About a year and a half ago I purchased my home (60 yr. old 2 bedroom ranch) and have been battling with leaks and high indoor humidity from almost day one. I moved in during the winter and didn't really notice any issues but when spring came it all started. First the bathroom light fixture leaked when it would rain hard so I had a contractor repair the issue on the roof and replaced fixture with an exhaust fan/light combo. Problem wasn't resolved so I went into the attic with a can of Flex Seal, found the drip and sealed it- hasn't leaked since. I then discovered that the toilet was leaking at the base and had to have the subfloor, toilet, and flooring replaced. Then this winter during a particularly cold snap (I live in PA) I noticed a dripping sound coming from the attic. When I went up I was horrified to see frost in spots and it looked like it was "raining" up there. I called my contractor asap and decided to replace the roof with a metal one (the roof was already an issue I was planning on taking care of in the spring anyway). I didn't see any evidence of frost or dripping since then but I feel the problem isn't resolved as I've since learned that inadequate insulation can lead to condensation due to the heat coming up through and mixing with the cold air. I know I don't have enough insulation and what is there isn't in the best shape. My question is who do I call to have this done? Is this an expensive project? Are there other factors I need to consider? I feel that the existing insulation should be removed since it's older than dirt and has gotten wet, but I REALLY don't want to do that myself in case I would run into mold or something. I've read that installing blanket insulation is a fairly easy DIY project and would be ok trying that myself when the old stuff is gone if I would need to. Any advice would be appreciated! A: Agree with everyone here. Look for a great insulation company, get old insulation removed, add baffles at the soffits/ eaves before new insulation (insulation company has these), install soffit vents (a local handy man can add round vents) if no venting exists. The energy auditor should be able to calculate the required ventilation needed for the size of your attic. **Q: Home builder overcharging for overheight foundation?** *(in Building a Home)* We are in the process of building a 3000 sq ft home. When we signed the contract we knew we would have an overheight foundation, but not how much over. Also, we didn't know that the neighborhood we're building in requires all homes to have brick covering any exposed block/concrete on the foundation. Our home will be built on a crawl space. We need 612 SQ ft of brick, and about 400 additional SQ ft of block for the overheight. This is in addition to the block crawl space that we contracted for. I am being charged $5000 for the 2 1/2 extra rows of block, and $9200 for the brick install. This seems very high. I know that the actual cost of my bricks is $1350 at the most. The block cost is $800. Does this price seem right? A: Is the foundation and brick listed as an allowance? Do you have a copy of all the allowance items? I would be concerned with the contract you have. Just a couple pages, lacks so many important items. How changes are handled, cost of any changes, just to name a few. Contract says you have authorized the lender to disburse payments to "Value". Who is responsible for verifying the amount of the draw compared to the work completed? Did you notice in section 19- basically says that "Value" will provide you with a copy of the allowances once they have completed the work and the work has been paid in full. There are a lot of issues with this minimalist contract! If you can't get the builder to agree to make addendum to the contract, then take lots of photos and document everything. Follow up all phone calls with a summary email. **Q: Endless Deck Painting and still peeling. Help!** *(in Paint)* I have been working on repainting our huge deck for two years. I thought the previous paint was either oil based or acrylic so I have tried the both. This year I found both types of paint are cracking and peeling off in some areas. I am at my wits end. I didn't think this was going to have to work on it EVERY spring/summer/fall. i asked my neighbor's paint contractor what I am doing wrong. He said he can't find any errors in my work. He suggested I get Coronado paint from BM. He claims it is like paint and stain. He said it would grab onto the bare wood like a stain but leave a paint finish over bare and painted areas. I am looking for a confirmation of his take on my endless project or advice to the contrary. Help! A: Agreed.
