We have no experience with remodelling and decided to hire an architech to save headaches in the future. An employee came out for appoximately 2 hrs and provided us with drawings about a month later which we provided to contractors for quotes. There were numerous important things missing on the drawing such as gas & power. The project was delayed a month awaiting moving the gas line. The elevations were incorrect. The project is on hold once again because the wrong size trusses were in the design-trusses that have to be ordered a month in advance and are in the yard waiting to go on the roof but now have to be retured and re ordered. When the contractor called to get an explanation he was told that it's "his problem now". We are very dissapointed and this addition that should be completed by now will now take well after Christmas. **Comment from Robinson Residential Design:** > We are sorry to hear this Waylin, and would appreciate talking with you in person, so that you can understand more fully what we did tell your contractor. We do not locate gas and power lines on our drawings, because we do not have that expertise. Our drawings state that "all existing grading and service locations are to be determined on site prior to construction." The problem with renovations is there are some things, such as heel heights we can't actually measure until the walls/roof have been opened up, hence the note on the first page of the drawings which reads, "Builder/contractor to confirm all existing roof slopes, heel heights and overhangs on site prior to construction." and one below it which says, "Confirm all dimensions on site prior to construction." We did not say this is "your problem now". What we did say, was these problems could have been entirely eliminated had the contractor read the drawings and followed the notes prior to beginning construction. We are happy to help out in any way we can to resolve the issues you now have, but please understand that had your contractor read and followed the notes, these issues would not have occurred. This is standard project management procedure for additions and renovations.
