Fine Interior Contracting ("Nest") for a full gut renovation of my 1-bedroom NYC apartment under a fixed-price contract, with an estimated completion timeline of 12-16 weeks. The project started around April 1, 2025. The project remains incomplete. > > Nest collected over 70% of the contract price within the first six weeks of commencement of the project — the work completed did not correspond to the payments made. In multiple instances, work stopped for extended periods. Despite having already collected the substantial majority of the contract price within six weeks of commencement, Nest continued to pressure me for additional funds throughout the project. > > This pattern of collecting substantial payments with minimal or no corresponding work was most starkly evidenced in Fall 2025, when I made payments totaling $21,000, which was followed by effectively a single day's work on the property over a six-week period. > Nest charged me for additional work orders after the fact that I dispute as outside the scope of what was legitimately billable under the fixed-price contract. I was also charged for additional work orders I did not sign off on. When asked to explain their pricing, their stated reason was that it was difficult to provide. In one instance, in the Fall of 2025, Nest demanded full advance payment — 100% — for vendor work while the substantial majority of the work remained undelivered. That work did not substantively commence until January 2026. > > After I issued a formal written demand letter detailing these and other concerns, Nest did not substantively respond. Two days after I sent my demand letter, building staff notified me that Nest personnel entered my premises — without any prior notification or consent — to remove their tools and equipment. Nest subsequently filed a mechanic's lien against my property. After the lien was filed, I was later notified by my building superintendent that Nest attempted to access my property -- again -- without contacting me directly. > > In response to the filed lien, I served Nest a formal demand requiring a verified itemized statement of the lien. I had also served Nest an accounting demand as part of my demand letter. Both demands went unanswered. > > I do not recommend Nest. > \[I am inputting a project completion date of July 2026 because Houzz does not let me choose an "incomplete" option. My home is in a historic brownstone building with lots of quirks, and Mike, Ben and Steve, the NEST contractor team, took immense care to preserve the integrity of the building while dramatically improving my living space. When we ran into the inevitable snag, they had impressive problem-solving abilities were able to come up with good solutions every time. When they noticed some additional add-ons to the originally planned work, they suggested them without ever giving me the hard sell. They had great ideas and design sensibilities. Every single person who worked with them (including the subcontractors they brought along) was kind, punctual, hard-working and skilled. I would also like to add that Mike, Ben and Steve are great to work with, they are really communicative and thoughtful. After a thorough vetting process we decided to go with Nest after they pitched us their design ideas. We couldn't feel more fortunate that we did. Renovations in the current climate are extremely fraught. Community and city rules can be draconian and supply chain issues can snarl the best laid plans. Through it all the incredible staff at Nest performed above and beyond. We worked with Steve initially who walked us through the design phase and helped us navigate the gauntlet of approvals and permits we needed to move forward. At every turn Steve and Mimoza received our ideas with thoughtful consideration and an open mind. The design we landed on perfectly combined our needs and wants with their beautiful aesthetic. Once we were able to move forward with the project, we worked with Mike who was exceptional. He guided the project with a steady hand and an eye towards the small details. No concern or issue was too small and Mike took it upon himself to ensure that quality was maintained at every turn. I cannot stress enough how impressed I was with Mike, Flavio and their team. Not only did they work tirelessly to solve every issue we experienced, but did so we a kindness and patience that was truly appreciated. When issues came up they were quick to report them and we were able to put our heads together to arrive at solutions that worked for all parties involved. Additionally, we have two small children which further complicated the renovation process. However, the team at Nest were beyond respectful of the needs of our family. To be able to juggle our needs as well as the logistical difficulties of every team that needed access to our kitchen showed a level of communication and organization that should not be glossed over. The final product that we have been left with is nothing short of breathtaking. It is exactly what we wanted in a kitchen and far more beautiful than anything we could have imagined. It has completely changed the character of our apartment and has given us the functionality we have always dreamed of. With Steven you're not hiring "a pair of hands" but an artist who understands design theory but can also put it into practice! Steven very quickly worked with us to create a comprehensive plan for the closet and further improved the room by fixing a wall and helping us find a wonderful heater grate. In the next stage of our renovation was when Steven really showed his experience. Our building had a very unprofessional and unresponsive building manager and Steve helped us navigate dealing with the individual and gave us incredible support through a very challenging process. Once the job was finally approved, Steve and Nest Inc. completed the job on time and on schedule and giving us a new room that has exceeded all expectations.
