> I started my working life as a mechanical engineer working for two different architecture/engineering firms in the Toronto area. In my time there, I was either the main or one of the main mechanical designers for approximately 40 projects in the Toronto area designing heating and cooling systems, plumbing, and fire protection systems. I also inspected the construction progress of almost all of these projects. Most of these projects were light commercial (office or retail) or restaurant renovation projects. For home (condo) renovations, this was my third project.
>
> Overall, I recommend considering Square Footage for your next renovation project. They are the first company I have been recommending to friends since we finished.
>
>         1\) My wife and I enjoyed the design process. Good options were presented to us for layout and materials and our concerns were listened to. Most important: we were told if our decisions were not the best, and what a better decision would be.
> 2\) The work was done to a very high standard by the Square Footage construction team and all of their sub-trades. The materials used were high quality and the installation methods were chosen with durability and longevity in mind. Both Square Footage and the sub-trades told us if there was a better solution than what we were proposing, e.g., light switch locations, fixture types.
> 3\) Finished on-time for our project. No mess was left and there were only a couple closet pulls to be install after they handed the condo back to us, which was because we selected them too late.
> 4\) Budget and timelines were transparent and the construction schedule was detailed down to the week. This was the most transparent breakdown of construction cost I have seen. Weekly progress reports were issued to keep us up-to-date.
> 5\) Having the design and construction from the same firm was a benefit throughout the project. Problems were solved expediently and there were no major communication errors between the design phase and construction phase of the project. This renovation, a complete gut of a condo, was one of the smoothest construction projects I have been involved with.

> We have been living in our condo unit for 6 months now and have no material (real) complaints on either the design or build quality.

> Our experience with this company has not been consistent with most of the other reviews posted here. They finished our project much later than the agreed-upon target completion date, nickel-and-dimed us every step of the way, double-billed us three times, and have become unresponsive now that they have cashed their last cheque. They left many defects in our home and have refused to fix them. They do not take ownership of their mistakes and look to extract a great deal more value from you than they deliver.
> In our first meeting, Frankie told us they are a full-service firm that employ their own staff, communicate early and often, maintain a tidy worksite, and finish on time. However, this could not be further from the truth. There is actually very little service provided after you sign a contract with them. We have had to follow-up with them every step of the way and remind them of our project requirements over and over again. It was exhausting!
> They say they will maintain a clean work site but we cleaned up after the one Square Footage employee who was on site for our project EVERY. SINGLE. DAY. See pics of the sawdust the left all over our personal belongings.
> They broke the oven cabinet during installation and delayed completion by a month. We asked them to hook up our stovetop while we waited. By that time, we had been living in the basement for over three months. Only one electrician visit left in our contract they said. So much for full-service! At the finishing stage of the project it took the electrician FOUR extra days to complete all the electrical hook-ups we had paid for! They were either unable or unwilling to plan to ahead and foresee the time required and schedule accordingly.
> The designers failed to account for a structural support that was in the engineers drawing. At the end of the project they had to add a bulkhead to cover it up. This is now an unsightly bulge in our entryway that just screams "DESIGN FAIL"!
> At this moment we are waiting for delivery on a kitchen cabinet door panel that was reordered three times, with no explanation provided.
> They installed a pocket door in our powder room that doesn't open once it is closed, so you literally get stuck in the bathroom and need someone from outside to open the door for you.
> I sourced a beautiful fireplace myself and had them install it, which was a mistake. It is either not level or the wall is not straight. The top of the fireplace sticks out from the wall, and the bottom is recessed inside it.
> The kitchen cabinet toekicks pop out and the manufacturer agrees they weren't installed correctly, but Square Footage refuses to fix them, along with all other defects.
> We provided Frankie with some constructive feedback halfway through the project. Instead of addressing our concerns, she repeatedly asked us not to post a negative review. She seemed very concerned about maintaining appearances. Now they are Long story short, I would not recommend this company to anyone!!!

We actually had the same difficulty so we used regular tiles that were cut in order to create the herringbone pattern. Good luck with your project!
