> SRD Consruction recently completed a remodel of my kitchen and master bathroom within the required timeframe and with professional excellence. This is the second time that I have employed SRD for a remodel project and plan to do so again in the near future I am thankful to Steve and his associates for their integrity, determination and knowledge.

> I hired Steve Daniel ,SRD Construction \], to do an extensive remodeling project on an 10-11 year old home. We gutted the entire home including taking out walls, all flooring and kitchen and bathrooms. We transformed the interior of the home from traditional to modern using high end materials which required superior craftmanship and knowledge to accomplish. Steve and the subcontractors were very knowledgable and skilled in each of their areas. Steve always required the highest quality work from each subcontractor and all were very professional throughout the project. We were able to stay close to the original budget despite the project being extensive and long. Steve was always very responsive to requests and available to me at any time throughout.

> Thanks so much for the great review Meredith. Your project is one of my all time favorites. It couldn't have turned out nicer:-)

**★★★★★ — Robert Blauth, June 2016**

> In the Fall of 2011, we took possession of a new home in Lake Alfred, Florida which was custom built for us by Steven Daniel of SRD Construction. We previously had custom homes built in Massachusetts and Pennsylvania and were concerned about monitoring the process from such a great distance. After an initial interview with Steve in early 2010, and contacting his references, we were reassured that SRD was the right construction company for our new home.
>
> Steve’s constant communications regarding the construction included regular e-mails, phone calls, and photographs. As a result, we only needed to make two trips to Florida to visit the job site and choose our cabinets, appliances, colors, etc. Steve’s wife, Kathy, was a great help to us in making the myriad of choices. Steve suggested many improvements such as the arched entrance and columns for our dining room. Steve’s attention to detail was extraordinary. For example, he sent us sketches of all tile layouts before installation.
>
> Our finished home is beautiful and exceeded our expectations. It was completed on time to our exacting specifications. The few small items that needed attention after we moved in were taken care of quickly and proficiently by Casey, Steve’s foreman, and by the sub-contractors. We enthusiastically recommend Steve for any construction project or to build your new home.

> When you finish a three story home remodel with unexpected issues, unique architecture and design, plus a grueling personal work schedule and you think, "I so thankful that I had the good sense to hire Steve Daniels!", I think that says it all. Quality work that he stands by.

> Thanks you so much for your great review Carol. Hope you and Shane are doing well. Read a great article about your ranch and all the sustainable methods you are using the other day. Very impressive:-)

> We contracted with SRD to repair our home from water damage. It was a big job and they coordinated all of the different subs and worked fantastically with the insurance adjustor. Our home is wonderfully put back together! They knew exactly what had to be done and got it done between Thanksgiving and Christmas - no easy feat! We had a beautiful family holiday together thanks to SRD!

> Thank you so much Audrey. You and Don were fantastic to work with.

**★★★★★ — Sam Morgan, June 2016**

> I had a 1,000 square foot addition added to my house which included Great Room, Bedroom, and Bathroom. It was a wing on the existing house so it had to line up perfectly with the old roof. I also had a $50,000 renovation of the existing house. We were pleased and satisfied with all of the work done for us by SRD Construction. We spent $150,000 and felt we got our money's worth. I would recommend Steve and his company to anyone and everyone I know.

> After talking with and getting ideas for my dream home from 4 or 5 home builders I selected S R D construction, their skilled licensed craftmen did a fantastic job , over the months I found the entire crew to be respectful, polite, and very skilled , some of Mr Steve Daniels workers have been with him for years and definately know their craft. Many of my neighbors in Cypress Woods Golf & Country watch while my home was being constructed and all was very impressed, as was , I strongly suggest to any one who wants a well built, custom home to talk with Mr Daniels and you will feel a sense of trust in him which I personally found refreshing.

> Competent - Skilled - High level of ethics - Reliable !
> These are some of the qualities we found with SRD Construction. Steve Daniel built 2 houses for us with the same level of satisfaction. He is hands-on during the whole process. He and his team provided us with quality workmanship. They met deadlines, respected budget and kept in contact. Both of our houses were in the range of $250,000 to $300,000 and met our expectations. Steve Daniel and his crew certainly help turn our dream house into reality. We would not hesitate to hire them again and certainly we highly recommend Steve Daniel and SRD Construction for building or renovate your next house.

> SRD-Excellent professional relationship. Spent significant pre build time with owner prior to constuction. SRD utilizes excellent sub contractors and employs very professional staff. SRD pays attention to details, and is available before, during and after construction. SRD was always receptive to questions and resolved issues effectively with open communication. SRD made wise decisions, is very high integrity operation and did not sacrifice quality by rushing through construction.

> In 2016, we began planning an extensive remodel on our home. We wanted a total remodel of the kitchen, both bathrooms and all the flooring in the house. We contacted several general contractors regarding the work and one of them was Steve Daniel from SRD Construction. Because the remodel was to be so extensive, we needed it to be done efficiently and with high standards. We elected to use Steve based on his professionalism and integrity during our initial meetings and planning sessions. We are thankful that we did. From the planning process through implementation, Steve and his team were professional, quality minded, realistic, wise and accessible in their approach to the project and to us, as homeowners, going through the remodel process. We are delighted with the outcome and the quality of the work in everything SRD did for us.

**★★★★★ — Chris Nikdel, May 2016**

> I have had Steve and Co do 2 renovations at my home: a total redo on my kitchen and master bath a year later. It was a very good experience once we got started. I have recommended him to several people after that. The work is top knotch and he works with a group of talented people that have a relationship built with him and they know the degree of excellence he requires on all his jobs. I was given a synopsis of what was going to get accomplished every week and he checked on things regularly. The results were fabulous and it exceeded my expectations. We went over the budget some but it was mostly because I wanted a couple of extra things. We now enjoy it everyday!

## Community Q&A

**Q: Help for our small laundry room under the stairs!** *(in Design Dilemma)*

We have an older home where the laundry is located partially under the back side of the stairs. The entire "room" is just over 6 feet wide. The dryer is located under an angled ceiling that is the back of the staircase. In the picture, the front of the dryer is almost even with the rear of the washer. If we pull the dryer forward, there is a rather large square void of space behind it. Any ideas how to maximize functional storage and use of this space? HELP! Thanks!

A: Very tight space for sure. I would be nice to know what surrounds the area under the stairs before making a recommendation. Drawing a basic floor plan of the area would be great.

**Q: Stair nose doesn't match stairs** *(in Design Dilemma)*

I just installed over 2,000 sqft of flooring and the "matching" stair nose from the manufacturer does not match the flooring - at all. The floors are the Cotswolds from the Castlecombe series manufactured by US Floors. The floors are gorgeous, but the stair nose just isn't close. The stain is different, the distressing is different, and the finish is different (oil finished floor and urethane finish stair nose). Can anyone recommend a company to custom match stair nose? The flooring is heavily distressed, which is complicating things
.

A: Stand firm with you position. The woods don't even look like the same species. I recommend contacting the product representative. You will get a much better response from the rep than you will from the company selling the product. If you don't have any luck with the rep find a wood flooring company that installs finished in place wood floors, usually they will have the skill set to try and replicate the look you are after. I have to warn you, the distressed wood will be very difficult to reproduce. Good luck.

**Q: Oversized pantry woes** *(in Design Dilemma)*

Here are my new cabinets being installed. My pantry oversized, which was my worry and it came true it takes over the kitchen. So should I switch to double doors on each side? Right now they are about 26 inches. Thanks!

A: I agree with Maureen, the pantry will be more balanced when the fridge is installed. Don't beat yourself up your kitchen is going to be beautiful. Good luck.

**Q: reception window installation** *(in Design Dilemma)*

I need a receptionist window installed in my office suite. what kind of professional would do this?

A: A good handyman could handle the entire project with the exception of fabricating a granite counter top and the glass installation. You will need to hire a glass contractor to do the window/pass through. You may need an electrician as well.

**Q: How's my kitchen lighting plan looking?** *(in Design Dilemma)*

This is a new build and we will be using 6" recessed lights.
How does this plan look?

I am planning on doing oversized pendants for the island - do you think I need 2 or 3 would work better? The island is 3.5' x 9.5'
Thanks everyone!

A: No specific rule for distances off prep surfaces but we typically install can lights roughly 12" off the edge of counter tops. With a sufficient number of lights you will not have shadowing issues. Good under cabinet lights are invaluable for prepping surfaces. I recommend LED. If you use LED keep in mind the Kelvin rating, (i.e. the color temperature of the light), is a pretty important consideration.

**Q: New cabinets not wide enough gap** *(in Design Dilemma)*

New bottom cabinets due to flood and they do not line up with the top cabinet or tile backsplash. The space is too small for anything and don't have a clue how to try to fix this issue. Please help??!!??

A: Modular cabinets come in 3" increments. Looks like you are about three inches short. You can either buy a wider base cabinet or install a filler to make up the difference. The filler will not look great but it will save you time and money. The filler would need to be installed between the two base cabinets.
