We came to Ryan with the Herculean task of helping us renovate our new home in Cincinnati while we were overseas in Australia for a work assignment.  We had to communicate remotely the entire project and were only able to meet in person one time during the course of the remodel.  He as able to take our 1979 contemporary home and update it in a way that stayed true to the house's style while providing us with a modern and beautiful update.  Ryan's plans and organization made it easy to get thorough and accurate bids.  He also was helpful in providing a list of contractors.  He listened to what we wanted but also presented new ideas that really made the remodel special.  I highly recommend RDA and would work with him again in the future without hesitation.

The final product looks like everything could have been part of the original house and not something added on as an afterthought. This included a completely re-envisioned master bedroom and bathroom as well as turning an unusable space on the third floor into a guest suite and guest bathroom. One special touch we truly love are the His and Hers walk-in closets he designed for us. Ryan’s design acumen is exceptional. Being a University of Cincinnati, DAAP graduate myself, I appreciated that he is also an alumnus. His attention to detail and ability to make creative use of every inch of space wowed us. Not only that, Ryan works with the finest craftsmen in Cincinnati ensuring a beautiful finished product. We appreciated that he maintained the traditional character of the rest of the home while also infusing a modern sensibility. > This was our second project with Ryan.  We were so pleased with the outcome of our first remodeling project with RDA that we decided to seek out Ryan again for an even larger project this time around.  We remodeled most of our first floor living space to include the kitchen, laundry room, family room, dining area and office.  We have a contemporary taste and sometimes it can be challenging to find someone who sees the vision we have for our space exactly as we do, but Ryan always seems to know what we want. Two months into our remodel, the world shut down with the pandemic but Ryan and the contractor did not falter and the project was still able to be completed in a timely manner.  There were very few surprises if at all and we could not be happier with the final outcome.  Ryan always took the time to make sure we were getting exactly what we envisioned and there was great attention to detail and quality.  We would definitely look to Ryan again if we had any more projects left to do.  We would highly recommend him and his firm to anyone seeking a remodel.

**Q: Size and spacing of horizontal boards on panels** *(in Photo Questions)*

Good morning, could. You share the size of the horizontal boards? They look to be 1” x 1” or 2”?  How far apart are each spaced? Thank you.

A: Hi. The horizontals are 1-1/2&quot;x1-1/2&quot; western red cedar members placed 1-1/2&quot; apart.

Curious about the sq footage, \# of bedrooms, general layout

A: Hi. Here are some stats on the home... 4/5 bedrooms and 5 full + 1 half baths (4105 SF plus basement)
I. Finished first floor area  = 2634 SF  (master suite, kitchen, living, dining, laundry/ mudroom, guest full bath adjacent to sitting room/ bedroom room, powder, covered rear porch, and garage)
II. Finished Second floor area = 1471 SF ( 2 bedrooms with Jack and Jill bath, playroom and guest suite / craft room above garage)
III. Finished basement  below left wing (includes a wet bar, TV area, game area, fitness full bathroom and storage)
IV.. Detached 2 car garage with an office above

A: They are rift sawn white oak with a custom stain.

**Q: Ceiling of steam shower** *(in Photo Questions)*

Is there a slope to the ceiling of the steam shower to allow for condensation runoff? Thanks in advance

A: Yes. It is discreet and slopes towards the entry door. The tile council of American has pretty extreme suggested slope. Their suggestion applies more to a commercial installation where the steam shower is always on. It will drip eventually and those drops can be cooler than the air.

A: I am sorry I don't really understand your question. The foundations for the covered porch, stone walls and patio are concrete. The stair and porch structure(above grade) is all wood framed.

**Q: glass shower doors** *(in Photo Questions)*

how do you construct the glass shower door, is there a product you need to support the glass

A: In this application the glass installer used a horizontal support bar to brace the glass adjacent to the door opening. The door is hinged off the rear wall.
