Both were houses in the Old Town district. One was a rehabilitation of a home built in the late 1800.’s that I reside in on Whitehead Street. It was a substantial gutting of a 2500 sf ft, 5 bedroom home. After successful completion of the house, we received a Historical Preservation award for the work that Kanga completed.. There were sufficient plans to get a building permit, but like any renovation, it required lots of communication between myself & Kanga to complete. I was very impressed with the commitment that Kanga made to working with us to make the project a success. > > The second project was a new construction in Old Town, Key West on Olivia Street. This was a 2400 sq ft 3 bd house that had severe architectural challenges imposed by the local Historic Preservation Board. Scott has a high standard, a plethora of experience, adheres to timelines and is very mindful of costs as if our project were his own home. Scott has a strong consistent method of communication with owners, subs, suppliers & his crew. We are living in MA during most of this renovation. Besides calling, texting and emailing, Scott either FaceTimes or Videos semi weekly. He bills promptly and transparently. The original bedroom had cross beams which were unsightly, but we thought structurally necessary. Kanga was able to come up with a way to remove the cross beams and IMPROVE structural stability. With no beams, the room looks so much larger! They also came up with numerous ideas to utilize previously unused space so that we ended up with a much cleaner look with much more storage. We've used Kanga several time previously and once again their attention to detail is amazing. On this job, one of the painters took one look at the paint that was delivered and said he just knew from working with us the paint color was wrong. Those expectations were met and exceeded. > > This project was a bit unusual in that we were building for one unit to be a year round rental and the other for our ourselves. We had the plans drawn by an architect and engineering firm, but we chose to make the choices of materials ourselves in conjunction with Kanga. We viewed this as an investment and we wanted to get good value for the money we spent. Both Scott and Bill helped tremendously in pre-construction by pointing to materials that were very high quality, yet cost conscious. Their recommendations regarding windows, doors and flooring are areas in which they steered us to brands and choices that looked great and were a good value. > > The construction process ensured that the homes would last with little maintenance. For example, they use all treated lumber throughout the construction, not just the lower areas. This helps protect the building from the various pests that are common in the Florida Keys. They also recommended using foamed insulation in the roof. They indicated that this would result in significant savings in A/C electric bills and better home comfort due to its superior quality. Even before the A/C was installed you could tell how well it was working inside the house keeping the heat load down - a great long term recommendation. > > For the accessory unit, they worked with us to maximize every square inch. They found very creative ways to create storage including under stairs drawer and storage closet and a barn door on the bedroom closet that slides completely out of the way so you have access to the entire storage area. > > The details on the finishes were outstanding. Both Scott and Bill listen to the desired end result and problem solve to get a perfect finished look. The details on our stairs and molding and how they all flow together is one example that comes to mind. > > We started building just before COVID hit. Initially there were no shortages. As construction progressed various supplies were unavailable. Scott was able to either procure alternate supplies, or shift the focus of their work to keep the project moving forward throughout the entire building process. Kanga had to work with multiple contractors and suppliers and Scott was very adept at handling a variety of circumstances that arose.
