> Penland Builders was our general contractor for the restoration of the Clay County North Carolina Historic Courthouse. Robert, his crew, and the subcontractors he used did an excellent job preserving the historic character of the building while meeting all current building codes and safety requirements. He finished the project on time and on budget while experiencing several structural issues that were unknown. A first class organization by all accounts.

## Selected projects

- [Lakeside Haven](https://www.houzz.com/hznb/projects/lakeside-haven-pj-vj~7875906)
  - Location: Hiawassee, GA
  - Photos: 41
  - Description: Set on Lake Chatuge in Hiawassee, Georgia, this rustic modern farmhouse sits close enough to the shoreline that a private dock runs straight off the back yard, with the Blue Ridge visible across the water. A tin-gray metal roof breaks into multiple gables and dormers over crisp white board-and-batten siding, while wood-tone shutters and a flagstone entry path bring in the rustic warmth. A full-width covered porch — deep enough for a run of rocking chairs — opens directly onto the lake and mounta…
- [The White Oak Retreat](https://www.houzz.com/hznb/projects/the-white-oak-retreat-pj-vj~7871403)
  - Location: Hayesville, North Carolina
  - Photos: 4
  - Description: Designed and built by Penland Builders, White Oak House is a custom residence that brings together modern farmhouse architecture with a restrained material palette and clean detailing. White board-and-batten siding, black standing-seam roof accents, and natural wood doors create a balanced exterior that feels both contemporary and enduring. Thoughtful proportions, generous covered porches, and a simple architectural approach allow the home to sit comfortably within its wooded setting.
- [The Modern Current](https://www.houzz.com/hznb/projects/the-modern-current-pj-vj~7877044)
  - Location: Hayesville, North Carolina
  - Photos: 4
  - Description: Sited directly along the Hiwassee River in Hayesville, North Carolina, this two-story contemporary home is anchored by a low-slope metal roof carrying an integrated solar array. Light gray fiber-cement panel siding and black-framed windows set in an irregular, deliberate grid keep the exterior restrained and architectural rather than ornamental. The upper level cantilevers out over a walkout lower floor, creating a covered parking area beneath on exposed posts, while deep window openings and a r…
- [Blue Horizon Lodge](https://www.houzz.com/hznb/projects/blue-horizon-lodge-pj-vj~7877079)
  - Location: Hayesville, North Carolina
  - Photos: 5
  - Description: Set on Lake Chatuge in Hayesville, North Carolina, this home reads as a mountain lodge rather than a lake farmhouse — dark charcoal board-and-batten siding and stone-veneer accents ground it in heavier, more Appalachian material language. Multiple intersecting gable rooflines in warm gray standing-seam metal are punctuated by a signature detail: a tall, multi-pane window filling the peak of each gable, repeated on both the main house and its matching detached three-car garage, tying the two stru…
- [Meadowcrest Farmhouse](https://www.houzz.com/hznb/projects/meadowcrest-farmhouse-pj-vj~7876002)
  - Location: Hayesville, NC
  - Photos: 5
  - Description: Sited on an elevated lot in Hayesville, North Carolina, with layered mountain ridgelines behind it, this single-story farmhouse gets its street presence from the roofline — a run of front-facing gables in varying scale breaks up what could otherwise be a long, flat ranch profile. White board-and-batten siding and black-trimmed windows keep the palette clean and current, while a dimensional shingle roof and a recessed, black-columned front porch give the home a settled, traditional feel. An attac…
- [The Ridge Retreat](https://www.houzz.com/hznb/projects/the-ridge-retreat-pj-vj~7876556)
  - Location: Hayesville, NC
  - Photos: 9
  - Description: Set into a wooded mountainside in Hayesville, North Carolina, Ridge Retreat was built to work with a steep, sloped lot rather than around it — presenting as a single-story timber-frame lodge from the drive, then dropping through three tiers of wraparound decking on the downhill elevation. Heavy exposed timber trusses and stone-based columns anchor the entry porch, carrying a mountain-lodge material palette through the exterior, with a reddish-brown dimensional shingle roof and soft gray lap sidi…
- [Cedar Ridge Barn](https://www.houzz.com/hznb/projects/cedar-ridge-barn-pj-vj~7875863)
  - Location: Young Harris, GA
  - Photos: 5
  - Description: A detached workshop, garage, and work area in Young Harris, Georgia — built as an accessory structure, not part of a house build, but finished to the same standard as one. The roofline sets the tone: a steep, cedar-shingled gable drops into a long, low catslide that grounds the building against its wooded lot, with the mountains visible in the distance. Cream board-and-batten siding, a metal roof and matching entry awning, and a timber-look carriage door with X-bracing carry the barn-inspired ex…
