> I'm sharing my experience with Morgan Taylor Homes (MTH) so prospective buyers know what to watch for. We bought a new-construction home from MTH, closing January 2025.
>
> In November 2025, an independent Arizona-licensed inspector did a one-year warranty inspection and documented numerous workmanship defects across roofing, stucco, doors/windows, garage, interior, plumbing, electrical, and HVAC - several flagged as safety concerns, measured against Arizona Workmanship Standards (Rule 4-9-108). MTH failed to resolve many over the next 6+ months.
>
> Tile flooring was a central issue. After I documented chips, lippage, and damaged tiles with photos and video, MTH initially maintained the tile was acceptable. Only after an Arizona Registrar of Contractors inspection flagged the tile did MTH demolish and replace all of it, which required moving my household to a temporary residence. That warranty tile work then caused new damage: scratched/chipped bathroom countertops, baseboards damaged and painted over instead of replaced, damaged door frames, a dented refrigerator and dead ice maker, damaged cabinets, a scratched front door, and soiled walls.
>
> On 5/19/2026 MTH refused in writing to repair several items they caused. Their response called the baseboard/door-frame damage 'typical of flooring removal and reinstallation' - admitting it came from their work - yet declined to fix it as within 'acceptable tolerances.' They also blamed a countertop chip on the original install, though that would be warranty-covered too. Some attempted repairs made things worse.

> In my experience, MTH minimized or denied legitimate damage and did not fully address the defects. I cannot recommend them.

> Signed with MTH in January... they were "close" to getting the permit.  It's November now and they still do not have a permit AND will not follow our contract.  It is very clearly marked SEWER but the want to put in a giant seepage pit and septic in our front yard.  We argued this change and their response is they can do whatever they want at their discretion....  Their argument to City of Surprise for sewer to septic was "financial hardship" but we have their builder estimate and our cost, plus what they told us the increased expense was and it's not financial hardship but smaller profit margin.  In my opinion.... Bad customer service, cheap, they could care less about their customers or abiding by a contract.... buyer beware and avoid Morgan Taylor Homes.

> Originally told the permit was submitted and would be issued "any day." Well, five months later, after trying to get information on what was happening, we found out that they hadn't actually submitted the permit. We made multiple phone calls to at least four different Morgan Taylor reps and no one would return a phone call. We elevated our concerns to the head of the Scottsdale, Arizona Office. It took him over 30 days to respond to our email and that response was general and lacked specifics on where Morgan Taylor went wrong.

> The contract states Morgan Tayler has 16 months from the time of permit issuance to complete the build. We signed back in February with them telling us the permit would be issued "any day", and we could anticipate our house completion date at approx. June 2023 It's been six months now and no permit, no construction, and nothing we can do.

> We asked multiple times when construction would start but the response was "any day." When we told them we knew the permit had not been submitted, the story quickly changed and that they didn't understand the permitting process and thought the plans were under review but had been resubmitted.
>
> Be warned, Morgan Taylor can delay the process a long time and there is nothing you can do about it. Make sure to ask for documented proof of anything they tell you.

> My build in Sedona was nothing but an headache. If I was able to see a model before purchasing I would never have purchased a home from them. The finish work by the tile, stucco and drywall were subpar. I am still trying to resolve stucco issues 2 1/2 years later.  They agreed to fix the stucco failure on the parapet walls and repaint the house. But now their refusing to paint the house. They only want to paint the patches. Also the paint initially used is no longer available. If that wasn’t enough I still have stone’s falling off the walls. Can you imagine having a 5 pound rock falling 12 feet? The customer service is sporadic, sometimes good, sometimes bad. The turnover is high so you call one week and the person helping you is no longer with them and you have to start all over again. I’ve had 4 supervisors in charge of my build in 3 years. The latest group as of June 2022 started off really good. A breath of fresh air. They promised to change the customer service. They said they understood there were customer service problems before but they were going to fix them. Well that lasted about 4 months. Now there back to the normal poor service. Buyer beware!

> We fell in love with one of the field models they had under construction.  They took our contingent offer and we tried to sell our home to Offerpad and they came back with more fees.....  It didn't make sense for us to sell and buy.  We contacted Todd Stengel, our sales person. He wanted to run it by the owners, & came back & said that MTH would buy our home and we could still purchase the new home we wanted. OUR DREAM HOME!  They really helped us with the whole process.  I would recommend MTH to anyone!

During the process from beginning to end of construction we had a very pleasant experience with the Morgan Taylor staff. Sylvia was the first staff member we met when looking to purchase a new home,  she was very helpful in showing us available homes in the area within our budget, she worked with us through the entire process of construction. David (on-site superintendent) and Jeff (assistant) were great to work with during construction and were always available when we had questions. If your looking to purchase a new built home we highly recommend Morgan Taylor Homes. The staff was very friendly and professional throughout the whole process.

It's actual rustic barn wood that was applied randomly, ands then shelves added. 
It's relatively easy to do and warms up any space!
