> I built a home with SAH in 2013 and lived there happily for 10 years.
>
> Building was stressful and required a lot of record-keeping and intense scrutiny on my part - sometimes it was a bit difficult as I had to advocate for myself and be very firm, but, in the end, we got the home we wanted and SAH was open to changing and customizing many things throughout the house based upon photos I found online and design elements I wanted.
>
> I had issues with roofing, paint, floors, and other items in the first few years and we had some back and forth bc some of the subcontractors did a poor job inside the home.  They did come a few times to work on leaks in the home and had to redo the roof on multiple occasions.  We had some HVAC issues, electrical, and other finish issues.
>
> Years later - I had floorboard buckling under the home and had to have moisture remediation and install a dehumidifier - SAH came out and paid for the dehumidifier under the home (around 5 years after build) and sent their flooring contractor to repair some of the boards in the home.
>
> I sold the home in 2023 and built a new home with another local builder, who does much less custom work than SAH and at a much lower quality.  After dealing with this builder - my view on SAH has risen and I wanted to come and correct some of my harsh words and leave them a favorable review on a few more sites.  I am impressed with their attention to detail and I am also impressed with their willingness to correct issues and even years later come to the home and take accountability and meet the homeowner halfway.  This proves that they stand by their work and I know firsthand now that some other local builders do not do the same even 1-2 years after build.

> SAH builds beautiful homes, but their customer service and response times are terrible. They blame subcontractors for almost everything, and take no accountability on quality issues.
> It's been over 3 months since our 12 month warranty inspection and there are still fairly simple discrepancies that are not addressed (i.e. paint, squeaking floors, misaligned door, etc).

> While in the end we are happy with our home, working with Stephen Alexander Homes (SAH) & Neighborhoods was a miserable experience and frankly, exhausting.
>
> First and foremost, the owners Stephen and Alex are arrogant and condescending. Their lofty opinion of themselves blinds them to the shortcomings of their business. Once they have your money, they really don't appear to care about their customers. If they do, they are in dire need of some kind of customer relations training. They made several promises about the planned neighborhood amenities such as a pool membership at the marina that was in our purchase agreement that was not fulfilled, parking access as discussed and promised have not been resolved, and their never-ending excuses became tiresome. All of the buyers demanded a meeting with Stephen, Alex, and the company "leadership", where our concerns about amenities and parking were made clear. Despite assurances from Stephen and Alex that the many issues would be fixed, 9 months later all is still unresolved. There were several families who had contracts for a new house in our neighborhood who backed out due to SAH not meeting the contractual requirements or for loss of trust. We  only became aware of the problems with the neighborhood amenities AFTER we had closed on our home, so we had no such recourse. HOA is a disaster. Buyer beware - make sure you have all HOA questions and concerns locked down firmly before signing anything.

> Throughout the process, we felt as if we were working for them, rather than SAH working for us, the customers. The communication from SAH was minimal - rarely if ever did they initiate any communications - it was entirely up to us to figure out the process and status of the construction of our home. During the selection process for options, we were given no guidance by the "expert" designer who was assigned to us. It was impossible to figure out what came with the house as a standard feature and what was an option for which we had to pay additionally. This caused us to make several changes later in the construction process that cost us an additional $250 for every change.
>
> Once we closed, the warranty process was confusing and difficult. Once we figured out how to report a problem (which there were many), getting anyone to come and assess/fix the problem became a full time job for us - and apparently not for SAH. The warranty person, bless her heart, had great difficulty coordinating simple scheduling, and we had to take countless days off to be at home waiting for the repair person, only for that person to be another no-show. We emphasized the need for coordination and communication frequently, but our pleas fell on deaf ears. The whole process was like a root canal.

> To be completely transparent (which SAH was not), we are glad we got the house built. It is a nice design. Hoping the home is well built enough to not require extensive repairs in the next few years. Time will tell.

> I purchased a townhome (1 of 5 in the unit) on the beach in East Beach. While the home looks lovely, there have been some serious issues that have not been resolved. All 5 of our units have or have had leaks in the roof- the same leaks we had within a month of moving in. Three years later, it has yet to be resolved. We were told the wrong exhaust vents were put in and they were waiting for pricing from a local company. That company said they are not working on this and don’t do exhaust vents. The devil is in the details here-poor oversight and substandard subcontractor work.from the non- stainless steel nails used outside to bad paint job to cheap and broken toilet paper holders to incorrect  electrical outlets. The list goes on and on. I should have trusted my instinct and backed out of this contract. My opinion is this company lacks integrity.

> The leak in question is in the double wall of the B-Vent with a wind rated cap. While the roofing company and HVAC contractor have confirmed the integrity of the roof system is intact, in certain bay front weather events, water has blown into the air space in the actual pipe.  The manufacturer did not have a fix as they said it was due to unusual weather and not a defect of product. This seemed reasonable as this product in installed in thousands of homes in this area. The location in question does have direct Chesapeake Bay frontage and that is the difference.
>
>  We have been perplexed and recently tried a repair technique recommended by one of our contractors with 30 years of experience, on one of the units that seems to be working.
> With the positive performance in the last few storm events this is a most promising solution and we will making this available in the new year.
>
> We did not intend for you to feel left out or that we did not care we just did not have an answer for this issue until recently.  Everything about the B-vent product is to code and includes a high wind rated cap, the installation and application is to code and this is a condition that our contractors have never seen. You will be contacted soon about scheduling access to the roof for the recommended remedy.
>
> As to the other issues our records show that all warranty items have been signed off. If you have additional covered items please contact our warranty manager.
