> My wife and I want to commend Dan DeVol Builders for the outstanding custom home they built for us in Bellbrook Ohio. Construction began in October 2013 and was completed, on time in June 2014. His skilled and dedicated subcontractors worked steadily through that very harsh winter to get it all done.
> The first step was getting a good plan together that incorporated the unusual lot size/shape, conformed to the local housing association covenants/codes and most importantly gave us what we wanted. We selected a Craftsman style, similar to others that Dan has done in the past.  He and his designer did a fine job with that, letting us make modifications and warning us against others.
> Once we agreed on the design, Dan provided a very accurate cost estimate. He also gave us a list of local mortgage brokers he has worked with over the years. We went with Kathy Shaw who was excellent. She got us a very fair building loan and a really good final mortgage.
> Construction started with the foundation. The foundation guys encountered a significant cavity under the site (an old debris dump). Dan took the time and expense to solve that problem. Our foundation is SOLID. The sump pump almost never goes off.
> Next up were the Amish framers who worked steadily (and safely) during a very cold winter. Dan was able to pretty closely supervise the construction since he normally has only two to four jobs going at a time. Thus he was able to catch and rectify small errors and deviations from the plan.
> As building continued we were called upon to make choices: shingle, brick, stone and grout color, tile or wood flooring, electrical and plumbing fixture types and much, much more. It was a lot of work. Be prepared to make lots of decisions if you want a custom home.
> Some sub-contractors of special note were: the German Baptist cabinet maker (wow); the wood floor guy (hard to get hold of but outstanding workmanship); and the finish carpenters who did exquisite detail work on the front of the house as well as interior work to include the stair case and coffered ceiling. Dan’s brother made our front door and casement.
> We were able to move in on time. The house has exceeded our expectations. Dan told us to expect/look for problems or discrepancies as we occupied the house. These have been taken care of in the year plus we have lived here.
> Bottom line: Building a custom home is not an easy process and it’s not for everyone. You get what you want but you have to put in lots of your own effort. But if you’re committed, Dan and his team are really good. They’re easy to work with, do high quality work and give you what you pay for; in other words, EXCELLENT VALUE.

> After an unsatisfactory search for a pre-owned house, we bought a lot in our favorite neighborhood and hired Daniel DeVol Custom Builder to build our house. The architecture diagrams were developed to our specifications and unique to our project. The house took about 10 months to build from clearing the property to finish and the entire project was immensely fun. Though it was a lot of work, as the house was custom (i.e., no pre-chosen packages), the process and finished project surpassed our expectations. Mr. DeVol (owner of the company) was great to work with; we had a great working relationship and he worked hard to gain our trust. Trust is such an enormous factor when building a house, particularly your first. His sub-contractor teams (e.g., finish carpenters, masons) were also great to work with. Dan does a great job vetting them and ensuring they working toward a common schedule with high standards. If we could afford to, we'd build a house every 5 years with Dan; it was that rewarding!

After a very successful renovation and very trustworthy subs doing high quality work we decided to take down a rarely used screened in porch (just too dirty from the woods) and put up a 2 story addition. We did a lot of custom woodwork that had not been done before by the subs and some custom stone work. The stone work framed a custom wood fireplace in the lower lever and extended on to a adjacent wall from the fireplace on the main floor.  From the inside and the outside you can not believe it is a addition. We have never loved our home more. Dan was here every day working or checking up and always available for questions.  He is very easy to work with and completely trustworthy.

## Community Q&A

**Q: what colour stain?** *(in Photo Questions)*

Hi there, are these oak stairs?  If so, what color stain did you use?  I am trying to match my cherry birch floors to my oak staircase and your picture is very close to the color of my cherry birch floors.  Thanks.

A: The color was a custom match, I am not sure what stains were used. Can you have the stain matched at a local paint store?

Is the wood stained?  Is it easy to take care of?

A: Allan - how does concrete counter-tops compare to granite in terms of price? The cabinetry is outstanding - custom made?

**Q: Great room cabinets** *(in Design Dilemma)*

We're building a new house and working on the cabinet plan. The kitchen and the great room are only about 25 ft. away from each other.  On the GR wall, there will be a bank of base cabinets (probably 4) and then some open shelving above.  Should the cabinets in the kitchen and the GR match?

A: I wouldn't see a need to have them match or even be from the same manufacturer. I am not a fan of using kitchen cabinets as built-ins in a Great Room - I would much rather see a custom built cabinet. I would say more often than not we use a different finish in a situation like this.

**Q: Yay or Nay  - Dark wooden kitchen floor** *(in Design Dilemma)*

I am considering using either a dark wood or wood style tile in my kitchen but have been told it is a nightmare living with dark floors in a kitchen. I'd like to see what other people's experiences and thoughts are.

A: Against the white cabinetry darker hardwood floors are stunning. Worried about dirt - keep a swiffer close by!
