From what I can see, the patio was not built correctly; the waterproofing appears to be faulty, and the slope of the patio does not drain water away as it should.. Instead, water is pooling on the patio and seeping in through the edges, joints, and corners, eventually leaking through the ceiling of the room below. > > I am the second owner of this home, and the builder’s original 10-year structural warranty (2018–2028) is still in effect. However, despite several emails and phone calls, Rockwell has not responded. The warranty requires the builder to inspect and approve repairs before any work can be done, and it does not include any emergency repair option. Because of this, I’m stuck—I can’t even do a temporary or emergency fix without risking losing my warranty coverage. > > This is especially concerning because we’ve had ongoing rain and snow over the past few days, which is making the leak worse and increasing the risk of further damage to the home. The builder’s lack of response while active water damage is occurring is very troubling and raises ethical/legal concerns about whether they are honoring their warranty responsibilities and acting fairly toward the homeowner. **★ — Francis Trubiano, Jan. 2020** > We planned to purchase in the Runnymeade development. However, prior to closing we decided that due to quality issues, we could not proceed with the purchase. > > Rockwell ran our HVAC unit (with HEPA filter and dehumidifier) while workers were sanding and cutting without blocking off the ductwork. See pictures enclosed. They refused to recertify the unit and do a full duct clean. Their actions voidd the OEM warranty. > > The finish work was of a very low quality and contained excessive nail holes. See enclosed pictures which were taken three days before our planned closing. The PM told us this is "work in progress", it was "not the worst finish work he saw" and that the painter would "fix it with wood filler". They refused to remove and replace the trim with the excess nail holes. > > Thy ordered and installed the wrong countertops in the kitchen and both bathrooms. > > It is hard to understand what they do for quality control. Further, on two occasions we stopped over and the only "rockwell" person on the site was an intern which may explain all the quality issues. > > Lastly, earlier during construction, we noticed that the HVAC header was not installed in the mechanical chase. When we questioned this, we were told that it was do to a "structural" conflict. I investigated, and contested the statement. Rockwell eventually moved the header back into the chase for the home we intended to buy but did not for other homes in Runnymeade which really reduces the appeal of the living room area and creates unusable space. I was told Rockwell did this to "save money" and that they would not correct the other homes but they would fix mine if I did not tell anyone. Sorry Rockwell, I cannot do that. All of the staff was very professional, on time, on budget, and most importantly the finished product is beautiful.
