She is very professional, personable and knowledgeable!! She came to stage my brothers home with just a days notice, as I live out of town and was only available for a few days! The house was gorgeous and her attention to detail regarding the type of home ( mid century) was spot on! > I highly recommend Lydia for any staging or design project you might have!!! **Comment from Lydia Sweetland ThinkSpace Design and Home Staging:** > Hi Sydney! > > Thank you so much for your kind words! It was a pleasure helping you with this project. I know it was a challenging time for you and am so pleased it all came together so quickly - and with such great results! **★★★★★ — Shawna Messick, Dec. 2022** > I can't say enough good things about Lydia. Not only is she incredibly talented in interior design and decoration, but she is also reliable, affordable, and responsive. The homes she stages sell faster than similar ones that are not staged or not staged by her. She can take a challenging layout and make it easy for a potential buyer to see how the rooms can function. She ties everything together with the right decor and color schemes. I have seen her home staging in various types of homes ranging from small condos, single-family track homes, and multimillion-dollar customs homes. She is a favorite among agents at Russ Lyon Sotheby's International Realty. **Comment from Lydia Sweetland ThinkSpace Design and Home Staging:** > Thank you Shawna! I'm so happy you found me, it's wonderful working with you too! I'm always happy to help with challenging floor plans - it helps Buyers visualize how they can live in an awkward space, and certainly helps the Sellers tell a realistic story about their property! I'm also so happy you enlisted me to help you with your personal home... looking forward to many future projects together! **★★★★★ — Nancy Sewell, Nov. 2022** > Lydia does a fabulous job staging homes. I needed to sell my parents house that they had lived in for 27 years. Lydia came highly recommended by my realtor. Lydia did a wonderful job staging the house. The color scheme was perfect. When I walked into the house my eye's were immediately drawn to the decorating and how fresh and updated the house looked. Lydia used just the right amount of furnishing to tasteful decorate the house. I am thoroughly impressed with Lydia's skills to walk into a room, take a few notes and pictures then return with the furnishing and stage a room or house to make it look beautiful. In my opinion, Lydia's skills far exceeds many of the designers on HGTV. Lydia is a class act and I highly recommend her! **Comment from Lydia Sweetland ThinkSpace Design and Home Staging:** > Thank you Nancy! I so appreciate your comments and am completely humbled - it's always easier to give compliments than take them, you're making me blush :) > It's hard for people to envision how a home can appeal to a Buyer after living in it so long. A little imagination goes a long way. Even though the home needs some updating my job is to show the potential of it. This was a fun one to do and I'm sure the future owners will love it as much as your parents did. **★★★★★ — efreshley, Oct. 2022** > Working with Lydia was the easiest part of selling the house. She came in, new exactly what she was doing and what was needed for the house/space and seemed to have great knowledge right away of what would look best and what was locally available. Everyone had rave reviews for her work and we are very pleased. **Comment from Lydia Sweetland ThinkSpace Design and Home Staging:** > Thanks E! It was such fun working with you on this project! You and your husband did a beautiful job restoring this wonderful home... I hope you do another! **★★★★★ — HU-681340180, Sept. 2022** > Awesome staging and great to work with! She is organized and hardworking. Highly recommend Lydia for any size home for staging. **Comment from Lydia Sweetland ThinkSpace Design and Home Staging:** > Thank you, Heidi! The key words being "any size home" - The Phoenix Metro market has been crazy the past few years, some people think only giant homes benefit from staging, but we know the smaller homes benefit just as much, if not more! I appreciate you letting me help you market this home for your client! **★★★★★ — vb, Sept. 2022** > Lydia definitely knows best! We were on the fence as to whether to stage our house for selling. Our realtor introduced us to Lydia and sang her praises as to her expertise in understanding how to bring out the best in our home. Lydia’s approach was not to replace our furniture with “better looking” furnishings, but rather to accent the best features our home. She brought in furniture that called attention to the architectural angles and windows in our house. Additionally, she surprised me by putting in larger beds than I had thought she would. She explained that this would overcome buyer objections wondering if their bed would fit. > > Lydia was a whirlwind of activity the day our rental items arrived. She made sure that everything was perfect for our photos. She obviously has a great deal of passion for what she does! Our house goes on the market tomorrow and I am confident that Lydia’s vision will help sell our home quicker. **Comment from Lydia Sweetland ThinkSpace Design and Home Staging:** > Thanks Vicki! Your house is amazing and was so fun to stage. It's so very important for me to sell the house... not the furnishings. Although I often arrange furnishings in ways the homeowner hasn't considered, it's to promote the personality of the property. This was such a fun project to work on and I'm confident the Buyers will love it as much as you have! **★★★★★ — HU-156726305, Sept. 2022** > Lydia is amazing! Being a single male who has no touch for interior design, she has stepped in and has worked wonders on my home. She is very professional and having “sweet” in her last name couldn’t be any more fitting. **Comment from Lydia Sweetland ThinkSpace Design and Home Staging:** > Thank you, Brian! You're so kind... I started my career as a designer by helping loads of single males - you're still my favorites ;). This is the second time I've staged this property, which doesn't happen often - I'm glad you responded so favorably to the first staging (which made you decide to purchase the home) and the second time (your comments on Instagram about coming home and thinking it was someone else's house when you saw the finished product were precious!). I'm looking forward to helping you set up your new home, wherever that may be! **★★★★★ — Aladin Abdin 602-448-3805, Sept. 2022** > Do not miss out on having Lydia on your team! I am a top producing Realtor® in Arizona that has been utilizing Lydia's Professional Staging Services for my luxury listings. She goes above and beyond for her clients! I love how she can "see" how a space needs to be designed in order to appeal to the most buyers...Both online and in person. My clients and I are always impressed with her finished staging. Sometimes I even want to buy my own listing... She is the best! **★★★★★ — Dell Nolen, July 2022** > Lydia called me after my Realtor found her. I was so impressed as I didnt know much about staging. She made me feel so comfortable and earned my trust that she caught the vibe of our house. Knowing that there are all kinds of styles for people, she used a mix of pieces that just popped in color and versatility. Each room she did came to life. Our showings went from 5 in 5 weeks (prior to her stylings) to 6 showings in 2 weeks. Dont wait or vascillate on using Lydia, she is worth it! **Comment from Lydia Sweetland ThinkSpace Design and Home Staging:** > Thanks Dell! Staging your home was such fun! I love the 1950's vibe you and your family adored, and preserved. I don't typically do what I called "theme" staging but this was the exception (first one in years!) and such a joy to work on. Your agent says interest has increased substantially since the staging... I have everything crossed for the perfect Buyer to come and fall in love! Best of luck in your new home - I look forward to helping you with it from afar (and hopefully in person at some point!). **★★★★★ — HU-115752624, July 2022** > Lydia was a miracle worker. I am a realtor. I found her on Houzz. My clients contracted her to stage their home, after it did not sell and sat on the market for about 45 days. > > Wow! What a difference it made. Lydia listened to us and did a great job of honoring my client's Mid-Century Modern style, but also made it appealing to buyers with different styles. It is gorgeous! She far exceeded our expectations. We have already increased our showings in just a few days time. I know the home will now sell quickly. > > Don't even hesitate to hire Lydia. She will give you a fair price and honor the contract. She is direct, kind, reliable, and trustworthy. Hire Lydia to make your staging dreams come true! She is a winner. **Comment from Lydia Sweetland ThinkSpace Design and Home Staging:** > Thank you Jan! It was such a great pleasure working with you and your clients on this project. After doing this for 26 years I do have a grasp on what works for staging, and since I also am an Interior Designer (and a historic home owner) I understand what your clients loved about, and and tried to maintain in, this property. I don't often get to let both the "stager" and the "designer" roles play together so this was a super fun project! I'm pleased you're all happy with the outcome and am confident the right Buyer will scoop this unique property up in no time! **★★★★★ — Anila, July 2022** > Lydia did a great job staging our house. I loved the whole layout and the color theme. Each decoration item, wall hanging, etc was very thoughtfully selected and placed. In fact one of the visitors commented that the staging was done beautifully. **Comment from Lydia Sweetland ThinkSpace Design and Home Staging:** > Thank you Anila and Aju! I'm so happy you let me help you sell your lovely home. It's always great to be able to show potential Buyers how the home can be set up to suit their needs. Wishing you all the best in your new home! ## Selected projects - [Luxury Staging, Jopeda](https://www.houzz.com/hznb/projects/luxury-staging-jopeda-pj-vj~7533413) - Location: Scottsdale, AZ - Photos: 21 - [Luxury Staging, Lincoln Drive Hilltop](https://www.houzz.com/hznb/projects/luxury-staging-lincoln-drive-hilltop-pj-vj~7286299) - Location: Phoenix, AZ - Photos: 13 - [Luxury Staging, 98th Way](https://www.houzz.com/hznb/projects/luxury-staging-98th-way-pj-vj~7533494) - Location: Scottsdale, AZ - Photos: 10 - [Single Family, 39th Place](https://www.houzz.com/hznb/projects/single-family-39th-place-pj-vj~7542156) - Location: Phoenix, AZ - Photos: 14 - [Single Family, Romain Court](https://www.houzz.com/hznb/projects/single-family-romain-court-pj-vj~7286321) - Location: Litchfield Park, AZ - Photos: 13 - [Before and After, Luxury Staging, Naumann](https://www.houzz.com/hznb/projects/before-and-after-luxury-staging-naumann-pj-vj~5507853) - Location: Paradise Valley, AZ - Photos: 21 - [Condo Staging, Thompson Peak 1090](https://www.houzz.com/hznb/projects/condo-staging-thompson-peak-1090-pj-vj~7533465) - Location: Scottsdale, AZ - Photos: 10 - [Before and After, Luxury Staging, Piestewa Peak, Vista Avenue](https://www.houzz.com/hznb/projects/before-and-after-luxury-staging-piestewa-peak-vista-avenue-pj-vj~4084588) - Location: Phoenix, AZ - Photos: 32 - [Before and After, Luxury Staging (One House, Two Stagings)](https://www.houzz.com/hznb/projects/before-and-after-luxury-staging-one-house-two-stagings-pj-vj~7533435) - Location: Scottsdale, AZ - Photos: 31 - [Before and After, Luxury Staging, Berneil](https://www.houzz.com/hznb/projects/before-and-after-luxury-staging-berneil-pj-vj~5347416) - Location: Paradise Valley, AZ - Photos: 27 - [Single Family, Wavelength](https://www.houzz.com/hznb/projects/single-family-wavelength-pj-vj~7533498) - Location: Mesa, AZ - Photos: 11 - [Before and After, Single Family, Cholla One](https://www.houzz.com/hznb/projects/before-and-after-single-family-cholla-one-pj-vj~6841033) - Location: Fountain Hills, AZ - Photos: 41 - [Before and After, Patio Home Remodel, Green Valley AZ](https://www.houzz.com/hznb/projects/before-and-after-patio-home-remodel-green-valley-az-pj-vj~7407244) - Location: Green Valley, AZ - Photos: 42 - [Single Family, Shea (Remodel Opportunity)](https://www.houzz.com/hznb/projects/single-family-shea-remodel-opportunity-pj-vj~7533474) - Location: Scottsdale, AZ - Photos: 11 - [Before and After, High Rise Condo, Optima 7167/3010](https://www.houzz.com/hznb/projects/before-and-after-high-rise-condo-optima-7167-3010-pj-vj~4119323) - Location: Scottsdale, AZ - Photos: 16 - [Before and After, Single Family, Rustling Pass](https://www.houzz.com/hznb/projects/before-and-after-single-family-rustling-pass-pj-vj~6751610) - Location: Scottsdale, AZ - Photos: 14 - [Before and After, Luxury Supplemental Staging, Optima 7141/7011](https://www.houzz.com/hznb/projects/before-and-after-luxury-supplemental-staging-optima-7141-7011-pj-vj~6925977) - Location: Scottsdale, AZ - Photos: 19 - [Before and After, Luxury ReDesign/Partial Staging, 105th Street](https://www.houzz.com/hznb/projects/before-and-after-luxury-redesign-partial-staging-105th-street-pj-vj~6620724) - Location: Scottsdale, AZ - Photos: 16 - [Before and After, Luxury Staging, Valle Vista](https://www.houzz.com/hznb/projects/before-and-after-luxury-staging-valle-vista-pj-vj~5507902) - Location: Phoenix, AZ - Photos: 30 - [Before and After, Kimsey Lane](https://www.houzz.com/hznb/projects/before-and-after-kimsey-lane-pj-vj~7003225) - Location: Scottsdale, AZ - Photos: 14 [See all 338 projects](https://www.houzz.com/professionals/interior-designers-and-decorators/lydia-sweetland-thinkspace-design-and-home-staging-pfvwus-pf~404573155) ## Community Q&A **Q: Amazing chandeliers!!! Would love to know the brand?** *(in Photo Questions)* Please send any details to ttaleen@aol.com. Thank you so much! A: Thanks, they are amazing aren't they! They're actually custom-built using old elements. They were done over 20 years ago so I'm sorry but don't have any better info for you. **Q: Sedona AZ staging** *(in Photo Questions)* hi there, do you service the Sedona AZ area? A: Hi there! (sorry for the delay, have been driving for the past few days - much needed road trip!) Yes, I work state-wide. Call if you'd like to chat 602.570.5323 ---Lydia **Q: is the floor concrete? beautiful!!** *(in Photo Questions)* is the floor concrete? A: Hi! It's an epoxy overlay - so concrete looking epoxy on brand new concrete floors. The Seller wasn't happy with the way the floors looked so we had them overlaid. **Q: Can this door be painted?** *(in Product Questions)* I'm wondering if the finish is one that allows it to be painted. Thank you! A: Hi, I'm not sure why you asked me as I have no knowledge of the product... looks like your question was answered tho. I would, however, check with a cabinet refinisher or a good paint company (I use ONLY Benjamin Moore Products) - someone may be able to help you **Q: Is it possible to trim these doors for openings \< 80" in height?** *(in Product Questions)* I have two openings that are 79.5" in height and one that is 76" in height. A: I would consult with a carpenter, it's too hard to tell from the information you've sent. Sorry! **Q: Love the kitchen!** *(in Photo Questions)* I love the color of these cabinets! What brand and color is it? A: Hi there! So sorry for the delay - I had to reach out to the homeowners as this was purely a home staging project for me. They used General Finishes Gel Stain in Gray (two coats) followed by General Finishes High Performance Top Coat in Satin (two coats). I hope this helps! --- *Source: Houzz professional profile.
