My design specialty is space planning. It all starts with the challenges of your existing conditions. Can we expand the space by removing a wall? Do you need more storage? Can we create more countertop space? Once we have the room dimensions on paper, the real fun begins. I start by creating two or three floorplan options to address those challenges. After the floorplan is chosen, we focus on the details. You will have a renovation tour guide every step of the way. This journey will improve the way you live in your home.

The advantages of my collaboration:
-- 3D drawings created in Chief Architect
-- Color guidance that ensures a cohesive plan
-- Selection assistance top to bottom from lighting to flooring
-- Project management to stay on track
-- Problem solver when issues come up in the field

Extras:
-- Attend industry shows to stay current on design trends
-- Continuing education with NKBA and Rochester Home Builders
-- Network with industry professionals to explore new design ideas
-- Always researching products and reading shelter magazines

> I have never done a major renovation before, so having Mary Anne to guide me gave me the peace of mind and confidence to finally update my kitchen. Along the way we also added the remodeling of our powder room into a full bath to the project.
>
> In addition to her design expertise, Mary Anne connected me with excellent craftsmen including the cabinet-maker and the contractor. Her "Design by Your Side" package also provided much needed guidance on making my selections.
>
> The transformation of my 1988 kitchen makes me happy every day.

**Comment from Brugnoni Design:**

> What a fantastic transformation eliminating those soffits, and updating your kitchen and bath. It was great fun working together! Thanks for including me on your renovation journey.

**★★★★★ — Ryan Lippe, Dec. 2024**

> I hired Mary Anne to guide the furniture layout in my new apartment. She drew a floorplan and 3D model of the space. She created a furniture plan to accommodate the dimensions and my style.

> Brugnoni Design offers a creative, flexible approach to home renovations. Dream big—Mary Anne has you covered from design to contractor selection to cabinets, and all the pieces that makeup an incredible finished project!

**Comment from Brugnoni Design:**

> Thanks Ann. Taking the wall down between the kitchen and the dining room was a dramatic improvement. I really enjoyed helping you transform the kitchen to suit your lifestyle.

> I worked with Mary Anne Bugnoni of Brugnoni Design on updating my 1941 bathroom. We came up with a great design to make it feel like a vintage bathroom but all new. She suggested some changes that would never have occurred to me, and she brought great taste and resources---including an excellent contractor and a master cabinetmaker--to the project.
>
> Further, Mary Anne is so easy to work with! She brings such enthusiasm and a positive, "can do" attitude to her work which made this fairly inexperienced client feel comfortable in making big--and sometimes expensive--decisions. She's always responsive and sensitive to budget.
>
> I LOVE my "new but vintage-looking" bathroom. And working with Brugnoni Design was a pleasure. I highly recommend!

**Comment from Brugnoni Design:**

> I really enjoyed working together on your bathroom. Your home has so much character! Cannot wait to redesign the kitchen...

Mary Anne gets 5 stars for her passion and enthusiasm for our projects, her collaborative attitude, bringing insights alive with her drawings and her connections to expert contractors that do excellent work. We really enjoyed working with Mary Anne!

**Comment from Brugnoni Design:**

> Thank you so much! I really enjoyed collaborating with you and Chris. The spaces came out beautifully and your choices to integrate many of the original details were spot on. The architect would be pleased with the way you honored & updated your 1963 ranch!

**★★★★★ — Cheryl, Nov. 2021**

> Mary Ann's final design of our kitchen dining room blew us away! And we were able to accomplish most of our consultations from a distance via zoom. I can't wait to see the finished product and add pics to this review.

**Comment from Brugnoni Design:**

> I so enjoyed working with you and Scott as we reconfigured the space with your gorgeous existing cabinets. Opening up the dining area adds to the amazing transformation!

**★★★★★ — Matthew Lochner, Nov. 2021**

>
> HIGHLY RECOMMEND!

**★★★★★ — David Gerling, Oct. 2021**

> Mary Anne helped design the remodel of my kitchen and dining room. It was wonderful working with her. She did a great job with the transforming the small space that i had in this 1934 house. She's very down to earth and not overbearing like other designers I have worked with in the past, and she was open to my ideas as well.
> Look forward to working with her again in the future!

**★★★★★ — Bill, Nov. 2020**

> I hired Mary Anne to design my small bathroom. At our first design meeting we discussed using black and white as our theme. She ran with that idea! The new vanity was designed to include a slim base cabinet by the bathrooms entry. This cabinet extended the countertop and added extra storage space. Mary Anne shopped for the materials and brought back options to simply the decision making process. The transformation was a dramatic! The end result is a gorgeous bathroom that worked with the existing footprint and stayed with in my budget. I would highly recommend Mary Anne for all of your design needs.

**★★★★★ — Amy Carey, Oct. 2020**

> We hired Mary Anne to draw our new home in 3D. The builder gave us floor plans and exterior elevations on a model home that was compatible with our preferences. The 3D images she provided made it much easier to envision and tailor to our specific desires. Mary Anne shared specific suggestions on how the entire first floor could be improved. She reorganized the kitchen layout, enlarged the laundry room, rerouted the pantry entrance, adjusted door swings, enlarged the master shower, repositioned the front windows and more. We implemented the changes and viewed them in 3D. It looked amazing! We highly recommend Mary Anne for her space planning guidance and her trained expertise. We could have never done this on our own.

**Comment from Brugnoni Design:**

> It has been so rewarding to be part of this journey with you and Al. I look forward to seeing your long awaited dream become a reality. Thanks for sharing your positive feedback!

**★★★★★ — Pam Ernst, April 2020**

> Responsive, great listener, creative, professional. Mary Anne is all these things and so much fun to work with! She is really friendly and enthusiastic. I loved her ideas and she was able to use software that showed me how my new guest bedroom and bath would look. It made the decision process so much easier. I highly recommend her services!

**Comment from Brugnoni Design:**

> Pam, thanks for the kind words. Designing a bedroom suite that accommodates a family of 4 was a space planning brain teaser! Loved it. Really enjoyed working together.

> First off, I'd like to introduce myself. My name is Gary Fd Smolinsky and I'm a General Contractor out of Good Afternoon,
> the Naples, NY area. I had the pleasure of meeting Mary Anne through a mutual friend and after some much thorough conversation along with sharing job stories and pictures, I knew right off that I wanted to add her to my team and extend her talents to my clients. I was in the process of a current build which included a master bath suite along with some storage and closet space. Her positive eye to details and customer service where spot on as I felt very comfortable leaving her to exercise her talents with my clients. She has great insight and seems to apply the cutting edge when it comes to design, yet all the while listening very intently to the customer’s needs as well without over stepping her boundaries. This is a trait in which I myself live by. I look very much forward to working with her very soon in the near future as I welcome her insight and professionalism.
> Thank you, Regards

- [Modern Bath](https://www.houzz.com/hznb/projects/modern-bath-pj-vj~7565259)
 - Location: Brighton, NY
 - Photos: 5
 - Description: The only bathroom in this mid century ranch was very dated and needed a redo. Re-arranging the cabinets with stained maple in a better layout transformed the space. Swapped the hinged door with a pocket version. It created additional wall space for the grab bar/towel holder. Brillance Verde by Genrose inspired the color palette by highlighting the back shower wall as a work of art.
- [Second Wind Family Room](https://www.houzz.com/hznb/projects/second-wind-family-room-pj-vj~7560894)
 - Location: Not specified
 - Photos: 5
 - Description: This room started as the upper floor of a garage. A prior owner used it as the main bedroom. Then it transitioned into a family room. It was wonky and unbalanced! Three walls came down to reconstruct this space as a proper family room. Windows were placed off center to accommodate a future fireplace. The roof was raised to improve the facade of the home and includes an upper porch. It spans from 9' to 14' high. The original windows were all replaced. Douglas fir with walnut inserts adds characte…

 - Location: Rome, PA

 - Description: By opening the space into the dining room, we added an island, rerouted the refrigerator and added open china storage. All of the existing cabinets will be reused. The new kitchen will be a game changer at the next party! Swipe to see the “before” photos.
- [Lake House](https://www.houzz.com/hznb/projects/lake-house-pj-vj~6418769)
 - Location: Not specified
 - Photos: 5
 - Description: The client spent years researching builders and options of how to build an A-frame home on Keuka Lake that was custom to their preferences. Luckily their site was suitable for a modular home. This is not your parents ranch! The home looks and feels like a stick built property. By drawing the main level in 3D, the home's potential was much easier to envision. We could revise the details to suit my client and guide the builder at the same time. Slated for early 2021 completion, this has been a thr…
- [Railing Remodel](https://www.houzz.com/hznb/projects/railing-remodel-pj-vj~6461411)
 - Location: Irondequoit, NY
 - Photos: 5
 - Description: Matt Lochner of TML Woodworks created a gorgeous staircase for a client on Irondequoit Bay. In order for the client to see the potential of replacing the existing staircase with something unique, I was hired to draw this in 3D. Once the client saw the drawings, the job was a go.
- [Living Large](https://www.houzz.com/hznb/projects/living-large-pj-vj~5447804)
 - Location: Rochester, NY
 - Photos: 14
 - Description: This 1960's kitchen condo had a dated floorplan. It was cramped, tiny and separated from the main living/dining area. To create a space more suitable for entertaining, all three walls were removed. The old bar area was incorporated into the new footprint. Brick veneer was used as a kitchen backsplash, installed up to the ceiling and around the side. It gives the illusion that the brick was always there, lurking behind the wall. To hide the electrical components, we added soffits and posts. This…
- [Let in the Light Master Bath](https://www.houzz.com/hznb/projects/let-in-the-light-master-bath-pj-vj~2496304)
 - Location: Mendon, NY
 - Photos: 12
 - Description: The homeowners existing master bath was dark, dated and oddly arranged. We gutted the space and reorganized the floorplan to take advantage of the vast square footage. The double window by the bathtub replaced a single window that had glass bock. The round window was added on the south wall to bring in more light. The ceiling was painted white and the light gray wall color helped to transform the space. The chandelier and vintage door added some old world charm. The closet is a walk in, with sha…
- [Bill's Bath](https://www.houzz.com/hznb/projects/bill-s-bath-pj-vj~6418783)
 - Location: Pittsford, NY
 - Photos: 2
 - Description: This was a compact space. The original vanity was 21 inches deep making it awkward to access the toilet. By reducing the depth of the main vanity and adding slim storage next to it, we increased the counter space and scaled the vanity to fit the bathroom. The client was interested in a black theme. We added a gorgeous porcelain tile floor and quartz counter that resembled black marble. The finished space is now elegant and beautiful.
- [Brighton Kitchen](https://www.houzz.com/hznb/projects/brighton-kitchen-pj-vj~3027232)
 - Location: Brighton, NY
 - Photos: 14
 - Description: The challenge in using this compact kitchen was the lack of countertop space. The design was original to this 1950's ranch. It was ready for a total gut. By relocating the door to the garage 30 inches, we were able to move the refrigerator to the left of the sink. Eliminating the awkward peninsula added counter space by the stove and improved site lines to the window.
- [Jeffrey, Pittsford, NY](https://www.houzz.com/hznb/projects/jeffrey-pittsford-ny-pj-vj~921309)
 - Location: Pittsford, NY
 - Photos: 3
 - Description: The ceiling in Jeffrey's kitchen was beautiful. The challenge was to update the space without making it feel like the clients lived in a ship (wood ceiling, wood floors, wood cabinets, etc) We achieved this goal using painted upper cabinets in a creamy white, the same color as the walls. They all but disappear, placing the focus on the ceiling and the quarter-sawn oak base cabinets.
- [Boys Bath, Mendon, NY](https://www.houzz.com/hznb/projects/boys-bath-mendon-ny-pj-vj~1990246)
 - Location: Mendon, NY
 - Photos: 6
 - Description: The main bath in this 1990's home was original to the house. The clients wanted their remodel to appeal to the adults in the family as well as to their two young sons. By applying the floor tile to an alcove tub, we were able to give the space a custom look without a custom price. The double vanity, granite top and medicine cabinets were from an earlier remodel. The challenge was to make sure the existing elements played well with the redesign. The custom bench helps conceal the kitty litter.

## Community Q&A

**Q: who makes the tub?** *(in Photo Questions)*

Like the tub tiled up the front. What make is it?

A: This is a Kohler K-1946-L Archer Drop In Soaking Tub with Left Hand Drain in Biscuit. The contractor framed the front so we could add tile right to the top. Be sure to purchase the drain kit as it comes separately.

**Q: Hood Dilemma with High Ceiling** *(in Design Dilemma)*

We have 12+ foot high ceilings in our kitchen. Initially, we considered going with the design below - hood all the way to the ceiling clad in grooved oak to match the island.

However, after seeing the hood framed in, I am having second thoughts. It looks HUGE and I'm afraid it will overwhelm the kitchen. It's become much too-large a focal point.
What do you suggest... Should we cut the hood down... Leave it as is... Start over... I would love ideas!

A: Trust the drawing. If you like the drawing, you will like tall hood. The wood your installer's holding is gorgeous!

**Q: POLL: Hardwood in a kitchen - Yes or No?** *(in Polls)*

There seems to always be a discussion around about whether or not it is okay or wise to put hardwood floors in a kitchen, mostly due to the inherent moisture. What is your stance? Is hardwood in the kitchen a yes or a no for you?

VOTE and tell us about it in the comments!

A: We installed prefinished Kempas 10 years ago. This hardwood floor is beautiful! I just wish the installer had considered how the sun would fade the wood by the windows/or under the skylights. We eventually tinted our windows to slow the process. Consider all options.

**Q: What is the seat height?** *(in Product Questions)*

A: I was hoping the seat to the floor measures 24"

**Q: Granite seam in middle of sink cabinet or in line with 70/30 sink divi** *(in Design Dilemma)*

I have a 70/30 sink. My contractor placed the granite seam at the center of the sink cabinet so that it would line up with the center of the 2 doors below. It is in the larger bowl and is 3 or 4 inches from the sink divider. I thought it would be better to have the seam in line with the divider and faucet. I have enough material left over for him to redo it. Which would be the better location for the seam? Thank you!!

A: You will hardly notice the seam when this is completed. I always do the middle of the sink...

**Q: Bedroom Design** *(in Design Dilemma)*

In less than a month I will be moving to Greenwood Village in Colorado. We have purchased a home and now I have a completely new bedroom to design and make mine. So far I know I am painting it a light grey because the current cream ish color is really not me. My design aesthetic is clean and modern. Eventually we will replace the carpet with wood as well. I also need some lighting because it does not have any overhead lighting. My main issue is the bed. I want a full bed and I want a quality bed, but my budget is somewhere around $400. Any advice on the bed or good, reasonably priced modern lighting? Thanks!

A: I am a huge fan of purchasing second hand furniture. Look into your local Craig's list or visit an estate sale, antique shop or consignment shop. A queen bed is much more comfortable for two people versus a full-size. Something to consider. Best of luck on your move!
