> Phil was great! We had a small, 1000sqft 2/1 house just south of Curtis Park that was built in 1927. Our kids were growing fast so we decided to add on a master bedroom and bath so our kids could each have their own room and we could have our own bathroom for once (haha)! We added 420sqft. There were no closets before the remodel. Now the master has a walk-in and each of the boys rooms have  substantial closets. Phil was always very responsive to our questions and completed the project in a very reasonable time frame considering all the supply chain shortages going on. Phil always had the next portion of the project lined up in advance so there was hardly any downtime between phases of the project. His subs were very professional and great at their craft. Framers, plumbers, tile, electricians, and hardwood floor guys were all awesome. Hardwood floors were blended seamlessly with the existing floors. The whole thing was completed from start to finish in about 3 1/2 months. At this point it is hard to remember how the house looked before because the old space transitions perfectly with the new addition. We really couldn't be happier. Now we have a little oasis away from the boys!

> We looked for a contractor to take out to help out with remodel of our downstairs. The job consisted of taking 5 Windows out and installing a Anderson A Series 15 foot slider. We also wanted to take out two other walls one between our kitchen / living room ( Which was non-weight bearing). There other wall we took out was a major weight bearing wall between our dining /  living room. They installed a 18 foot header as well reinforced the foundation due to the extra weight in the corners since it was in the middle of the house.  I highly recommend Phil from Hiline Builders he has been great to work with and has done a excellent job at our house and reasonably priced. They finished on time and were extremely flexible and able to work on weekends since we needed the job finished quickly. Phil was able to sub contract small things like electrical and sheet rock and everything went extremely well.

**Q: Need window size, number and placement help** *(in Design Dilemma)*

Hi everyone:  We are hoping for some ideas on how many windows, what size windows and where to place the windows in our new  home.  As you will see in the attached file, There  is a window at the top of the house.  That window is in a great room.  We were thinking of putting 2-double hung windows together (similar to the window at the top of the house), and leave it at that.  Those windows would each be 36 inches wide so the 2 of them together would be 6 feet wide.  The house is 26 feet wide with a 6 foot wide front porch.  So I guess we would be working with about a 20 foot wide wall area between the front door and the left side of the house.  We are also thinking about the possibility of installing shutters.  Any suggestions would be greatly appreciated!  P.S.  We are trying to keep the costs down by avoiding the use of bay  or bow windows.

**Q: Stained Siding Dilemma** *(in Design Dilemma)*

Does anyone have any advice about what options we have to refresh our dark stained cedar siding?  It came to us this color, and it needs repairs and TLC.  It's not been well maintained since it was bank owned for a chunk of time.  The south side is needing a lot of patch work.  Can we only stain darker color?  Will painting it be a nightmare?

A: Painting it would be your easiest alternative. Trying to salvage the stain will require a lot of time consuming work. But if it's in too much disrepair I wouldn't invest a whole lot of $$ into it. But replacement might not be a feasible alternative budget wise I'm sure.

**Q: Modern addition on not-modern house** *(in Design Dilemma)*

I'm looking for examples of modern additions attached to more traditional looking houses.

In our case, we have a 80s 'generic fake Victorian' in that it has a two story octagonal bump out and steep gable roofs.

I'd like to add a front deck with a modern screen porch with a low pith shed rood. Looking for examples of how people have meshed a modern style with something else in their additions.

A: This looks very nice but I'd sure like to see some pictures that better illustrate the old blending in with the new. Sounds like you had the right ideas. Great job!
