I am Luis Boza, and I am the only architect you will work with. The person who sits with you
and asks what is actually wrong with the house is the same person who draws it, files it,
answers the plan reviewer, and shows up when the contractor hits something nobody expected. Nothing gets translated twice.

Most of my clients arrive with the same question, phrased differently. We have outgrown this house but not this neighborhood. Can the basement or the attic earn its keep? There is a board and a lot of rules. The bones are good and the plan is wrong. We are looking at a house and cannot tell whether it will work. One thing needs solving and we are not ready for a renovation.

Sometimes the answer is that the constraint you are worried about is not the real one. A client who thought connecting two floors meant losing living space got one sculptural element instead of a renovation. A family who assumed an addition had to match the house got a modern one that fits how they actually live. Finding that out early is worth more than any drawing.

The work runs from one stubborn detail to a whole-house reworking to a house built from the ground up, in DC, Maryland, and Virginia. I know the code in all three, and I know how to get through co-op boards, condo boards, and design review, because that is usually the part homeowners are most afraid of.

He reimagined what our home could be for us - but within the existing footprint given it’s a townhouse - which was challenging. And it’s beautiful!

After my daughter was born, it became clear that we needed more functional space in our 1940’s cape cod, particularly in our kitchen, as our old kitchen afforded nearly zero counter space and storage.    We met with several architects before settling on Lou, and right from the beginning what sold us was Lou’s responsiveness and professionalism during the early proposal phase.   Our project involved redesigning and expanding the kitchen using the square footage from our enclosed back porch, gaining roughly 120 square feet; and, building a new covered front porch, improving the usability of the front yard and vastly improving the curb appeal.  The new porch required a considerable amount of hardscaping, as the increased load from the porch on the hillside dictated that a new retaining wall be built.  Lou was instrumental in helping us obtain county approval for the new porch and upgraded kitchen; effectively communicating information between us, the county, the inspectors, and the builder.

Our esthetic skews slightly modern; however, our cape cod is very traditional; Lou was able to seamlessly marry the two esthetics together, such that the addition when completed looked like it had always been a part of the original design.  Lou guided us through the entire process, helping us choose design features, as well as materials that would complement the new design and would mesh well with the existing infrastructure.   I would highly recommend Lou as an architect to anyone looking to update and expand their existing house or seeking to create a new home from scratch.  As an added bonus, he is very familiar with Arlington, VA county requirements, and is adept at submitting plans that get APPROVED.   Lou also served as our project manager--effectively advocating on our behalf to the builder to ensure the final project met the design specifications-- effectively handling any issues that arose during the build.   Again, I can’t recommend Lou Boza enough for your next project.
