> Project was to be a 24x30 detached garage. First issue happened with they excavated the project at 30x30.    Next major incident occurred in July with 24x30 trussed being delivered.      Started the project in April and didn't get done until Nov 2022.      The first estimate received was $36,365.97.      2nd Total was $41,418.69.      3rd Total was $55,926.20.      I ended up paying close to $50,000 and this did not include the concrete floor, gutters, full soffits, garage door and opener, fence replacement and removal of temporary fencing, all of which were included in the previous totals.      Trusses were altered, some tweaked, some wood cracked/split.      They charged an average of 20% upcharge for materials and services and in some cases almost 100%, as in the building permit.      The actual cost for the building permit was $685.75 and they charged me $1234.80.        Once I filed a notice of intent to file a complaint with Oregon Board of Contractors, I received an additional invoice for $7858.97 with an email stating that they were now charging me for everything. The "everything" was due to the extra costs for the wrong trusses.       Their working ethics are not professional - they show up one day and then not for another 2 weeks, they show up hours late, they argue and yell at each other will working on the job (making it uncomfortable for spending any time outside).        This was a project that should not have taken 7 months to finish. I hear they do great with patios and decks. I was referred to Effectual Construction by HomeAdvisor.

> Contacted Karl to inquire a quote to get an existing dog door replaced as the previous one was not installed into the studs and ripped out of the wall and was now too small for my dogs. Karl was very prompt in responding and was able to come out a few days later as scheduled. I was hoping for him to give me a quote on cost and go over what was needing done. Instead he came over bought a dog door on his own and gave me a rough estimate of cost and got to work. I trusted he knew what he was doing as his company states he builds homes and a small dog door project should be an easy task. Wrong. First off he cut through electrical wiring which shut off all of our power in that room which he could have avoided if he had any clue as to what he was doing based on where the outlets are, shape of room and panel location. He also installed the door backwards and left the whole framing of the door exposed to the outside. Stripped the screws on the paneling. He "patched" a peice of the drywall that needed fixed but still left it unfinished. I am completely unhappy with this guys work and cant believe the job he states "hes happy how it turned out" it is a very poor job and I would never hire this guy again.
