> My husband, Rob and I had plans ready to build a two-story Key West-style addition to our waterfront home in Pompano Beach. We had completed a smaller addition on our previous home using a contractor who was a friend of ours. That project had many of the elements of the construction nightmares that you hear about—delays, leaks, failed inspections, unreliable subcontractors, substandard workmanship, etc., so we wanted to make sure that we hired the right general contractor this time around. Friends of ours highly recommended John Subko, Jr. of Ram Construction Services, who was building a beautiful new home for them at the time in Lighthouse Point. They honestly raved about him. After our prior experience with building, we were initially a little skeptical about their enthusiasm. We had met with two other contractors before contacting John, but upon our first meeting with him, we had our first glimpse of his incredible talent and vision. Looking at our plans for the first time, John pointed to the design for the front of our addition and discreetly asked if we liked the way it looked. We admitted that we weren’t thrilled about it. Literally in five minutes, John sketched an amazing design idea with Bahama shutters and other decorative elements that completely transformed the unsightly wall into something beautiful. We knew right then that we wanted him to build our addition.

> Our construction budget was somewhat limited. When we discussed this with John, he could not have been more understanding and considerate, agreeing to handle as much or as little of the project beyond the basic shell as we wanted. He carefully explained to us the aspects of the building process where it was worth investing extra money (and the reasons why it was important), and the areas where we could save money without sacrificing the quality of our home.

> The construction process with John Subko, Jr. and Ram Construction Services was completely different than our previous experience. We were planning to live in our house during construction, and the first thing John did was made sure that the portion of our house where construction was taking place was secure. From the time demolition started in April, work was being done on our home nearly every single day (there was virtually no downtime!). All of the subcontractors were extremely professional. At one point during construction, we were under a Hurricane Watch. The new roof on our existing home was not quite finished, and John arranged for the roofers to come and finish it on the weekend so that our home and family would be safe and secure in case the storm came. How many contractors would do that?

> The longer we worked with John, the more we realized how incredibly knowledgeable he is about the construction process and how naturally gifted he is when it comes to architectural vision and design. He was able to spot design flaws in our plans and he had them corrected before they became a problem—that in itself saved us a tremendous amount of time and money! Throughout the project, John made invaluable suggestions for changing the design or placement of certain elements of our addition that made the finished project so much more functional and beautiful than it would have been if we had used another contractor.

> Unlike many contractors, John was on the job nearly every day during the six months we were under construction. He would always stop in and update me with what was going on with construction, what the next step would be, etc. During this time, I really got to know John and developed a deep admiration and respect for him not only as a contractor, but as a person as well. It was actually a sad day when it was time for Rob and I to take over the project, because I had grown accustomed to seeing John every day and I knew I would miss having him around and that sense of security in knowing that everything involving our project was being taken care of and in the best hands possible.

> We completed the addition in November, a couple of months earlier than anticipated! We absolutely love our home! We have received so many compliments from family and friends, neighbors, as well as strangers passing on the street on how beautiful our home is, and we know that this is due in very large part to the amazing work of John Subko, Jr. In fact, I was so impressed with his work, I offered to build his website.
