> Zero stars if that were an option.
>
> I was you. I saw Bella Vista’s signs all over our neighborhood, the billboard by the lake, the polished office, and the big promises — “We can build anything you dream.” I believed it, and that was my mistake.
>
> About four months into our project, ownership transitioned to what was presented as the “new Bella Vista.” From that point forward, our experience did not improve. We encountered continued delays, missed details, inconsistent communication, and a general lack of follow-through. Many of the same staff members remained on the project, and despite repeated assurances, communication issues persisted and accountability remained unclear.
>
> Over the course of the project, we repeatedly requested in-person meetings with ownership to address mounting concerns. Those meetings either did not take place or were cut short, even as the project extended far beyond its original timeline.
>
> Some of the more significant issues we experienced included:
>
> \*Windows being reordered and replaced multiple times due to incorrect sizing, damage and defects
> \*Tile in two upstairs bathrooms being removed and reinstalled after improper installation that failed to adequately protect existing concrete tile
> \*Cabinet orders arriving incorrect
> \*Lighting plans not being followed as specified
> \*Ongoing electrical issues, including noticeable flickering
> Interior walls that allow significant sound transfer throughout the home
> \*Materials and finishes installed that differed from what was quoted, requiring later upgrades at additional cost
> \*All cast stone on the front of the home needing to be fully removed and replaced
> \*Framing and structural issues that raised serious concerns and required outside evaluation
> \*Inconsistent oversight and coordination of subcontractors, resulting in workers arriving and leaving unpredictably and frequent uncertainty regarding scope, timing, and responsibility.
>
> As the issues compounded, we felt we had no choice but to:
>
> \*Retain an attorney simply to prompt meaningful responses
> \*Hire an independent designer at our own expense to help manage and correct ongoing issues. She was engaged early in the project and expressed concern regarding the quality of workmanship and project management
>
> At one point, after posting a negative review, I was told that legal action would be taken against me for sharing my experience. Since then, I have heard from other former clients who reported receiving similar responses after expressing dissatisfaction, which was deeply concerning.
> All statements above reflect my personal experience and are supported by documentation, including texts, emails, photos, and invoices. Throughout the project, all invoices were paid in full and on time, and at no point was Bella Vista waiting on us to fulfill any contractual or financial obligations.
> I am sharing this experience so others can make an informed decision before choosing this company.

> We had an absolutely wonderful experience working with Rob and Whitney on our home renovation designs. From start to finish, they made the process feel fun, easy, and genuinely exciting. Their combined expertise - especially their deep knowledge of our neighborhood - paired perfectly with their thoughtful attention to our wish list. They listened carefully to what we wanted and translated it into several creative, well-considered plans that truly fit our home and lifestyle. We felt supported and confident every step of the way and couldn’t be happier with the direction they helped us create. We are currently in the building process with the Bella Vista construction team and can't wait for our home to be complete!

> I had an amazing experience working with Bella Vista on my large home renovation project in Dallas, TX. Rob and Whitney were incredible throughout the entire design process—professional, creative, and attentive to every detail. They truly brought my vision to life and made the daunting task of planning such a big project feel seamless. I highly recommend Bella Vista to anyone looking for top-notch architectural design services!

**Comment from Bella Vista Company:**

> Thank you so much for sharing your wonderful experience, Keith! We are thrilled to hear that Rob and Whitney were able to make your home renovation project in Dallas a seamless and enjoyable process. Your recommendation means a lot to us, and we're grateful for the opportunity to have worked with you on such a significant project!

> Our experience with Bella Vista has been outstanding. If able, I would up the number of stars. The communication with Bella is their brightest star. We receive emails every Friday, by COB, giving us a recap of accomplishments, outstanding action items or just an overall status quo, if there is nothing to report. It's been life changing to have a company reach out to me, instead of me hunting progress. The staff is exceptionally friendly, professional, and fun to work with. I like the design process. It's outlined well on their website. I feel informed, heard and my business is valued by the Bella team. I highly recommend if you are in the market to remodel. Thanks Bella!

**Comment from Bella Vista Company:**

> Thank you, Pamela. We are pleased to hear that you enjoyed working with our friendly and professional staff. We strive to make the design process as transparent and informative as possible, so we are glad to hear that you felt valued and heard throughout the remodeling process.

> I worked with Bella Vista on two additions to my home -- the first was an extension to my original 1950's home and the second was a detached garage/studio. Both projects were extensive, expanding my existing home. I am very impressed and happy with the finished result for both of these projects. The design, creativity, workmanship, quality and professionalism of their team is outstanding. They are creative, and able to transform an older structure to a modern and up to date home that looks like it was always meant to be that way. They were very flexible with my requests and able to develop adaptive and important solutions at the beginning and during each project. I highly recommend Bella Vista for your design project, whether small or a complete build.

**Comment from Bella Vista Company:**

> Thank you so much for your kind words, Cori! We are thrilled to hear that you are impressed and happy with the finished results of both projects. Our team takes great pride in delivering high-quality work and ensuring that our clients' visions come to life. It was a pleasure working with you on your home additions, and we appreciate your recommendation of Bella Vista Company for design projects.

> We recently completed a remodel with Bella Vista and could not be happier with the results. Their team is professional and experienced, with great vendor recommendations from tile to lighting to hardware and more. Their interior designers have great taste and expert advice, as well as their selections team (shoutout, Kristen!! She was so helpful.) They were able to completely change the layout of our home to make it so much more functional (Rob had an amazing eye for this). Our goal was to increase the quality of materials in our home while adding custom touches and charm, and they helped us achieve that. Our favorite updates are the kitchen and master bathroom, as seen in the photos below. They are communicative and accommodating. As far as the timing of the project, they stuck to our timeline as best they could and sent weekly updates so we always knew what was going on. I thought it was very unique that we got to be so in the know and we loved it. They originally told us we could move back sometime in July, but it ended up being the middle of August. I would say we were not too upset by this because, with construction, things always get delayed and can be out of your control, so a few weeks added on was not the end of the world! We enjoyed every member of their team that we worked with, especially Oscar & Conner with full management of our project! They also offer 30 days post-project to give you time to find anything you want fixed or touched up. Arthur has been especially helpful during this final process, and we are very pleased to work with him to completion. We would highly recommend this company if you are looking to undergo a home update. Thank you to the whole Bella Vista Company.

**Comment from Bella Vista Company:**

> Thank you so much for taking the time to share your positive experience with us, Emily. We are thrilled to hear that you are happy with the results of your remodel and that our team was able to exceed your expectations. We truly appreciate your kind words and recommendation. It was a pleasure working with you on this project.

**★★★★★ — Rachel Winner, May 2024**

> Do NOT USE this company!!! Lance, the owner, will sell you on all these great things. However once problems arise, he’s no where to be found. He’s on vacation all the time. Not a way to run a company and I would never use them again!!!!

**★★★★★ — Alex Mixx, Feb. 2019**

> We selected Bella Vista General Contractor for our new due Mike's skill and experience, creativity, and smart problem solving. Mike was patient and responsive to our questions and clear in what his approach would involve and cost. The team did a fantastic job, completing the job on some of the hottest days this summer. Highly recommend--Mike was fantastic to work with, has a wonderful team, and guarantees his work.

**★ — John Goodwin, Nov. 2018**

> I was not happy with the service we received from Bella Vista. They move very slow and we felt as if our project was not as important as others. They presented us with a final design plan that was significantly over our budget that had been discussed. We ended up backing out of the project several months later. I would recommend meeting with several designers/builders before settling on this company.

**Comment from Bella Vista Company:**

> As a team, Bella Vista Company always strives to meet and ultimately exceed our clients' expectations. Obviously we never want to disappoint our clients and we try to go above and beyond to resolve any issues that may arise.
> Creating the perfect design plans for remodel projects often require a great deal of time and collaborative effort on both the builder and the client. This can be exciting, yet still demanding of more than the potential client anticipates.
> To achieve the best possible design plans, we listen to our clients' wishes and incorporate every aspect possible. They can then remove and/or add aspects to reach the budget desired. We would be doing them a disservice if we didn't show the "possibilities" for fear of going over budget. As part of the design plan, we will make alterations as needed until the client is happy with their options.
> We are sorry that we could not continue the journey to finalize the ideal plan with budget for this project but we do understand if the client cannot commit the time needed. We are aware, as in this case, that there is an additional stress on the client when trying to gather plans and options from several builders.
> At Bella Vista, our team remains willing to spend the time needed for every client.

> I am a vendor that was contracted to do a job on behalf of Bella Vista. My direct contact was with Jimmy Bullock. I was informed the job should be on fast track approval by next week, well it took 4. Then it was incredibly difficult to simply sign paperwork and get a check for half down so we could book the job, so I went to their office, met with Jimmy, signed paperwork and guess what.... no check. Despite making the appointment in advance, I had to come back an hour and a half later to pick the check up, but not at the office, at another of their work sites. Their customer is moving into the house in a week, so we rushed them into our schedule and had it done in 3 days, for which Mr. Bullock assured me we would have the final payment by the next Friday after the job was done. Guess what, no check. The following week I contacted him again and was told he would have the check by about 2pm that Friday for which we arranged for my boss to pick up the check. Mr. Bullock asked for his name and told me the check would be ready in his name to pick up. My boss called at 1:30 PM to confirm the check would be there, as everything had been so difficult so far, but we were pleased to find out it would be ready by 2:30 for him to get. My boss shows up at 2:30 only to find out there is no check and there would be no check, they are mailing them out and would not give it to him over the counter. UNBELIEVABLE. Well my boss is furious at this point as he delayed a personal trip out of town to collect the check. He had me follow up and find out what the heck is going on. I contacted Mr. Bullock who told me he was in a meeting and would be out in a SECOND! 50 minutes later, he still had not responded as he said he would pull the check if he could and I could come get it. 30 minutes later, no response. I called the Bella Vista Office and spoke to a PARTNER. I explained the situation and he explained their check process to vendors. I told him that's all fine, but if its always the following week and checks are always mailed, why was I allowed to come in to get the first check? But more importantly why did first, Mr. Bullock promise me the check last week? Then promise me and arrange for my boss to pick it up the next Friday, and why when my boss called the office an hour in advance was he told to come get the check, if it was NEVER GOING TO BE GIVEN TO HIM??? The partner, then said " I will ask Mr. Bullick what was going thru his head, but if the check had not already been mailed, he would shred it up now so no one would get it!" All I can say is WOW??? All we did is what their people told us to do and that's what we got! Never do business with this group. They dont seem to know their own process and get angry at you when they fail you?

> Bella Vista did a great job of remodeling my Kitchen. They were easy to work with, kept to the project schedule, and came through with a great Kitchen. Brendon, Sarah, and the rest of the team were great. If I ever have another opportunity to use them, I would. -Paul

> I have worked with Bella Vista on a professional level as a dealer in the Dallas area for many years. Their team consists of all highly qualified individuals who always provide outstanding customer service to their clients and back up their work 100%. Additionally their ability to do all of the design work in house can help make the entire construction process extremely smooth for their clients and they have a much broader spectrum of design and construction styles than many of the other builders here in our area. If you're considering remodeling or building a home here in the Dallas area these folks should by high on your list of whom to consider!

## Community Q&A

**Q: Are those windows or doors and who is the manufacturer?** *(in Photo Questions)*

A: Those are all doors in which we painted! They were existing doors, so we aren't certain who the manufacturer is. Appreciate your question!

**Q: Tile** *(in Photo Questions)*

What tile is used for the shower and on the floor?

A: It's a 4"x8" Desert Gray Subway tile from Dal-Tile

**Q: sink** *(in Photo Questions)*

who is the maker of the sink?

A: Hi! Depending on the project, our clients purchase their plumbing fixtures and we provide installation, so we don't have a record of the manufacturers of these fixtures. so sorry!

**Q: Vanity** *(in Photo Questions)*

What is the maker and style of the vanity? It's beautiful! Thanks

A: Hi and Thank you! This is a custom built and designed cabinet. We used Inset shaker cabinet doors and flipped the drawers to the bottom instead of being false panels below the sink so the client could get more use out of it.

**Q: Flooring** *(in Photo Questions)*

Great design. What are the floors that were used?

A: Hello, Yes this is a solid Oak flooring, with a light hand scraping. The Color is also custom. Our guys work with the clients in the field directly to get the exact color the client wants.

**Q: Flooring** *(in Photo Questions)*

Where might I find the flooring used in this project?

A: This is concrete tile we purchased from Dal Tile. I believe they still have this.
