> Phenomenal experience!  Stylish, professional and personable.  Redesign of modern townhouse started off with a design meeting and discussion.  A few weeks later was provided room designs, color suggestions, furniture recommendations, and more.  I started off with painting the interior and adding appropriate furniture.  I kept in touch with Joan for a number of years and hired her for ideas.  Over a period of 5 years my home was nearly new with new kitchen, 3 bathrooms, hardwood floors, carpets all based on her input.  When I sold in 2015 it had multiple offers and went for well above competition, both realtors pointed out it was because of the design.  If I lived in the area I would use again and highly recommend.

## Community Q&A

**Q: Did I  pay  too much?** *(in Polls)*

This is my first time having to replace my furnace. The old one was in fixable and over 15 yrs old. I ended up going with Bell Brothers. They recommended a Ruud R801s furnace. With installation, cutting out a new larger return, and new duct work, rerouting the condensation drip lines. Etc... it took 12 hrs for the install. I paid $7000 for all. I'm beginning to feel like I got snookered for not shopping for bids

A: nothing seems to cost leass than 10k these days!

I am shocked at how much more we are spending on our kitchen this time around. It’s been 7 years and this project is a little more complicated, but it’s going to cost double what the last one did. Ours is about 15% of our home value, so it still seems ok to me.

**Q: why do so many expensive homes lack a high end kitchen?** *(in Appliances)*

I live in a Boston suburb with median home prices so crazy high that most sane people from other parts of the country would burst out in laughter (or tears). My house is probably slightly above the median. I am planning a remodel for a kitchen that hasn't seen much love in decades. (We've been here 10 years.) 

Wanting to keep up with the local market standards for future resale, I regularly check real estate listings for homes of comparable value (and higher). What I see are kitchens that are, more often than not, pretty underwhelming, relative to the home price. These are homes selling for between a million and a million and a half. Personally, if I were buying a house for a million plus, I'd expect high end appliances/cabinets/floors/etc. 

I hope I can get my point across. What might explain why so many really expensive homes have lackluster kitchens? Is it just that I value certain things and others don’t? Different tastes? I suspect that it’s usually not because people maxed out their finances just to buy the house, as so many people in my town probably have mid-six figure incomes and up. (I wouldn’t include myself in there!) Is it just that in this neck of the woods, a million bucks isn't what it is elsewhere? Weird, unimportant questions, but any input is appreciated.

A: There are many ways to look at this discussion. First and foremost kitchen remodels are TOUGH-:
they cost a small fortune, no sink, no dishwasher, paper plates...etc no one is overly excited about having to remodel their kitchen so sometimes they just DONT. Maybe why you are seeing sub par/undwerwhelming kitchens-and when one considers moving they decide to let the new home owner do the work. Lots of variables here-New construction in the Bay Area-lots of fancy new kitchens with the latest techno appliances...very appealing to some. For some it is great to buy a place that can let you make it your own and within a reasonable budget...others may have no choice and have to purchase someone else's crappy design....never easy.

**Q: Before & After, Master Bathroom** *(in Before & After)*

We've been in our house for 26 years. I hated this bathroom wallpaper then and now, but it became invisible to me after awhile. The room was divided into two choppy spaces. The vanity and closet area was carpeted in a lovely rust/brown delight. There was faded vinyl in the tub &amp; toilet area. For whatever reason, I couldn't bring myself to photograph the tub/shower combo and toilet. There was also a linen closet in there.

As you can see, I tried out various paint colors on the wallpaper (it was hard to mar such beauty) before settling on Sherwin Williams Sea Salt for the walls and SW Pure White for cabinets and trim.

Excuse the bad angles. I found it much harder to get good pics of the bathroom in comparison to when we remodeled our kitchen/breakfast/den/laundry/powder room four years ago.

The sinks and hardware are stylin'.





The REAL before picture had crap all over that white cabinet counter. The cabinets had no shelves inside, which rendered them impotent. (Can cabinets be impotent?) 





After. Do we think there was a slight improvement? We do!

A: if it were my kitchen I would want to lighten it up-it seems kind of dark...lighter counter tops,  or dark counter tops with white cabinets-it could be the photo but to me this reads closed in.
