> We have used David Benners on two home remodeling projects and will use him for the 3rd phase of the remodel as well. David's attention to detail in the design process carries through to implementation and project management. Having David do the design and remain involved through construction has been invaluable. He helps us keep the contractors on task, troubleshoots issues that have come up after demo, and has an eagle eye for things that need to be fixed or finished as we enter the punch list phase. We can't imagine navigating a home renovation during Covid and a supply chain and labor crisis without someone as committed as we are to a fantastic end product while staying on budget. David also works well with interior designers to compliment the structural beauty and functionality of the work. We see him as a partner in the work not just an architect hired to create a plan. He has our highest recommendation.

> BLOWN AWAY: David Benners is an amazing architect to work with. Our home was devistated by a tornado in Dallas TX, 2019. We loved our home but could not invision how to recover from the wreckage. David crafted a plan from the spirit of our 1949 ranch that transformed the project into our dream home. David thought of additions that we love and exceed our expectations. From our thoughtfully designed modern kitchen and master suite to our dog station and powder room, David added striking details to every space. While the tornado was tragic, David's ideas and designs turned our home into more than we could have ever imagined. We highly recommend David Benners Architecture!

> If you are looking for an architect, look no further than David Benners. He is the consummate architect. I have done 3 projects with him. The first 2 were bathrooms, the second of which he did an amazing transformation by tucking the toilet around a corner so that it became invisible instead of staring you in the face and creating a large shower out of one what had been the size of a phone booth. The third project was removing the wall between the den and kitchen and creating a large kitchen with an enormous 9 foot island with an overhang for bar seating and an overhead skylight, built in gas cooktop, downdraft venting, and a microwave drawer. The kitchen has double ovens, including a steam oven and a convection oven. There is a large pantry and a laundry room, which replaced the washer/dryer that was behind bi-fold doors. His ideas are creative, practical when need be. He is responsive and listens to you. All around he is a pleasure to work with and his fees are very reasonable.

> I recently hired David Benners to design and create what i had considered to be the difficult task of creating a large master bedroom closet and bath in my mid century modern house as well as the redesign of a secondary bathroom. The challenge was that I had no additional square footage to capture and limited space to work with. Not only did he brilliantly design both but he made suggestions that I would never have thought of which made the spaces more elegant and functional. He was most helpful on all aspects of the job. From drawings as well as choice of materials and surfaces to you. He is incredible with small details that make such a visual difference.
> Additionally his input was critical in the choice and design of the new standing seam metal roof that I added, the design and choice of materials to use on the remodel of the second story of my home including window choices and placement and the design of a rear terrace and choice of stone plus overall design. . What started as a simple bathroom remodel ended up being almost a total house remodel with interior and exterior work,
> David was a dream to work with. He was available and accessible when i needed him, he worked well with may contractor and had excellent suggestions. He is the ultimate professional as well as a good friend.. I would highly recommend him to anyone.

> We hired David to update an existing 1950's ranch and he did an amazing job. We were first time home owners taking on a huge project with little knowledge and he helped every step of the way. His attention to detail and professionalism are beyond compare. He was very organized and on time which kept the project moving. I was very happy with the finished product and I would highly recommend him.

> David designed the addition to our mid-century home in Oakland. We get so many compliments on it! It is beautiful and really looks like it was always part of the house. I am (annoyingly) detail-obsessed and David was patient and thoughtful throughout the process. Even though he is based in Dallas, he visited the site several times and was in regular contact with our contractor. It always felt like a collaboration. David listened carefully to our needs, presented multiple options and provided smart yet aesthetically pleasing solutions to all of our critical issues. He is an excellent collaborator who took input from our contractor when limitations came up. We now have a proper master bedroom with a lovely walk-in closet and master bath, as well as a laundry room right off the kitchen. The layout is logical and the spaces flow nicely. David was a pleasure to work with and we are grateful for his talents.

> David Benners did a fabulous job on my house. Originally slated to be torn down by a previous owner, he saw the potential! He worked well with a notoriously difficult building office and also with the local contractor in Aspen with a few trips from Dallas. He has wonderful taste and lots of creativity. And he doesn’t charge an arm or a leg...and as a one person firm you work directly with him, not an assistant.

> I hired David Benners for complete renovation and addition of a drab 1950's rancher. The house is now very open, modern and bright. David was very attentive to detail and caught things that I would have never noticed. He is innovative and artistic and was able to work well with the existing structure. He worked well with the contractor and took care of any issues when they came up. He helped me with everything from choosing out the appliances to the paint color. He went shopping with me for materials and brought samples to my house. He was patient with me when I changed my mind. Most of all, David is very accessible and available via email, phone and text. I highly recommend David and have already recommended him to friends. I would definitely use him again.

> David Benners Architecture is creative and classy. He transformed a space at Turtle Creek Condos into a spacious contemporary home. As a Realtor who focuses on High rises, I'm looking forward to seeing more of his work.

> David has a fresh, modern look. His designs are thoughtful to the last detail. The kicker is David is wonderful guy with loads of integrity.

**★★★★★ — bgou, July 2012**

> I recently completely remodeled my high-rise condominium and David managed the entire project for me, from drawing up the plans to supervising all the work that went on. He was wonderful! He listened very well, and really captured the concepts that I wanted to incorporate into the project (despite my being about as inarticulate about this sort of thing as one can be), he brought forward some creative ideas I wouldn't even have thought off, and he was extremely attentive to detail, both in developing the plans and in supervising the execution. I trusted him to be sure things were getting done properly and to play the "heavy" in the few instances when it was necessary. I was thoroughly pleased with the result, thanks in large part to David's efforts. If I were going to do it all over again, it would definitely be with David!

**★★★★★ — harpstitcher, July 2012**

> We hired David Benners to help us with a remodel of our old kitchen based on a recommendation of a friend in another city.
>
> His attention to details like the upper and lower 'reveal', the unusual shape of the peninsula, including a well designed hidden pantry, giving the cook a zone without interfering with other kitchen activity, emphasizing height that flows out of the living room space, etc. made a huge difference in the result. He also worked well with our contractor. He really listened to my concerns about functionality and turned them into art.
>
> He also accepted the constraints like finite amount of money and didn't complain (too much...:-) as well as didn't lose interest because of my 'eclectic' taste in furniture.
> In the end starting with an architect to give this project initial shape and direction pretty much cured my aversion to remodeling. It wasn't cheap, but the final value was much more than simply $$ spent.
>
> We are grateful for his artistic and professional contributions to this job.

## Community Q&A

**Q: Where did the range hood come from? Thanks so much1** *(in Photo Questions)*

Interested in sourcing of the range hood

A: That is the ‘Cristal’ from Faber. Great when you want hood more out of the way and you use range a moderate amount. If you’re a big time cook, please review the coverage and CFM of this unit. Good luck!

**Q: Quartzite counter edge help! Pretty please!** *(in Design Dilemma)*

We are getting 3cm Taj Mahal quartzite countertops. I've included our plans below. What would you all recommend for the edges? We have dove white cabinets, and a dark walnut Island. I tend to favor decorative edges (have a cove duPont in one recently redone bathroom), but I don't want to over do it. The fabricator has suggested an eased edge on the counter with the stove top and a decorative edge on the island. What do you think we should do on the peninsula, and what are your personal favorite decorative edges?

A: Eased Edge

**Q: Would this back splash be good for a very tiny kitchen?** *(in Photo Questions)*

I have a white brick wall on the opposite side and the walls are a light gray with white base boards and crown molding.the counter top is quarts - Black with a small amount of white and brown. The cabinets are oak.

A: Suggest installing a subway inspired tile from DalTile called "Modern Dimensions" set in a running bond pattern. Are you painting/refinishing your cabinets?

**Q: What is the brand of this vanity?** *(in Photo Questions)*

A: This console is from Stone Forest. I think they offer beautiful fixtures. Thanks for asking.

**Q: What color and brand are the beautiful kitchen counters, please?** *(in Photo Questions)*

A: The laminate is/was \#485 by Abet Laminati. Don't remember what they called that color but we like it a lot. Thanks for asking.

**Q: Can someone tell me where to get those L shaped corner shelves?** *(in Photo Questions)*

A: Thanks for asking. The floating kitchen shelves were designed and custom built for the space (but not hard to do with a good contractor). Hope that helps.
