> 1950s California ranch, down to the studs remodel by Kiyohara Moffit. Construction time was 1 year. They did an amazing job. From design, to selection of materials, and supervision of construction, Gina was with us every step of the way.  During construction, Gina worked closely with the builder and engineer to ensure any  issues that arose were promptly dealt with. Your project can only be as good as the design, so having a good architect is critical. I could go on and on about how amazing the team at  Kiyohara Moffit was during our project, but the bottom line is, you will not regret your decision to work with them.

> Gina Moffitt created a gorgeous design for our ADU for our parents.  There was not a lot of space, but she created an exceptionally efficient layout.  She listened so carefully to what we wanted and what we thought would be good for our parents, and created a brilliant, open living/ kitchen area that had vaulted ceiling and has so much natural light streaming into the house.  She is masterful at making a small area (footprint-wise) feel very spacious and yet very comfortable and like a real home.  She had wonderful suggestions for every aspect of the house from the tiles to the paint colors to the faucets to making it accessible and very functional for our elderly parents.  She pays amazing attention to detail, and worked so wonderfully with our contractor as well as with the city to make things go as smoothly as we think a huge project like this could have gone.  She helped us choose colors for the kitchen and living area that we get compliments on from every person who has entered the home.

> In 2002, we engaged Kiyohara Moffitt to design our home and eventually decided to go with their builder, as well, after interviewing two other builders.  I am writing this follow-up review to the one I wrote back in 2004 to say that even though it is now 2020, the design, the artisans they brought in, and the attention to detail has, 17 years later, left us with a still contemporary looking and structural home.  I am talking about a home having no cracks in any of the walls or ceilings, a home that continues to get compliments from friends that come over, and a story about a relationship with a company that delivered on every promise they made.  We loved the experience so much, back in 2003, that we hosted a dinner for the Kiyohara Moffitt team at our home as a thank you to them.  Barb and I can't recommend them highly enough and although this sounds like a paid announcement, I write this with the utmost respect and honestly I can get across.

> We’ve been working with this architect firm since 2007 when we rebuilt our home.  It was a challenging project, as it required designing a 2-story home from an existing single story structure within the confines of the Historic Preservation Ordinance, which placed restrictions on the size, front facade treatments/articulations, and building materials.  Our architect, Gina Moffitt, pulled off the project beautifully and without headache: she handled the Historic Preservation Design Reviews, building permits, a contractor bid process, coordinated with the contractor during construction, and guided us through the plumbing, appliances, hardware selections, etc.  The end result was a beautiful new house that was built in the 1920s historical context of our existing neighborhood.  The design, building materials, and finishes are the highest quality and complement each other.

I had misgivings about that, as I like to preserve the history of these Spanish-style houses. Gina looked at our space and convinced us that we did not need a full second level. > I hired Kiyohara Moffitt to create a new kitchen and add a downstairs master bedroom a couple of years ago and the project should finally be complete in December 2017. Gina did an excellent design but she also did way more than that. She got estimates, was cost-conscious, found me an engineer and a surveyor, recommended contractors and ultimately worked with a contractor I chose myself. She recommended people to supply me with appliances and the various plumbing parts and shopped with me for stone countertops. Gina also has continually weighed in as construction was progressing. What's more, she has also helped me with the decorating aspects: what color, which furniture, which hardware, which lighting and held my hand to make it all happen. Gina has been very responsive, emailing answers at all times of day and night and always been willing to meet in person. For anyone  looking for a down-to-earth architect with a good sense of design and terrific organizational skills, I definitely recommend Gina Moffitt.

She stayed involved throughout construction, working closely with our contractor. My wife and I gave her an enormously difficult project--to restore and expand a ruined Spanish revival house for the 1920s that had not been inhabited for 15 years. The house had zoning problems, a complicated site, and endless structural damage. The solutions to each challenge required both creativity and practical revision. Gina was able to revise and rethink every level of design and execution without ever losing the sense of the total design or attention to details. > Kiyohara Moffitt prepared two sets of plans for a remodel of my home.  One set was premised on not adding a second floor, but simply remodeling the main floor to upgrade the kitchen and dining areas and re-configure the master bedroom and bathroom.  The second set included remodeling the kitchen and dining rooms, plus adding a second floor containing a new master bedroom, bathroom and closet/dressing area, an entertainment/CD library room, and an outdoor balcony off the second floor bedroom.  I had contractors bid both sets of plans, and then decided to remodel by adding the second story space and remodeling the existing kitchen and dining rooms.

**Q: what color are the cabinets?** *(in Photo Questions)*

What color are the cabinets and countertops?

A: The counters are a Perla Venata quartzite (natural stone), which have a little bit of taupe veining but a lot of creamy beige veining. The cabinets were supposed to be close to 
Benjamin Moore &quot;Coastal Fog&quot; AC-1.  The photo makes them look a lot cooler grey, but they are in reality warmer in tone.  The cabinet color was a factory finish by the cabinet company, but I selected the closest they had to Coastal Fog.

A: The color is actually very similar to Benjamin Moore ”Coastal Fog” AC1
it looks like a cooler grey in the photo but its warmer.

**Q: How does the restored Roper perform?** *(in Photo Questions)*

Can you share how you restored the Roper oven and how it performs post restoration?

A: Those are questions for the homeowner, not the architect.  But I have other clients with antique ranges and as far as I know, when something is amiss it hasn't been complicated to fix them.  They do usually have pilots that need to be relit at times.

**Q: pergola material** *(in Photo Questions)*

What material was used for the pergola?

A: The wood was painted.  No, don't know the brand.  It was likely Dunn Edwards, which we used on the house as well.

**Q: Would you keep this green countertop?** *(in Design Dilemma)*

I know that darker kitchens are oh-so-in, but what do you think of these countertops? Would you keep and build a remodel around them, or replace?

A: I would definitely NOT keep those countertops.  Of course, it's subjective, but that type of stone (if it is real stone) is what I call &quot;luncheon meat&quot; stone.  Not attractive.  The color is fine, and great with the cabinets as they are complimentary colors.  But that particular stone is not something to design around.  Even a black leather finish absolute granite would look good.
