> We bought our home from North Pointe in 2020. We noticed a leak in our rooftop patio in July 2025. When the contractor removed the vinyl flooring a second larger leak was found. The railings on the patio had been nailed in to styrofoam instead of wood allowing water intrusion into the stub wall and floor. This was a latent defect causing leakage from the date of the build. Because the 5 year building envelope warranty had just elapsed our claim was denied by the builders warranty provider. It cost us $18,000 to fix and we were offered $3000 in compensation from the builder.
