> Lisa Schmitz has been my designer along with her incredible team for over a year during the building of our home. Could not have done it without them. Lisa’s attention to detail has made my house a real home and I could be happier.
> Love her!!!!!

**★★★★★ — Laurie Bomba, Nov. 2019**

> We chose our new home for its location and size, not for its weighty traditional aesthetic. I sought help from Lisa Schmitz in imagining a renovation. She and her team were able to conceptualize and actualize an utterly transformed space that reflected our casual and playful lifestyle. Appreciating that I love to cook and to entertain our extended family and community of friends, Lisa attended to both the practical and the beautiful with her Kitchen design. The functionality is irresistible: I feel compelled and delighted to cook. We are thrilled with the entire space. What previously felt formal and fancy is now peaceful, grounded, light-filled and welcoming. We couldn't possibly be happier with the outcome. Working with Lisa and her team was a sincere joy.

> We bought our new home purely for its location and size, not for its weighty traditional style. Lisa Schmitz and her team listened closely to how we wanted to live in our new home, and they were able to conceptualize and actualize an utterly transformed space that reflected our casual and playful lifestyle. I love to cook and to entertain our large extended family and community of friends. Lisa attended to both the practical and the beautiful with her design of the kitchen and entertaining spaces. Every time I walk into the kitchen, I appreciate Lisa's gifts for balancing color, texture, materials and space. What was previously formal and fancy is now peaceful, natural and welcoming. We couldn't possibly be happier with the outcome. She and her team were a sincere joy to work with.

**★★★★★ — Kings Remodel, Inc., Aug. 2016**

> Our company, in working with a local custom cabinet builder, had the opportunity to work with Lisa in two whole home remodels. Lisa's eye for modern design is exemplary from concept to final product outcome. The spaces that she designs are clean, timeless, very functional and permeated with colors and textures that are pleasing to the senses. As a remodeler, one of the things that stood out most with Lisa, was her eye to detail with every single aspect of installation--if it's off just a little, she will take notice--something that we appreciate highly in our profession. We look forward to working with her in future projects.

> We had the privilege of partnering up with Lisa Schmitz on a Design For A Difference project in Spokane, WA. With a unique, yet solid point of view, Lisa excels in delivering impeccable results that are both engaging and spot on in terms of client needs. We would highly recommend her as a thoughtful, collaborative designer who always brings great style to a project. We look forward to working with her again.

> LSID is a gem in Kansas City. While my home is traditional and her expertise and first love is in contemporary design, I used her to choose every single color in my home. Because of that, my home has a more modern feel to it. She is a perfectionist who is spot on in her decisions. I questioned a couple her selections but was warned by her husband (our remodel contractor) that "Lisa is always right." She really was. I love seeing the designs she works on and plan to use her for a dream remodel project that will be in her contemporary style which I always say is my alter ego. Can't recommend highly enough.

**★★★★★ — Erika Sweeney, Sept. 2015**

> Lisa took our smaller Brookside home and came up with five different, creative and amazing plans for us across a variety of pricing levels so we could see what our house could be and at the same time stay within a budget right for us. Lisa has a beautiful and clever eye for design and helped us incorporate old and new to really make it blend correctly and make it our home. We would never have had this vision on our own. The custom cabinets are perfect and definitely something we are glad we did, maximizing our space 100%, making the space look clean and finished. I enjoyed working with Lisa, her assistants and contractors and look forward to working with her again in the future. Why I had not worked with a designer in the past I will never understand, of course, not all designers are Lisa and she was perfect for us.

**★★★★★ — pbl1977pbl, Sept. 2015**

> Lisa Schmitz was brought in to oversee the entire renovation of an existing building that had been used as a photography studio. She assisted with all aspects of the reconfiguration of the space into a fabulous office, event space and living quarters for the owners. Detailed shop drawings were provided by Lisa that included all kitchen and bathroom cabinets, all window treatments, and she sourced all furniture, carpeting, lighting elements.
> She provided all of her services in a timely and organized manner and was very easy to work with.

**★★★★★ — Laura Tappan, Sept. 2014**

> Lisa helped us with a complete house remodel including the kitchen and 3 bathrooms. She has exquisite taste and plenty of knowledge about old houses (our house is 80+ years old). She leans toward modern minimalist style but had fun with my more transitional taste. I trust her style and taste (and loved hanging out with her too!).

**★★★★★ — Mary Schrock, Aug. 2014**

> My husband is an architect and designed our house in Kansas City. Lisa was a HUGE help in helping us select the interior finishes - tile for all the bathrooms, kitchen and bathroom counters, paint & carpet. She believed in using a simple color palette throughout the house. She helped coordinate our home being published in Spaces magazine last fall. We would use Lisa again and I have recommended her to several friends who have used her as well.

**★★★★★ — Christin Kauten, Dec. 2013**

> Lisa did a wonderful job with our near whole house renovation. The space is beautiful and functional. She is very detail-oriented and was a master at using the limited space in our house efficiently. We now have a home that has more space for entertaining and storage than we ever thought possible. Our family is ready to enjoy our "new" old home for years to come. I highly recommend Lisa.

**★★★★★ — Jean Anderson, Dec. 2013**

> Lisa helped us create a space that is both modern and very comfortable. She helped us narrow down the thousands of choices presented when building a custom home. Lisa is organized and professional. She is a talented sketch artist which enabled us to quickly see her ideas in perspective. I enjoyed working with Lisa and our family couldn't be happier with the results of our collaboration.

  - Description: A good space needs room to breathe. Our clients purchased this home for its prime location close to shopping and entertainment, but its traditional aesthetic interior weighed down the couples' casual and playful lifestyle. Heavy red drapery, out of proportion fake beams, overly ornate cabinetry, and awkward angles all felt overwhelming. The clients wanted their new home to reflect their love for entertaining family and friends. At the direction of the Lisa Schmitz team, the beams were removed an…

  - Photos: 17
  - Description: A client’s vision came to life as we transformed a former commercial photography studio into an intimate home with flexibility for large-scale entertaining. The photography studio did not allow for natural light, so a huge window was opened through the west wall. This major feature allows natural light to flow in, and provides an amazing view over the historic West Bottoms at the intersection of the Kansas and Missouri Rivers. Natural materials and handcrafted finishes warm the large, open space…

  - Description: From elegant dinner parties, to themed family parties on the sports court to hosting the family during the holidays, the Hostess House is often bustling with life. To create these party headquarters, our design initiative was to give this home the most open floor plan possible and to make a better connection to the backyard. The home was built in the 80’s and was ready for big change, which involved a three-phase renovation. We started with an expansion of the master suite, then blew out the ent…
- [Tailored Home](https://www.houzz.com/hznb/projects/tailored-home-pj-vj~2801696)
  - Location: Kansas City, MO

  - Description: Formerly dark, heavy, and constricted, this Prairie Village home now has open views from the entry clear through to the patio and the pool. Every element was meticulously designed for proportion, color, detail and texture. A monochromatic palette fits perfectly with the tonal textures. Sleek storage doors, fireplace, and a hidden TV cabinet unifies a long, thin space, designed with the cleanest of forms, combining oak cabinetry, linear stone, and a fireplace. This flawless scene is topped with i…
- [Artist's Residence](https://www.houzz.com/hznb/projects/artist-s-residence-pj-vj~2769284)
  - Location: Kansas City, MO
  - Photos: 13
  - Description: The home of artist Tom Corbin and his wife, Susie, is a wonderful mix of traditional and creative. Its arched entries, carved plaster, and grand staircase are complemented by modern art and furniture. The existing claustrophobic kitchen with a low, stair-stepped ceiling and overwhelmingly dark cabinets needed a complete demolition to determine the full extents for remodeling. Once the high ceiling and width of the room were unearthed, designing an open and inviting kitchen began. The north windo…
- [Brookside Modern](https://www.houzz.com/hznb/projects/brookside-modern-pj-vj~2801544)
  - Location: Kansas City, MO
  - Photos: 13
  - Description: LSID Principal Lisa and her husband Chuck, a developer and contractor, were finally able to create the home they envisioned eleven years after purchasing it. Help was enlisted from Dan Maginn of DRAW Architects to plan the exterior and conceptualize the kitchen expansion. Extensive work was done inside and out, and the 22-month project included a complete renovation of the back corner of the house, allowing for a kitchen island and a large eat-in banquette area with a custom-designed, reclaimed…
- [Dutch House](https://www.houzz.com/hznb/projects/dutch-house-pj-vj~384559)
  - Location: kansas city, MO
  - Photos: 8
  - Description: This Brookside Dutch Colonial was torn down to the studs for a complete modern renovation. The dining room originally had doors to a closet and the kitchen, and a large opening that led awkwardly to another room and the laundry area. To maximize this inefficient space, we removed the wall between the kitchen and dining room, opening up space and creating a larger kitchen with windows that allowed the light to pour in. Clean, crisp lines blend together with original trim, transitional rift sawn o…
- [The Grotto](https://www.houzz.com/hznb/projects/the-grotto-pj-vj~384588)
  - Location: kansas city, MO
  - Photos: 7
  - Description: This client already lived in the building, but desired an additional getaway within the same building; a space to entertain larger crowds, host board meetings, and allow for a guest suite. Warm colors and textures were the answer. An enormous custom-designed dining table of wood timbers reclaimed from a Missouri barn added a homey touch. The entertainment cabinet clad in reclaimed barn wood hides the TV and a murphy bed. An awkward zone under the stairs became a daybed, perfect for reading, naps…

  - Location: Not specified
  - Photos: 7
  - Description: This post and beam house is home to creative, long-time clients. Often mistaken for a renovated loft, this newly constructed home contains a mix of walnut, oak, cherry, and Baltic Birch wood to compliment the modern concrete counters and stone features. The natural finishes are highlighted with accents of red and teal, bringing the perfect balance for the homeowners’ artwork and travel souvenirs.
- [Plaza View](https://www.houzz.com/hznb/projects/plaza-view-pj-vj~372439)
  - Location: kansas city, MO
  - Photos: 5
  - Description: Sitting above the Country Club Plaza, this new building, constructed of concrete and glass, is all about the view. The new kitchen, living room, fireplace, and TV wall were designed with entertaining in mind. New furnishings were laid out to maximize views while also allowing for intimate gatherings. The custom-designed dining table and coffee table make for a great gathering place. What a perfect vantage point for taking in the Plaza lights!
- [Parkway Kitchen](https://www.houzz.com/hznb/projects/parkway-kitchen-pj-vj~379165)
  - Location: Not specified
  - Photos: 4
  - Description: This project called for some creative simplification. Within this space, there were originally three rooms, five different ceiling heights, and a marbled fiberglass Jacuzzi. Through reconfiguration, opening up space, and inventive HVAC updates, we were able to create a unified ceiling plane. While keeping the back stairwell and encompassing a former closet, the full-height cabinet wall maximizes storage behind flush doors. The laundry room utilizes the former tiny breakfast nook, and a powder ro…

  - Description: Roaster’s Block apartments, in the heart of the Garment District, formerly housed the Folgers roasting plant. The two buildings (The Swofford Brothers Manufacturing built in 1899 of heavy timber construction and the concrete and brick Boss building built in 1914) are now home to spacious lofts that contain modern amenities, but, through thoughtful design, maintain the classic features that celebrate their history. - Description: The Pershing Lofts sit in one of the most beautiful spots in the city: near the bottom of Liberty Memorial and across from Union Station. The views are fantastic in all directions. Built in 1917, the site originally housed the Sweeney School; a mecca of engineering where students learned to service everything from tractors to airplanes. The LSID team designed the lobby, common spaces, corridors, fitness room, and furnished several model units. The former industrial work space was transformed int…

The quarter-sawn oak cabinetry with stainless steel accents blends well with the surrounding areas of the home, creating several places to gather close by. This kitchen was designed by Kansas City designer, Randall Sisk of Kitchens by Kleweno, with collaboration with Bill Poole and Lisa Schmitz.

  - Description: In the heart of downtown KC, a century-old building is brought back to life. Our team was thrilled to work on designing The Mark, one of the city’s biggest historical renovation projects. The 23-story building is now home to retail space and over 200 luxury apartments. We were tasked with designing the entry lobby, residential lobby, and social lounge. Our goal was to celebrate the historic elements that infuse the building with character while making sure it feels livable for modern residents.…

  - Description: The owners of this Prairie Village home came to us with a desire to restore their mid-century Drummond to its original appeal. Drummond’s vision was at the forefront of the new design as material selections reflect timeless and true mid-century style. In the main living area, gorgeous architectural elements shine again. We restored the signature vaulted ceiling. A new, continuous hearth honors the mid-century aesthetic and connects the living area to the dining space, anchoring the room and addi…

## Community Q&A

**Q: was the nook bench seating custom made?** *(in Photo Questions)*

was the nook bench seating custom made?

A: Yes, made in Kansas City by our craftsmen and shipped to the site.

**Q: What is the pretty blue flooring?** *(in Photo Questions)*

I noticed the pretty blue flooring in the kitchen. What is the material?

A: Hi Holly. It may have a blue tint in the image, but it’s color is closer to a charcoal. There was an existing concrete floor which was very irregular, so they added an epoxy coating.

**Q: How far from the banquette wall to the countertop please?** *(in Photo Questions)*

A: Could you please confirm that it is this dimension that you need? If so, I can find out for you.

**Q: where did you get the duvet covers?** *(in Photo Questions)*

I am looking for these duvet covers for a kid bedroom. Thanks

A: It has been a few years, but we found the duvets at DENY on line

**Q: love the perimeter cabinets. what is the brand and stain color?** *(in Photo Questions)*

A: Thank you! All cabinets are custom, built in a rift sawn oak with a slight stain.

**Q: Can I purchase the rug in this photo?** *(in Photo Questions)*

A: This rug was from Garnet Hill, purchased probably 14 years ago, so I am not sure it is still available.
