> So glad that Lori and her team were recommended to stage our home. Not only was Lori a pleasure to work with, her creativity in staging yielded measurable results. The video of our staged home was well done and generated significant interest. Visitors were highly complementary of our home's appearance. Most importantly, many offers and a quick sale resulted. So yes, we highly and happily recommend Element One Home Staging, LLC.

> Very professional and easy to work with! It defintely contributed to the sale of our home. All rooms were staged including the lower level with furniture, artwork, and accessories. The overall presentation was excellent.

> I highly recommend these wonderful ladies for staging your home. They were very professional and easy to work with and helped us maximize the value of our house in a very short amount of time. The experience from beginning to end was amazing. I will definitely be using them again when we decide to sell.

> It was my first time staging to sell house. I am so thankful that I did, and used them. Lori was very friendly and efficient. Her staging was preciously define.

> I wasn't sure staging would really be necessary but I was wrong. This was best thing to do to sell your house. Each room was set up beautifully and the style the stager picked complimented the style of the house and flowed through each room. It brought the empty rooms to life and gave interested clients an idea what could be done with each room.

> Lori professionally staged our home and it sold in one day for over asking price. Enjoy the professional talents of Element One and cruise to an easy sale.

**★★★★★ — Susanne Novak, Nov. 2020**

> Lori has staged vacant houses for me that were my own rental properties, in addition to several of my listings where she worked directly with the sellers. In every instance, she created a full transformation of the interior, and all of these properties sold within days for over asking price. Lori is very communicative and schedules her move-in and move-out well in advance. The furniture and accessories are stylish and current. In addition, Lori also provides a professional photographer to showcase her work in the best light. Would highly recommend to anyone looking to sell a vacant home. Staging makes all the difference!

> Lori @ Element One Home Staging was great! Easy to work with & very accommodating during the Coronavirus Pandemic. The staged house looked great & sold on the first weekend with multiple offers!

> My house never looked better! It was so beautiful that I hardly recognized it. We sold in 12 days and after 2 previous attempts at selling with different realtors and lots of extra time felt that staging was truly what made the biggest difference!

> Lori Murphy was extremely professional, responsive and easy to work with to stage our condominium. She has excellent interior design skills and did a great job making our home look amazing. Staging rapidly increased the number of showings for the property and we quickly got a good offer. I would highly recommend that you have Laurie stage any property that you are selling. A staged home sells much more quickly than an empty one!

> After 6 months on the market and a declining asking price, we decided to try staging. The house was vacant except for a few select items we left behind to help clarify each room's purpose; we thought the beauty of our home alone would drive interest and didn't really take into consideration the mish-mosh of what we left behind. We found Lori online and loved the fact that included in her price was a set of professional photos to use for the listing. She was patient, answered all of our questions and flexible with our date requirements. Traffic immediately picked up - we were getting three times the private showings and landed an offer the first week back on the market.

> I was referred to Lori by my realtor. After one phone conversation, I knew Lori would be great! My home was vacant and yes receiving a lot of showings....but no offers! She did such a fantastic job staging my home! It was beautiful and within a week I was in contract! Lori you are awesome and so talented!!! Thank you!

## Community Q&A

**Q: Help me avoid a $3,000 mistake!** *(in Design Dilemma)*

Choosing paint color for a Very open Arizona floor plan. From the entry, you can see the sitting room, kitchen, dining, and the family room!
I'm going from builders basic Swiss coffee so this is a big change for me. I really want a warm neutral color. Looking at DE Floating Feather. Ordered a new sofa which started the snowball of events.
(You know what I mean, right?)
New sofa is off white neutral, high leg recliners teal blue, with peacock novelty print accent chair.

A: Two of my favorite neutrals: Behr paint - creamy mushroom (pictured) and ashen tan. Although Ashen Tan can't be found on color palettes any longer (last years color) the number is N220-2 (they can still mix it). It's the perfect warm, taupe/gray blend.

**Q: Staging for house sale** *(in Design Dilemma)*

We are getting ready to put our house up for sale. Since I am a teacher, I have this summer to due clutter. I can't believe how much "Stuff" we have gathered & not use. We live in the South and need suggestions about family pics to take down...all or only some?

A: hire a stager - the cost of a stager would have been dramatically less than your reduction (s) and mortgage payments, it would help it sell much faster. You know the saying if you keep doing things the same you'll keep getting the same results? Make your results different =\]

**Q: Need direction in gray bedroom** *(in Design Dilemma)*

Hi! I have started decorating our master and have hit a design rut. I wanted a calm, cozy grey room but can't seem to figure out where to go now with headboard, pops of color, to make it light, airy and romantic. Suggestions??

A: I agree with the previous comments. Here's a little photo shop with art =\] and some pillow ideas to add some soft color

**Q: Babs** *(in Design Dilemma)*

Recently painted master bedroom in Benjamin Moore Subway Tile, a grey blue. Have dark Mahogany bedroom furniture. Add brown? Have 2 upholstered swivel rockers with ottoman. Need direction.

A: I agree, the style of the chairs and ottoman don't mix well with the rest of the room. Except for that, the room and colors look great. You originally asked about adding brown . . . I think adding some taupe, (same tonal level as the gray) and a dark steel blue as suggested by ASVInteriors with pillows and/or a throw. West Elm and Williams Sonoma is always a "go-to" place for me. I also like the white throughout . . . the flowers, the vase. Recovering or replacing the chairs and ottoman in white would add a nice bright "pop". The side lights are a nice touch too.
