Claw Roofing did an excellent job on replacing my old worn out leaking tar and gravel roof with a brand new torch-on roof. They expedited the job in view of the fact that it was already leaking and needed immediate replacement -- which was greatly appreciated. The job was done last autumn (2017) – so I have had the benefit of evaluating the roofing job over the winter months as well as through the hottest part of the summer. I can honestly say that the house was warmer and felt cozier over the winter and cooler in the summer thanks to the upgraded insulation. I am also pleased that the rain gutters work properly now. The (hot) crew was very scrupulous in replacing any rotten or deteriorating wood. The installation crew was very friendly, polite and cheerfully answered all my questions as the job progressed. The job was completed on time and the upon completion of the job, the site was thoroughly cleaned up. Peter Gerrard, the company president, who initially discussed all of the available options, prepared the initial estimate and was on site numerous times to ensure the job was done to his high standards. I was impressed with the quality of work during the installation process. Between the two brothers they seem to have a good process for checking and verifying each other's work so that any mistakes were caught right away. They were recommended to me by a friend and in turn I would not hesitate to recommend them as well. They replaced a low pitch tar and gravel roof for us and significantly increased the R value in the process. They seem to know the low pitch/cathedral ceiling roofing systems well. Peter was excellent from the very first meeting. The process was patiently explained. Be warned there is a bit of sticker shock when it comes to the cost of replacing a tar and gravel roof. I am particularly interested in the shingles? Are they metal or wood? A: Cedar shingles with a small metal portion on the left. It also looks like they've accented by using copper for flashing and valley metal. While TEA2 Architects is absolutely right about it often being a liability with home insurance, there are now many synthetic products that mimic the look of shake roofs, without the fire hazard, and with better longevity. **Q: Buying a Victorian** *(in Design Dilemma)* How crazy am I to consider buying a Victorian? I have been chewing on this house since I seen it in the fall of 2012. A family acquaintance bought it and now they are selling. House has been on the market for a while and recognize that a house of this type is not for the faint of heart. I have been in the house a few times and one thing I noticed about the house was that the floors were surprisingly level for a house built circa 1890. Hopefully that means the structure is sound? I guess I will know once I get in the basement. It does have it's original floors and a lot of nice wood work although they did paint some of it:( Kitchen needs help. The appliances are fine, but the layout is terrible. We would be able to get the house for $120,000 and that would leave us $80,000 cash to fix things. A: You should really put together a list before purchase of big ticket items to consider. List any and everything that could go wrong with loose estimates for replacing/repairing those items and see where you come out at the end of the day. Some big things have already been listed, but I'm sure there are more potential hidden costs. You'll want to make sure you have the funds necessary to put towards these things even before considering any type of renos/updates. Getting an inspector before purchase was mention by a couple people as well - great idea! this can help give a rough outline for what you may need to worry about. Off the top of my head, here are a few things that might be on my own list should I find myself in your shoes: -roof (how old is it/are there any problems leaks) -foundation (cracks/condensation?) -electrical (is everything up to code) -plumbing (how old is the hot water tank/pipes, are there any leaks) -windows/doors (weatherproofing/insulation issues?) Another hing to consider is how much property taxes work out to if it is historic, how much it might cost to heat as older homes don't have the same insulation values, and how much home insurance will be on a home that old. As the monthly/yearly costs of a home often sneak up on us in the budgeting process. Especially when we think we have a certain amount set aside for projects. --- *Source: Houzz professional profile.
