Throughout the project, they misrepresented their costs and inflated their bills to me. Every time I confronted them, they outwardly lied to me. They repeatedly confirmed that they paid subs with the money that I paid them. I repeatedly found out later that they also lied to those same subs, who Plum did not pay. Plum made lots of my money disappear. When confronted, they doubled-down and lied to me more. They repeatedly blamed plans for being "more complicated than expected", even though I paid these "custom builders" up front to analyze detailed plans. Nonetheless, they kept increasing their demands for money for same and often reduced scope very late in the project, and without credible explanation. Repeatedly Plum missed timelines, and further inflated costs in a threatening manner. Looking through their bills, I found multiple double-charges, which they similarly refused to remedy with ridiculous excuses like "we used that money for something else". The whole thing felt like a carefully executed swindle of me and of subs. Overall, a horrible and horribly costly experience with Plum. It will take years for me and my house to recover. **Comment from Plum Projects LLC:** > The short version; this review is ridiculous. Plum does not lie or steal from their clients. > If you care to read on you are welcome to a different narrative than the one above. > > Plum was engaged early in the design process for this project over 4 years ago and completed it in early 2023. The original scope was simple and project concerns were addressed immediately - the architect explained that the client had developed a home previously that was beyond their budget and wanted to begin the process again with the clear understanding that cost was central to the design process. > > Working with the Lead Architect on the project, bi-weekly calls were scheduled to discuss progress and assess cost implications of decisions made during the design development process. This went on for approximately a year prior to the plans being submitted for permit. Unfortunately the original Lead Architect on the project left the firm immediately after submitting the plans with the city for permit review, and with him went much of the project knowledge that had been developed to keep the project financially on track. This person was an advocate for the project and the client in a way that could not be transferred and was lost in his transition. > > While giving lip service to budgetary concerns, the scale of the project shifted adding roughly 30% to the project, along with many new details. Pricing was higher than originally hoped and a series of meetings to compress costs, or value engineer, occurred to balance the scope and selections. This process was fully transparent as to what compromises were being proposed and accepted between the architect team, client, and Plum. The extent of these cuts were significant. Plum repeatedly discussed the need for collective accountability and that cost control would be informed by decisions that had yet to be finalized. > > Unfortunately a disciplined follow through immediately was forgotten. Plum had no way to anticipate costs with incomplete information, and a series of very significant costs were added. Every time a decision was presented, the client chose the more costly option. Strategies to reduce cost were abandoned and added back to the project. Plum does not have the authority to force clients to stick to original plans and budgets. > > When reviewing a list of additional scope and associated costs it is clear where the ‘mysterious’ cause of budget overage was. > > All of this is not to say that the project was entirely smooth and that Plum did not make mistakes - we did. We own our mistakes, and there were several on this project that were significant and entirely ours. Plum absorbed the associated costs entirely. This did not affect the timeline as a whole: the European windows were behind schedule due to final detailing and signoff by the owner and architect. The critical path timeline remained intact. > > The issues with accounting reporting were real, but never falsified. Part of the complexity of this was Plum’s internal struggle with the transition from owner payments of invoices to bank financing. The bank required that we submit billings in an entirely different method and transfer allocated funds between line items. Plum was directly advised by the bank on how they wanted this to be completed and we complied. Transferring from one accounting system to another in the middle of a project and expecting a seamless transition was challenging. Thankfully this experience changed how our project accounting is being managed and in the end was a positive growth opportunity. > > In closing, it is critical to state 2 specific financial related issues that the review forgot to mention: > Plum applied many credits to offset costs > Plum worked for 4 months without a single invoice being paid with the understanding that the final payment would be issued upon completion. This did not happen. Between credits to the project and the final payment not being issued, Plum was not compensated over 10% of the project total, which did leave us unable to close some vendor and subcontractor billings upon completion. > > Plum’s goal is “Project success” - this is achieved by managing every project with a collaborative team of project partners, all of whom are aligned in the strategies of approaching problem issues, making informed decisions as a team, and maintaining open and continuous communication between all parties. These are the guiding principles of a successful project. **★★★★★ — HU-605200114, March 2024** > We engaged with Plum in 2020 to remodel our 80s-modern house near the Arboretum. I highly recommend them for design, build, and fabrication. > > Our remodel was extensive -- converting a 2-car garage to living space, turning a concrete backyard into an oasis, relocating and building a new kitchen, electrical upgrades, gas installation, newer bigger windows, office and foyer built-ins, etc. > > From the get-go, we were pleased with the professionalism of Plum's owners, their openness to discuss ideas, and their guidance through the remodel process (our first). We ended up engaging with an outside architecture firm and hiring Plum for the build. > > Plum did a thorough job of finding any problematic existing conditions, bringing them to our attention, and walking us through the options. Most unexpected work was covered in the initial budget. The change orders were clearly stated up-front and documented (COs are a reality of remodels, as there as so many "unknown-unknowns" relating to general wear and shortcuts in previous remodels -- always budget an extra 10%). > > Build quality is stellar. Their network of subs made for a smooth construction schedule. Plum's cabinetry shop did beautiful fab and install work. > > Three years later we haven't had any problems. Plum was awesome to work with from the very beginning. They met with me several times to understand what my needs were, what my budget was, and to establish a project timeline. I was hampered by a small budget and Tyler and Drew worked with me to design and build within my budget. I met with Plum regularly throughout the project to check in on progress, review the budget and where we might need to cut costs or think about cutting parts of the design down to stay within my budget. It was a collaborative effort from all sides and Plum helped me stay on track, on budget and within the timeline that they set. Our house’s unique structure has made for many unexpected complexities and they have managed to find ways through these where other contractors may not have been able to. Everyone I have worked with on the construction site has been very friendly and clearly does their best to move the project forward. > 3\) Custom Work: The fabrication studio has been a pleasure to work with: quickly understands requests and provides useful design suggestions. > 4\) Ownership: In response to earlier project management issues and ongoing budget and timeline issues, the Plum owners have become much more involved in the project, which appears to have helped move the project along more effectively in the last few weeks. > > Cons: > 1\) Budgeting and Timeline: The contract we signed put the construction budget at $524K and time to complete at 4-5 months from start. It has now been ~8 months since project start and we have paid $626K to Plum towards construction so far, paid $35K for fixtures that were originally part of the Plum project scope, and have been told that we will need to pay at least $75K more to complete the project, which is currently forecasted to take another 3 weeks. All in all the cost to us for this project is currently estimated to be $213K over the signed budget. This is despite my removal of 4 skylights from the scope, removal of planned work from the harder to access vaulted side of the ceiling, and taking on most of the fixture ordering management myself, which I have calculated to be valued at \>$60K. > 2\) Communication: We now understand that this project has been more complicated than expected because of how our house is structured. There also appears to have been some key miscommunications between our architect and Plum and ourselves regarding discrepancies between what was covered in the signed budget in late August and the final designs shared in early September. That being said, our key concern is that these issues didn’t begin to surface until over 4 months into the project and overall forecasted costs for the same scope have increased multiple times and been hard to follow since January. > > Final note: given a number of miscommunications and misalignments between the contractor and architect, it seems possible that communication around the budget and timeline may have been smoother if we had used Plum’s end-to-end services instead of a separate architect. **★★★★★ — David Edwards, Sept. 2018** > Great personable team who was in regular contact through out the build. Our project had a few unforeseen challenges, and Plum was able to handle the adversity without missing a beat. When it was time to remodel our home, we knew Plum would do a great job. We asked the Plum design team led by Corey Kingston to completely remodel a large, complicated 3-story house to better fit our growing family. From Concept to Design, we felt we were in good hands. The entire process was well organized with a clear timeline and deliverables. Most importantly, Corey and her team listened to us and worked to meet our expectations even when we didn't have a clear vision of what we ultimately sought. The resulting design is thoughtful and incorporates a deep appreciation of what we want our family home to embody.
