> Nestled under 150 year old pecan and oak trees, my husband and I carefully and thoughtfully preserved and restored this rare 1928 Federal Style Craftsman near downtown Atlanta, while adding a new 2 story, 1,000 sf addition in the back. The addition, like the house boasts, 10 foot ceilings, yet it is sited in a way to seamlessly blend with the original house, without dominating the unique original structure. As architects, we understand that construction is also part of the design process, and we happily hired First Street Builders for this project. We made sure to engage them in a pre-construction service, when we were around 85% complete with construction documents. This valuable service allowed all involved to sit and talk about not only what we were going to build, restore, construction costs, and anticipated surprises that do occur with renovation, but also how we were going to build very specific things. Together we came up with some cost saving items, as well as some changes that improved the design and simplified construction. Construction lasted about 8 months, as renovations often do. The house is elegant, with old and new blending perfectly. First Street Builders provided excellent quality construction services throughout. FSB are quick to respond to client needs during the process. This project includes a complete exterior restoration, interior restoration of 5 original rooms including a bathroom, plus 1000 sf of new living space. The new addition includes a new master suite with master bath, new kitchen, pantry, family room, painting area, hallways, pantry, laundry area, new HVAC, insulation, floor insulation, and new floor structure where needed do to age. We also redesigned the back yard. This restoration and renovation is perfect for a family of four, and the ample amounts of natural light and living space makes it a special place for friends and family.

**Q: What is paint color of white brick exterior - thanks :)** *(in Photo Questions)*

looking for color of paint for white brick exterior.

**Q: Are the corbels/supports the same color as the gutters?** *(in Photo Questions)*

We have a home with a green metal roof, and like the taupe color of this house. We are adding an eyebrow over the garage and are trying to decide if we use a cedar stain, or another color. In this picture, it looks like the corbels might be a different color than the gutters? Any help is appreciated.

A: The corbels are stained cedar, and are not the same color as the gutters which are a factory &quot;dark bronze&quot; (although in the photo they look more gray).  We weren't trying to match the colors, but wanted them in the same family.  Thanks for asking, and good luck with your project.

**Q: could you tell me the color on the wall for the loft ?** *(in Photo Questions)*

I love the grey with the white ceiling. Makes the ceiling higher?

A: The wall color is Sherman Williams Repose Gray SW 7015.   I'm glad you like it but the credit is all due our interior designer, Cari Dick, who's choices I never question, especially for color.  This space is actually the master bedroom.  We used this color throughout the suite and nowhere else in the house.  See photos of another part of the MBR and the bath.

**Q: floors!** *(in Photo Questions)*

Can you tell me what stain you used on these floors?

A: Liz, thanks for your question.  I wish I could answer it, but at the moment am unable.  I've looked for the answer but not finding it, and our interior decorator is on an extended Christmas vacation. 

What we used probably doesn't matter much anyway.  The way we handle choice of floor stain is to get some idea as to where we want to wind up (dark brown, light brown, clear coat, black, etc) and then have the flooring sub do a number of samples on the floor in the house to pick from.  Then you get to see them in the space with the paint you picked and with the lighting you have so that it's right.

**Q: What is this backsplash? It's beautiful!** *(in Photo Questions)*

A: All I can tell you about it is we sourced it at Porclelanosa in Atlanta.  It is actually large format tile that looks like a small mosaic.  Each of the small &quot;tiles&quot; is in a little different plane than those adjacent and it's very high gloss, giving it a sparkly appearance.  We'd love to find a place to do it again.  Thanks for asking, and I wish I could have been more help.

**Q: countertop product?** *(in Photo Questions)*

Can you please share the counter top material?

A: It's leathered absolute back granite.  As good as it looks, it feels even better.
