**★★★★★ — beaderbrownie, Sept. 2013**

> Bert Construction was the contractor on a renovation of a 30-year old building. He was very helpful to both me, and the prospective tenants, with making decisions about necessary repairs and build-outs. He was prompt and courteous. He is a true professional and a step-above other contractors I have used before. I plan to hire Bert Construction for future jobs.

> We hired BERT Construction to perform an internal build-out due to expansion. Adam took the lead and ensured that the whole project was seamless and hassle free. From the drawing board through HVAC, Mechanical, Electrical, Paint, to the installation of door hardware - BERT Construction performed. I would highly recommend BERT Construction.

## Community Q&A

**Q: small bathroom lighting and mirror dilemma** *(in Home Decorating)*

Having a hard time trying to figure out a mirror and light combination for this small bathroom that I am doing for my two daughters… I wanted to do two mirrors so that they had some sort of individuality when looking into the mirror but I’m not sure that’s possible. We are only working with 60 inches of wall space with a 60” vanity. I would prefer to do sconces on the sides of the mirrors because the lighting is usually better on the face, but I may have to just do overhead or a vanity bar light?
The mirrors I found that I really liked are 20“ x 44“. The ceiling height is 8 feet. We are also talking about moving the light switches to other side of wall so i have more space to play with the mirror spacing.
Any thoughts/suggestions are greatly appreciated :)

A: One large lit mirror with a 2” pin spot over each sink

**Q: POLL: Home Value vs. Mortgage Amount** *(in Polls)*

Do you have a mortgage or other financing for your home? If so, does your financing total more than half the value of the home?
Vote and tell us below!

A: Worth mentioning is the current tax code for those who don’t know it. You can sell your home after having lived there for a minimum two years and pay no tax on the gain of up to $500k if you file your taxes jointly. After twenty years of marriage and five houses later we’ve been very fortunate with our timing of buying and selling and have been able to accumulate a good chunk of equity.

**Q: Help with dishwasher location?** *(in Design Dilemma)*

So, this is my new house. I'm not moved in yet, but I am going to NEED a dishwasher.
The location of the stove is moving, which will leave some space on the right of these metal cabinets. I also have an extra upper that looks like the one on the left, in the basement.
Would a dishwasher where the stove is work? I'm going to be replacing the countertops anyhow. Would an additional upper above the dishwasher work even though they're metal?

A: You need 24" wide for a dishwasher. The dishwasher should also be adjacent to the sink as the drain and water lines will need to come from and go to your sink. You can do that with the base cabinet where it is but will probably make a drawer useless because the hoses will be in the way and will interfere.

**Q: Help working within an ugly kitchen and limited options** *(in Design Dilemma)*

Hi all! I'm new to Houzz! My name is Jen and I'd love your help!
I need to update this kitchen a little bit. I cannot change the floors and the only counters I can install is an in-stock laminate carried at either Home Depot or Lowes. Those choices in my area are Wilsonart Milano Amber, Formica Ouro Romano, Wilsonart Ink Vesta, or Wilsonart Tumbled Roca. I did order a new single bowl stainless steel sink and chrome pull down faucet. I ordered stainless appliances and will hang an OTR stainless microwave. I also took down the ugly light fixture and ordered a nice chrome chandelier and chrome door pulls. I intend to paint the cabinets and the walls. I'd appreciate any advice on what to do with my constraints!
I'm leaning toward Ouro Romano, but then what do I do with paint? Or would you make a different suggestion?

The first photo is the kitchen obviously. We have since rehung the cabinet doors. I included a different photo but I don't have another of clear counters (the house is long distance from me).

Existing tile. Not changeable :(

Thank you so much for any input you can provide me!

A: A tiled backsplash would help also but just be sure to get rid of the existing 4" one that's there.

**Q: siding** *(in Photo Questions)*

How did you bring together the tops and bottoms of the siding panels... Z flashing? Caulk? Other?

A: Check out xtremetrim.com by Tamlyn. They make a 5/16" z flashing (XZS5168) that's great for joining Hardi panels with minimal reveal.

**Q: love the board and batten** *(in Photo Questions)*

how do you deal with the horizontal butt joints at the hardie panels? Thanks!

A: Check out xtremetrim.com by Tamlyn for the 5/16" z flashing (xzs5168) to joint panels together with minimal reveal.
