**Q: porch railing** *(in Photo Questions)*

Can you tell me if the porch railings are wood or composite?  What manufacturer.

A: Those were field fabricated out of cedar and painted to match the trim.

I Love the detail!!  My house, build in 1900, has the original dentil trim and..unfortunately I have to replace it due to rotting:( 
 I'm curious as to what I can use to replace it but still keep the charm. I DO NOT want to eliminate it. Do they make vinyl decorative pieces as an alternative? I was thinking of siding it all, but as I said, really need to keep the victorian beauty.

A: Those dentil brackets were cut from solid 6 x 6 cedar posts.  Cedar was used due to it's ability to withstand the weather.  All other trim on the house is cementitious.  If you are interested in researching other products try Fypon.  They have a good line that may provide what you are looking for.  Good luck.

**Q: Sq footage.** *(in Photo Questions)*

This is absolutely beautiful! What is the total sq footage (usable living space) how many bedrooms/bathrooms?

A: Conditioned area is approximately 3,400 SF.  3 bed/bath upstairs, space for an additional bed/bath in basement, and a private suite above the garage that's about 480 SF.

Can the porch be wrapped? and what is the square footage?

A: The porch could of course be wrapped, given enough building area on the site.  And the finished area is about 3,500 SF.  That doesn't include the garage and bonus room or the basement.  That also doesn't include the several hundred square feet of porches.

**Q: Glass chandelier please?** *(in Photo Questions)*

A: That is a hand blown glass chandelier from Murano, Italy.  It was purchased from a local source in Atlanta.  Not sure what company represented this.

**Q: R these concrete column?** *(in Photo Questions)*

A: Yes, they are composite concrete columns, 12" top diameter, cut to size. This type of column is load bearing so it is a great choice for this type of application.
