Paul was the principal architect and president of Lail Design Group in St. Helena for more than a decade; he founded Paul Kelley Architecture, Inc., in 2008. He is a certified Master Green Building Professional; a member of the US Green Building Council and the Napa Chamber of Commerce; founder of the Napa Valley Building Design & Construction Consortium; a past board member of Napa County Landmarks; a past commissioner/chair of the city of Napa’s Cultural Heritage Commission; and a current commissioner on the city of Napa’s Planning Commission.

> Paul Kelley oversaw a project to upgrade my mother's Coombsville area home seismically, functionally, and aesthetically.  The seismic part saved the house from major damage in the 2014 South Napa Earthquake. The house, built in 1972 to older standards, went unscathed as many neighbors suffered structural damage. Installation of photo-voltaic panels reduced her electric bill to zero, a backup generator protected her from outages, and upgrades to bathrooms accommodated her increasing frailty as she aged in place. Finally, new carpeting, wall paper, and garden design made her surroundings more pleasant. Paul's recommendations allowed her to spend wisely on improvements that would have the most impact for the money. He very professionally coordinated all the contractors on the project. We were impressed with his broad knowledge of the issue involved.

## Community Q&A

**Q: What is the square footage of the entire barn?** *(in Photo Questions)*

Looks like an awesome space. Curious the size of the barn?

A: The total barn is 1,000sf broken into 3 main areas.  Each space has radiant floors.

A: The barn framing that you see was no longer suitable to support the barn - it was over-spanned for today's codes and in California we have seismic lateral loads to consider. There were no original walls...just boards nailed on boards so we framed the barn like a house and lined the interior with plywood for lateral shear, painted it black and put the historic boards against it.  We used 2x8 rafters I believe for the roof, insulated them and put the original corrugated metal roof on the inside with the smaller 2x4 rafters so it looked like the ceiling of the original barn.  Wondering if you could find someone that wants to remove an old barn, dismantle it and use the pieces to rebuild a new one.  Accounting for waste and rotten material if your barn is X square feet, maybe you dismantle one thats 1.5X for plenty of material.

A: Hi Judy - the guest bathroom counter top is Mystery White Honed Marble from Grima Tile and Stone in Rohnert Park, CA

A: Hello.  The owners found a couple galvanized troughs and filled them full of used lightbulbs with an active bulb down in the pile...it makes for a really cool and rustic effect.  PK

**Q: Is there insulation in the ceiling? Is that the exterior roofing showi** *(in Photo Questions)*

A: This was a fun solution.  The rafters, sheeting and roofing were original but overspanned by today's codes.  In reconstructing the building we dropped the rafters and roofing down so they became the interior ceiling.  Over that we placed new structural rafters with insulation and then new plywood sheating for shear and new corrugated roofing above to create a corrugated insulation sandwich.  We similarly treated the walls - where there were no walls before, just vertical boards.  We moved the boards to the interior, framed and insulated walls and surfaced the exterior with new siding.  Because this project is in a fire prone area, the exterior new materials had to be fire resistant and meet certain code requirements.  Thanks for the question.
