## About

Architect-Led. Builder-Minded. Miami studio designing custom homes, renovations, and commercial spaces. Intentional design, made to last.

Founded four years ago on a simple conviction: great architecture demands both design vision and technical mastery. Cuevas Architecture+ has grown into a boutique studio working across Miami and Ecuador. We design custom homes, renovations, multifamily developments, commercial interiors, hospitality spaces, and historic properties.

Every project starts with a strong vision and gets there through careful planning, precise technical documentation, and hands-on construction oversight. We don't hand over a drawing set and step back, we stay engaged through construction, protecting the design intent at every stage.

What Sets Us Apart

Most firms lean one way: strong on concept, thin on technical follow-through or the reverse. We do both, in-house: feasibility and planning, architectural design, interior architecture, technical documentation and permitting, and construction oversight, one team from first sketch to final walkthrough. As a boutique studio, we take on a limited number of projects at a time, so every client gets real attention and a responsive team.

Location & Scope

We work with homeowners, developers, business owners, and general contractors throughout Miami, Miami Beach, Coral Gables, Coconut Grove, Dade County, Key Biscayne, Pinecrest, South Miami, and the surrounding South Florida communities with project experience spanning waterfront properties, historic districts, luxury residential neighborhoods, multifamily developments, hospitality venues, and commercial interiors.

Intentional design. Spaces that last.

Have a project in mind? Reach out and let's talk about your vision and how we can bring it to life.

> Working with Javier has been an excellent experience across multiple projects. He’s extremely knowledgeable, detail oriented, and understands both the design and practical execution side of development. His plans are thoughtful, efficient, and always tailored to maximize the potential of the property while still keeping the project realistic from a construction and permitting standpoint.
> If you’re looking for an architect who understands modern design, development, timelines, and how to actually get projects moving efficiently, I highly recommend him.

- [Six-Bedroom Tropical Modern Home \| Upper East Side, Miami](https://www.houzz.com/hznb/projects/six-bedroom-tropical-modern-home-upper-east-side-miami-pj-vj~7890503)
 - Location: Miami, FL
 - Photos: 4
 - Description: Set on an interior lot in Miami's Upper East Side, this two-story, 4,300 sq ft residence accommodates six bedrooms and 5.5 bathrooms in a design that balances family living with openness and landscape connection. Clean plaster volumes, natural wood accents, and expansive glass openings define the exterior. Deep overhangs, operable glass walls, and layered terraces foster passive cooling and a seamless relationship between interior and the surrounding garden and pool.
- [Modern Corner Home Near the Design District \| Miami](https://www.houzz.com/hznb/projects/modern-corner-home-near-the-design-district-miami-pj-vj~7889612)
 - Location: Miami, FL
 - Photos: 6
 - Description: Adjacent to Miami's Design District, this two-story corner home of 3,500 sq ft brings together four bedrooms, five bathrooms, a double-height living space, and a seamless outdoor terrace with pool. Two distinct volumes, united by expansive glass and strong horizontal lines, organize public and private spaces. A grand pivot door opens to a soaring interior where natural light animates the space throughout the day, connecting daily life to the surrounding garden.
- [Covered Terrace Addition with Custom Outdoor Living Space \| Westchester, Miami](https://www.houzz.com/hznb/projects/covered-terrace-addition-with-custom-outdoor-living-space-westchester-miami-pj-vj~7885683)
 - Location: Miami, FL
 - Photos: 7
 - Description: A covered terrace addition for a private residence in Miami-Dade. An outdoor social space designed for a family that needed a place to gather without competing with what was already there. The brief was precise: the new structure had to read as a natural extension of the existing home, not an addition on top of it. CA+ responded with careful attention to proportion and scale, a restrained material palette of concrete and natural wood, and a soft tone of cream and gray accented with agua green de…
- [Twin Townhomes with Rooftop Terraces \| SW Miami](https://www.houzz.com/hznb/projects/twin-townhomes-with-rooftop-terraces-sw-miami-pj-vj~7883008)
 - Location: Miami, FL
 - Photos: 6
 - Description: Two independent townhomes on a 60-foot-wide lot, organized around a shared central axis. Each residence is fully self-contained: four bedrooms, open social areas, private garage, pool, rear terrace, and rooftop terrace. The design challenge was fitting two spacious, functional homes within a compact lot while meeting setback, height, coverage, and parking requirements without the building reading as dense or repetitive. The solution is a symmetric composition with white architectural frames, dar…
- [20-Unit Boutique Residential Building with Hanging Gardens \| West Miami](https://www.houzz.com/hznb/projects/20-unit-boutique-residential-building-with-hanging-gardens-west-miami-pj-vj~7881160)
 - Location: Miami, FL
 - Photos: 12
 - Description: A five-story, 20-unit boutique residential building in West Miami, designed in collaboration with Upstairs Studio Architecture. Located less than a mile from the Coconut Grove Metrorail station, the building is organized around a central courtyard where residents share a pool deck, rooftop terrace, and gym. Green balconies with hanging gardens create a layered landscape above the street; soft sun screens filter light across the facade throughout the day. The project explores how density and natu…
- [Historic District Renovation with Carport Addition \| Coral Gables](https://www.houzz.com/hznb/projects/historic-district-renovation-with-carport-addition-coral-gables-pj-vj~7878902)
 - Location: Coral Gables, FL
 - Photos: 3
 - Description: A residential renovation and carport addition in the Macfarlane Homestead Historic District of Coral Gables, one of Miami's most carefully preserved neighborhoods. Working within the District's historic preservation guidelines, CA+ studied the typology and character of the surrounding homes before proposing any intervention. The result reads as considered and contextual: decorative column and railing details drawn from the historic vernacular, a high-contrast blue and white palette that referenc…
- [Palm View Historic Home Restoration with Modern Guest House \| Miami Beach](https://www.houzz.com/hznb/projects/palm-view-historic-home-restoration-with-modern-guest-house-miami-beach-pj-vj~7738494)
 - Location: Not specified
 - Photos: 18
 - Description: In Miami Beach's Palm View Historic District, CA+ led the sensitive restoration and modernization of a 1930s contributing residence originally attributed to architect Victor H. Nellenbogen. Every addition was developed around what already existed, preserving the home's 1930s character where it matters most, while introducing the scale and program a contemporary family needs. The project adds three key elements, each considered on its own terms: a guest house, scaled and detailed to complement th…
- [Riverfront Residence with Louvered Screen Facade \| Miami](https://www.houzz.com/hznb/projects/riverfront-residence-with-louvered-screen-facade-miami-pj-vj~7876497)
 - Location: Miami, FL
 - Photos: 7
 - Description: A contemporary riverfront residence in Miami's Riverside neighborhood, designed to maximize the relationship with the water without sacrificing privacy. The site presented specific constraints: a 60-foot-wide lot, flood elevation requirements, and height limits. The response is a vertically organized composition where the ground level stays open for parking and recreation, while living areas rise above, oriented toward the river. Large glass surfaces capture the views; a horizontal louvered scre…
