- Porcelain tile is a lower price point than marble, is more durable, will function better in a shower/bathroom, and has many stunning options to choose from. You can do large format tiles, a decorative mosaic, or a patterned look. There are several porcelain tiles that have been made to look like a natural stone or marble if you like the look of marble. We would also not recommend a glossy finish on the shower pan/shower flooring.
\- Delta tends to be a lower price point when we are talking about plumbing fixtures. We have used in multiple homes and they have advanced quite a bit in the last few years. They are good looking and come in a number of colors and price points - so you should find something suitable for you.
\- When you are talking about fixtures, what exactly are you referring to? Lighting? We use RH often for clients. We have no complaints with them thus far. 
\- We also use Emtek for hardware/knobs/pulls. They have a nice look and come at a reasonable cost.

If you have a Tile/Flooring Showroom nearby have you thought about dropping in and looking around in person? You can typically get an idea of price range and what kinds of designs and options are available to you in the price range you are looking at.
