The project involved almost a complete rebuild of the pool (plaster, tile, coping, and most equipment), a new concrete patio and wooden back deck, and taking the balcony back to it’s original open design (the previous home owners had extended the roof line and enclosed it). > > We were impressed with Steve’s initial design for the wooden deck, and we liked the fact that each component of the renovation was split out and itemized. So we decided to go with them for construction too to make sure the finished product looked as good as the design. > > It’s now done, and the finished product is very good. The pool looks beautiful (Steve was helpful in guiding our design choices) and the work is of a high standard. > > That said, the renovation process was not as smooth as we had hoped and we ended up spending about 10-15% more than the initial budget. It also took about 6 months instead of the forecast 3-4 months. > > Specifically there were extra unexpected costs on demo (extra unseen deck layers to get rid of, a waterfall that required a Bobcat to demo etc) and we added to the project cost with some changes to the design. Some of these were our choice, but some were probably things we could have foreseen if we had spent more time reviewing the original quotes at the house, and some were probably things we should not have had to pay for (for example, pool control panel upgrades due to an incompatible new pump). Prior to hiring them, we were given a guesstimate of around 75K... Mr. Nedds quote ... > > \[" Okay. So, we are roughly looking at 65-75K on the back yard and side yard hard surface items (concrete, structures, kitchen etc…). With the prep and landscaping on the vacant lot would be looking at 30-35K (sprinklers, grading, sod, live oaks, etc… I wish I could be more specific but with all of the different options out there it is hard to say without proper planning and selections. I just wanted to provide you with enough info to see if moving forward with the design fee makes sense." 1/26/18\] --- Steve Nedd > > Fast forward 6 months...it's now August and we still do not have a finished set of plans. During our first review in MAY, it was almost nothing like we discussed ( but what Mr. Nedd liked ) and we were given a rough estimate then of over 200K with add on's that were not included. Oddly, Mr. Nedd hardly acknowledged my husband and only directed his attention and questions towards me which was unusually awkward. The sideyard portion consisted of mostly grass, sprinklers, and bullrock which was quoted at over 75K. After this first meeting, we then decided to hire another vendor to install this without any plans for around 18K. SAVING us over 50K based on his unusually high pricing. > > We then went in for the 2nd meeting on July 3rd after jockeying for any time that was available. We actually took our GC to this meeting for support and understanding as the steep fee was only for 2D design images, not 3D --- it was VERY difficult to visualize! It was a good deal better from what all of us could tell, but we are STILL waiting for just FINISHED PLANS. We were then told at the end of July that they would not even finish the plans but we could access what they had done so far online! It was only then that I decided to warn others about this unethical firm. What use is an incomplete set of plans and 6 months of time that we can never get back? I truly can't image dealing with this company for any installation. If I can save one other family from a horrible experience with this company, then I've added value here. > > I'll end with what I communicated to them in an effort to get our plans wrapped up almost 6 months after paying for them. We thought it was in everyone’s best interest to part ways, give you access to the work we had completed along with a refund if there was one to be given. This way you could find someone that is a better fit for you and they could pick up where we left off. We also do not understand why pricing is an issue. Any plan or design can be customized to fit your budget and I ur customers are never under any obligation to accept our price. Had we completed the plans you would have been free to get other bids from other contractors. I personally spoke to Mr. longnecker after all of the reviews we left to see what else we could do. He told me he would need to call me back but I have not heard from him. I would like to find a solution to this problem but am not sure what else we can do for you. We knew this was going to be a large project as we had several trees and beds that were going to be removed, stairs were going to be constructed down to our boat dock, and we also wanted to expand the deck area and remodel our in-ground pool. New landscaping (front and back yards) and upgrades to our sprinkler system were also included. One of the primary reasons we chose this firm (which was not the low bid) was the fact that Steve created a design which mirrored the existing exterior architecture of our house so closely that it appeared to be an extension of the house although it was a stand-alone structure. Steve prepared and submitted all the necessary paperwork for approval by the Architectural Control Committee of our Property Owner's Association. All small issues and other items we wanted addressed during the build were addressed professionally, and generally in a prompt manner. I was impressed by the friendliness of all Steve's subs, and even more so about how diligently they cleaned up the area each day. I had anticipated having to take down a long section of wrought-iron fence to gain access to the back yard area; however, they navigated all equipment and materials through the existing 4' wide gate and a narrow pathway past our pool pumps, meaning our neighbors were not inconvenienced at all. Although the project took much longer than we anticipated (April-October, with many delays and stops/starts due to weather and sub-contractor scheduling conflicts), the final product reflected a very high level of craftsmanship and attention to detail. We've had neighbors who live across the cove comment on how beautiful it looks from the other side or from the water.
