The owners of Williamson Development, Ryan, are devoted to building dream homes and creative commercial spaces throughout Arizona. Recognizing a lack of quality construction at a reasonable price, they decided to combine their talents to form Williamson Development in 2012. Knowing their cost to build was already one of the most competitive in the industry, Ryan decided that they would strive to set themselves apart with their superior client experience.

> Bought a house built by Williamson Development. Very disappointed with the subs used. 1) Plumber or company that did septic tank did a awful job. Didn't install covers correctly no cover on filter side. Broken pipe inside tank. This was first time had tank pumped so no one had been in tank 2) Roof leaks since when installed air conditioners on roof the foam was done poorly. Had to have repaired around air conditioning units 3) Cracks all over drywall ceiling and walls.

> I have worked with Williamson Development on a number of remodels as a subcontractor; all of their jobs are well-run, on time, and their overall quality is excellent. On top of that, Ryan and Chad are easy to work with and their subs go above and beyond for them! Highly recommend this contractor

> I hired Williamson Development to rebuild a historic garage that was destroyed by arson and could not be happier with the process and final result. Chad and Ryan were extremely helpful as we navigated the logistics of working with the insurance company and coordinated approvals through the Historic Preservation Office. Their architect was able to design a building that replaced the original 80+ year old garage, bringing everything up to code while respecting the historic nature of the property. The construction was completed on time and within the budget we had agreed upon prior to starting, which can be a rarity when working with contractors. The final garage was built with great attention to detail, looks beautiful and should last another 80+ years. I highly recommend and trust both Chad and Ryan at Williamson development and will use them for any future construction projects.

> The project was a bedroom, bathroom, walk-in closet and laundry room addition at our home and reconstruction of a separate exterior wall incorporating a window removal and relocatinging the exit door. The task required joining the addition with three roof aspects of the house and porch. Due to local restrictions, extensive coordination with the city and our HOA was required which Chad handled with numerous pre-construction trips to visit both.
>
> We were fortunate to met Chad when they were completing a beautiful freestanding casita in our area. We worked extensively with Chad and Ryan over the course of the project and found them professional, thoughtfully creative and totally determined to complete excellent work. When "hiccups" arose they were resolved in a professional, direct and prompt way. Our many, many phone calls were always answered or returned quickly and they did a superb job of addressing our concerns throughout the project. Their steady consistent attention was wonderful. The subcontractor teams they employed were reliable, communicative and professional.
>
> When we made adjustments to the project as it proceeded they were always accommodating and gracious. The completed addition is totally integrated with the home inside and out and is a great job incorporating custom windows that had to be individually placed as the framing took place.
>
> During the course of their work we were also remodeling our kitchen with a separate contractor due to our cabinet choices. Chad maintained consistent coordination with that company as the tasks did overlap. Throughout the project we felt that Chad and Ryan went way above and beyond with effort to make it all seamless. All was completed on time and on budget. We are highly pleased with the final outcome and wholeheartedly recommend Williamson Development for your project. We would happily hire them again.

> We worked with the Williamson Development team to remodel our 1940s home in Phoenix. We did new flooring throughout the house, new paint, updated bathrooms and new kitchen. The house turned out great - our friends and family all love it when they come to visit. Throughout the process we were in constant communication with their team and our point person. They put in all of our custom finishes as requested and worked with us to get the most out of our budget. The folks they hired were all mostly very good. As with any project, there were some bumps along the way but they always helped to take care of any issues immediately. We even recently discovered an issue that was created during the renovation and they sent someone over the next day to take care of it. Thanks guys! Would recommend for your next project.

## Community Q&A

**Q: Bathroom remodel - Williamson development** *(in Photo Questions)*

Hello - I was hoping you could tell me which floor tiles were used in the bathroom renovation by this contractor in the photo with what appear to be ceramic or porcelain faux wood tile installed in the herringbone pattern. Thanks!

A: we purchased them from floor and decor in Glendale, AZ. I'm not sure they carry them anymore or what the name are. Sorry I couldn't be more help

**Q: Beautiful bathroom! Can you please share the make/model for the tub?** *(in Photo Questions)*

A: The tub is original to the home built in 1947. In the Historic Coronado District of downtown Phoenix. we resurfaced the tub and remodeled the rest of the bathroom.
