> Great concept. Love the time and cost savings of builing a prefabricated home. I watched them build a home in Carlsbad and saw the speed of construction and quality. Im looking to build an Accessory Dwelling Unit and Im going to use prefab construction.

> USModular inc.   built 3 homes for me - as a real estate developer.  I sold 2 of the homes for a profit and live in the other home in Carlsbad, CA.  Biggest advantage to me was the time savings on permitting and the time savings in construction.  I estimate I saved 9 months - 12 month by building the homes with modular construction.  Quality was excellent  from factory and we even added site installed engineered hardwood and granite countertops  One of the homes we finished with stucco  - that was completed on site.

I have site built homes in past - and would never consider site building a house again as it takes too long and has too many moving parts.  It was a frustrating experience.  Building homes with modular construction was much easier - as 80% of home was built in factory .

> I hired USModular to put a room addition on my home.

> Summary:  USModular never finished the design phase, and despite many unanswered questions attempted to force me into a construction agreement.    In my opinion  homeowners should stay away from this dishonest builder.

>  The “Conceptual Design” had a separate contract that called for USModular  to provide “preliminary conceptual floor plan including four(4) side elevations and a color rendering of the front elevation”.  At the end of more than five months of prodding, I had a conceptual floor plan for just one room of the addition, and elevations that had no detail at all for the entire ground floor (and multiple errors in the roof line), and no color renderings.  The elevations showed the second floor mysteriously floating in space, next to the existing house.  Even though there was no finished conceptual design, USModular tried to get me to do a construction agreement for $194,568, a contract which couldn’t possibly have resulted in what I wanted, since the design wasn’t done.  I guess they were just going to wing it for the ground floor.   Of course, any disagreement over the mysterious downstairs would have turned into a “change order” that would increase the price.

> The final straw was a conference call arranged by USModular to resolve my concerns about whether I should proceed at all with this company.   No one from USModular even showed up on the call – they blew it off, which was completely consistent with the many months of ignoring my questions (emails and calls) during the design phase.

> The company has refused to refund the $5,000 I paid in advance for the unfinished design, and I’m pursuing legal action against them.  Todd Kesseler and Abe Ferreira are much better salesmen than they are builders, and I’d advise anyone considering USModular to find another builder.

> Edit: Trimmed down the review, keeping it short and sweet.   I am amused to see that now the company is saying "you were never a client".  Really, guys?   Attached, if anyone cares, is the receipt for the $5,000 payment for the design phase.  And the Contractors License Board said that since the company never actually built anything for me (and they are therefore out of jurisdiction), they recommend I just sue US Modular.
