We have made a name for ourselves through the Passive House community and have helped shape Vancouver’s Passive House Bylaws.  We designed Vancouver’s second certified Passive House to go through permitting, and have shared our knowledge through various speaking engagements.

## Community Q&A

**Q: Front door mechanism** *(in Photo Questions)*

If the deadbolt is not engaged, does the door swing open when the wind blows? What kind of latch is holding the door closed?

A: Hi, great question.  We used a roller-ball catch for this project, and many others.  It provides the latch function that a traditional entry set would provide, but the roller ball is on top of the door.  In other projects we have used multi-point locking hardware that has an automatic latching function.

**Q: Wallpaper?** *(in Photo Questions)*

Is that blue wallpaper on the wall?  If so, can you provide where you purchased if from and the name?

A: Hi, it is!    Our supplier was Crown Wallpaper &amp; Fabrics 604.736.4541, the wallpaper spec was:

**Q: was a flshing used between panels. If so whats name and colour?** *(in Photo Questions)*

A: We did not use flashing between panels. it is a through-body fiber cement panel designed to have exposed edges. It has a trimless install with a shadow gap between panels.

where are the grey rectangular siding panels from?

A: Hi, they are James Hardie vertical panels with Fry Reglet aluminum trim. Cheers.

**Q: what type of siding is the dark horizontal siding here** *(in Photo Questions)*

A: The wood siding is Western Red Cedar siding in a channel profile.  The stain is a natural clear stain from CBR Products (Broda) which is a low-VOC, locally manufactured product.  To answer @Damien Helem 's question belatedly: Knowing that any natural wood product requires regular maintenance, we used it minimally, and in simple stripes that are easy enough to sand and re-stain as needed.  Had it not been maintained it would probably have faded significantly, but the owners were aware of that when we made the decision and committed to semi-regular restaining.

**Q: Who is the tile backsplash from?** *(in Photo Questions)*

A: The tiles are from Fireclay Tile (https://www.fireclaytile.com/).  They have unique geometric shapes and are eco-friendly, so it's a win-win.
