We didn't get to see it before we closed (nature of foreclosures!) and I was a bit shellshocked when I first got to. There was no flow to the house and the major rooms like the kitchen were closed off. There is a giant foyer that wastes a fair amount of space because the homes around here were built with two front doors. Our biggest goal is resale. We want to make 4 bedrooms, keep the 2.5 baths. We do not want to change the footprint. We have lots of ideas but keep getting stymied by layout. We are trying to create as much living space as possible without chunking off rooms. Currently, here is where we are with plans. I don't like the shub in the master bath - I'm ok not having a tub downstairs. The master closet also doesn't reflect the actual layout because there is a pipe going to the second floor that cuts into that space. We are pushing back the kitchen walls by 2 feet to add a wall of cabinets/a beverage nook so that also narrows the closet space. I also don't like that weird chunk of laundry in the space we'd like to use for living/dining. What about: \*turning the L staircase into a U (having it turn 180 degrees - see inspo pic below) and using that 9'x6' space as utility/mudroom/powder room (thinking 3x6 then 6x6) \*there is a large almost floor length window in the master bath (see picture below). We can fit a 4x5' shower to the left of it but then there's just dead space before the toilet. That's why I had thought we could add a tub lengthwise but our architect said too crowded (see pinterest inspo pic) \*alternatively, could leave the original powder room as it is. that would shrink the master closet to 7.5'x5'. We could always do "his and hers" closets with that first WIC entering from the master bedroom and the second WIC through the master bath We tried laundry in master closet, laundry shared with powder, laundry in closet off of master bath. Those were all shot down for convenience of access and consideration for guests. Basically, I am trying to make a master suite, powder room, and laundry space as attractive to buyers as can be in 3-5 years. We are in the south. Dimensions currently: What will be the master bath: 9' wide by 11' long Current Powder room: 3' wide by 6' long back living space: 19' wide by 25' long kitchen with bump: 14' wide by 12' long master bedroom: 13' wide by 15' long I would love some help!! I can’t help but notice that the sheets look different from one another. The 1st and 3rd are from one roll, and the 2nd and 4th are from another. I’m guessing they sent me different batches (I couldn’t find any batch numbers on the rolls before I opened them, so I assumed they would be the same). I contacted the company, and they offered to refund me, or return 30% of what I paid. Does it look off to you as well? I feel bad for returning the paper since I cut it already. However, to be honest I dont like the color and I keep noticing the shade difference. What would you do? A: @sunshine home Contrast in a space can be ABSOLUTELY crucial to design success! It is one of the fundamentals of design! Monochromatic spaces are safe and can be right occasionally, but they more often than not end up falling flat! In color theory, yellow undertones in this grasscloth are a great compliment to the blue purple undertones in the headboard! It is hard for me to give correct advise without seeing all the other elements at play here in this room...ie. the flooring, bedding, rugs etc. But I am certainly a proponent of contrast in a space... Not really sure where to go from here. Do I go to the end of the wall? How high up should I go? If I use bullnose where would that go? The second problem I’m having is you can see under the cabinets there’s less than a 3/4 inch gap. Should I just cut really small slivers of tile for that or is there another option? Who is the tile manufacturer and retailer? What trim pieces are available in the same color? I feel you have a few options, but I would need more information to confirm. Here is an illustration of how I think this install should go for most correct results based on my geometry and perspective drawing calculations... You will see that even with a bullnose (on the short side of the tile) you would end up with a few very tiny pieces on the very end which can look sloppy, unintentional and not polished. I think a pencil trim on the top and side edges would be the most correct solution. Here is my drawing! I purchased this furniture over a year ago and have been struggling to finish decorating my living room ever since. After purchasing the furniture I quickly learned that it was oversized for the room. There isn’t very much space between the furniture leaving no room for end tables and the there’s a large empty corner in the room that I’m unsure what to do with. My husband has promised to make me tables for where the tray tables currently are. However I still have no idea what to do with the corner between the couches where an old end table is for now so we have a place to set stuff. Additionally the red valances and lampshades were what we already had from years ago. I’d really like to find a different color to lighten things up. I recently purchased the throw pillows on the couch but I’m undecided as to what will coordinate nicely with them or if they even go with the room. I have learned that I probably should have change the wall color as I’m struggling to find things to match this green! However that isn’t an option at this time. I like farmhouse decor. I’m typically not a fan of curtains since I own dogs who will just get them full of fur or pull them down. A: @celerygirl LOVE! so smart **Q: Help me with lighting a tiling a narrow half-bath** *(in Design Dilemma)* I'm renovating a small ensuite half-bath that measures ~6 ft by ~2.5 ft. The toilet sits against one short wall, the vanity/sink against the other, and there is a pocket door in the middle of a long wall. It will be shiplap (to 4.5 ft) with wallpaper above it (see sketch and details below). I feel as though I should have a tile backsplash above the sink, but then the top edge will meet the wallpaper. Will this look weird? I could continue the tile up and around the mirror, but then where do I stop? Also, the room will be wired for a single light fixture, above the mirror. The lights I've found that I like only come in a 3-light, 24" long version. Is this too wide? Would it look weird? Should I do something different with lighting? The wall is only 32" wide, so I'm limited. Any ideas are appreciated.
