**Q: recommend cabinet height to deal with soffit** *(in Design Dilemma)*

In the process of replacing our original cabinets with a shaker white.  The refrigerator wall has a soffit that cannot be removed; the measurement is 104&quot; floor to ceiling under the soffit.  The plan is to move the fridge and the shorter cabinets to the right and put the long cabinets side by side. The rest of the kitchen has a 10' ceiling.  What would be the best cabinet height to use to make it look correct on the refrigerator wall?  Thank you.

A: No over fridge cabinets but a full height pantry cupboard on the left - fridges need air to breath so right side is good for the fridge.

**Q: Is the drainage easement a deal breaker?** *(in Building a Home)*

The local county told us that it can be rerouted if the HOA agrees. However, but husband does not believe that it’s that easy or this is going to be some very expensive project.

A: The lot is 120,000 SqFt roughly 3 acres. The drainage easement is a 20ft wide most likely a swale. Assuming shallow slope down to rear of lots from road on west side of map. Rear lot line looks to slope north on map as it becomes the start of rear yard collection of whatever water is going that direction. If you are not planning to build the next Trump Plaza is is not a big issue. If it is above ground and always has water in it make it a feature by building a nice controlled flow system that encourages wildlife like small birds and all. Keep it well groomed. If it is an underground pipe, when was the last time it was serviced, when installed, how big? Does it need moving, I highly doubt it.

**Q: Advice for a weird layout** *(in Furniture)*

Context: My new apartment (US) has big windows but I can’t seem to figure out how to place my living room (and my 65inch tv) - help! Any suggestions on where I could put the TV so that a couch would also fit in front? I haven’t bought a couch yet but ideally would want an L shaped couch if possible... or maybe call chairs?? the kitchen has a pass-thru window into the living area and the windows are floor to ceiling so I’d appreciate any suggestions on the best placement.

A: sure you can my 65 works fine with two rocking chairs from IKEA on a 12\*9 media room sitting on a bench as a TV stand works great used it for years like this in several locations now.

**Q: Tiny space behind sink** *(in Design Dilemma)*

Any idea what to do with the tiny wall space/counter space behind the sink?  Doing a remodel but the layout is the same.  Currently it’s a bit of a jumbled black hole mess and I would love to avoid that after the renovation

A: Was looking for Movable Buffet units best one I could find. I had seen in an open house I went to a few years back in a small home in Vancouver a buffet custom made for a tight kitchen that instead of an island they had built a buffet that included full set of drawers with a little rustic finish and a full 6 ft long cutting board top but on top of the unit they installed a raised coffee bar platform and added 4 tall coffee bar stools. The sales rep said it was great as the family was very social and liked parties they could roll into a corner of the kitchen and put all the food out for buffet dining or use it as a prep-counter and service area and/or have people sit and talk while prepping food. Had a small opening at one end for scraps to be scrapped into that fell to a slot mounted pot under the counter for easy disposal and cleaning too.

Also adjusting the sink squared out to the right instead of under the window in the existing counter shape would still work plumbing-wise as it only adjusts the drain a few inches to the right of present which would not affect vertical drop. If you added a raised counter and create a backsplash 6-8 inches high and new taller stools to fit would look nice on the existing layout.

**Q: Am I crazy for painting this desk?** *(in Design Dilemma)*

I am considering painting this desk unit white or cream.  The reason:  I'm tired of dusting it every 3 days and I want something that doesn't show dust.  The wall of library shelves don't show dust like the desk does, so I'm fine with leaving them as is or painting them white.  The woodwork in the rest of the house is white; this is the only room with stained wood.  The unit is about 10 years old and in perfect condition.  I realize it's beautiful, but white or cream would really freshen things up in this room, along with a new wall color.  I realize more than 50% of folks would say NO!!!!!  But I'm asking anyway.  Several years ago I had our almost-40 year old Drexel bedroom furniture painted cream, and I've never regretted it for a second.  I dust every few weeks in the bedroom because I do like a clean house, but the dust doesn't show when I do.  I also realize that white/cream furniture may someday be &quot;dated.&quot;  Thoughts?

**Q: Timing - plans for construction to permanent and purchase** *(in Building a Home)*

First time poster - I searched but haven’t found anything quite on point. Thanks in advance!
We are interested in buying a home that’s been gutted by the seller and left in a condition that is not habitable, aka we can’t get a traditional mortgage for the house.  The lot is amazing though and the shell of the old home has tons of potential. Our only option for what we’d like is to do a construction to permanent loan (jumbo, 20% down), but I know we need detailed plans/costs/signed contract to apply. My question is about timing — we haven’t made an offer yet on the property, but we’ve been interviewing architects and builders.  The timing feels like a chicken or the egg situation - we don’t want to spend the $$ to get detailed schematics if we don’t have an accepted offer on the property, but we can’t even apply for the loan (and thus know if we can even get this property) until we have detailed schematics.  It feels super tight to make an offer, draw up plans within like, 2-4 weeks, apply for the loan, and get everything appraised and approved within a standard 60 day closing.  Is our only option to ask for a long closing when we put in an offer? Has anyone ever done this? Was the timeline doable? Any suggestions or comments? Thanks!
