After the build he stood by his warranty and was there for 5 years as we ironed out any issues we had. 2) He's reasonably priced. There are some firms which will underprice the project and then increase the price with change orders. He did not do that. His pricing was reasonable at the beginning and stayed that way. 3) He's good at what he does. We had a problem with a sub-contractor who custom-made a stainless steel railing showcased in our great room. Mark took care of it. He's got initiative, doesn't make excuses and does what he says he'll do.  For all these reasons, I could not recommend a GC more highly.

**Q: Looking for a new up & coming source of modern house plans…** *(in Building a Home)*

Tired of the same old search engine offerings…would like to find offerings by new architects

A: For what purpose are you seeking plans?  Out or interest or out of need to build?

**Q: HELP!  GC changed roof pitch and now causing problems during build** *(in Building a Home)*

Our GC suggested an 8/12 roof pitch instead of 10/12 or 12/12 to help save costs.  They said it wouldn't really change anything.  Now, during the build, it is affecting the second level.  They didn't know about these issues until the framer brought it to their attention.  Rooms aren't as big because of the slant, have to &quot;clip&quot; doors because the roof is too low, and a bathroom is no longer full height (8ft) but has a slant where part of it is at 6ft.  They said it would cost $25,000 to change the pitch at this point since most of the framing is done.  Do we have any recourse?

A: If you didn't have a real estate attorney review your contract, get one TODAY!!! Also never agree to further changes without a written change order describing everything and providing costs signed by BOTH parties. This is a he said she said moment and you will have to argue or threaten them legally unless they take full responsibility. Let this be a learning lesson to 1) have legal contract representation and someone on your side in these cases and 2) to review any changes in writing.
All in all, if what you state is the way it happened (and I am sure they will have their side of the story) then they should either reframe the roof and make things right at no cost to you or give you a super significant discount if you can live with the change that you did not agree to. Attorney attorney attorney and make sure its Real Estate attorney and not someone who has once done a real estate deal.
Finally another thought.  Document everything between you and your builder in writing and start communicating via email or text or letter so that you have something concrete to point to when you need it.

**Q: Builder communication frequency** *(in Building a Home)*

When planning a home, how often do you expect an update from your builder? Does this frequency change during the building portion of the project? I would like an update weekly. Is this too much to ask for?

A: Jennifer, every client is different as is every builder.  I concur with many of the above statements.  If the house you are building is custom then communication is much more frequent if you want it to be.  I once built a custom house for a super busy client who traveled extensively.  She and her husband specified everything with the architect/designer ahead of time, and I mean everything (faucets, flooring, paint colors etc.) and I communicated with them if a challenge arose or a change had to be made or I had a suggested change.  Saw them once a month.  Overall a very successful project and everyone was happy.  This is unusual.  Most of my communications are on average 1-2 times per week to discuss selections and changes.  Most of my clients either stop by the site to take a look at progress or I send them photos once a week or once every two weeks.  There is zero need to talk every day, unless as someone mentioned above there are extremely specific custom features that need extreme monitoring.
You want to balance your communication stream without micromanaging.  I find that when a client wants daily briefings it makes the process super cumbersome and distracting.  The ideal method is to make decisions well ahead of time (those that can be made) and to communicate on a pace that works for both client and builder.  I know thats not telling you much, but like I said from the onset, every client and every builder are different. You need to talk to builder and if you mesh then the project will most likely be successful.

**Q: Thoughts on custom home building?** *(in Building a Home)*

Hey everyone,

I've read through quite a few threads at this point, and have recognized and enjoyed the wealth of expertise and experience on display.  I wanted to get a general idea from folks on how long and how expensive building a custom home would be.  I'm really just flirting with the idea right now.  I've never even owned a home before (spent the last 17 years living in major cities in the US building my career).  However, now I'm in Missouri and really dislike all of the ranches with atriums for sale.  

I'm thinking of buying property like this:

Property in Augusta, MO

And building something like this:

Anyway, I know it's impossible to predict exact costs and timelines and anything can happen, but I was curious what the best case, average and worst case scenarios would look like.
Also, any thoughts on different starting ideas for home plans are gladly welcomed.

**Q: What’s the worst thing that happened during your house build?** *(in Building a Home)*

This is my first post. We have our land but do not have plans yet. I have learned so much from the people on this forum and know that I will continue to gain useful information to help me go forward. Thank you in advance!

A: Here is some good, free :), advice of exactly how to avoid many of the above items, and worse, from happening.

Get a really good area Real Estate Attorney (not your friend's friend who went to law school)  to review your contract before you give one $ in deposit to any builder!  I cannot overstate this enough.  Many of the issues in these forums would have been avoided if the folks got proper representation and contract review!!  Spend the $1000-$2000 its way worth it.
Make a list of all your &quot;wants&quot; and &quot;needs&quot; before designing a plan.  Make sure you list them in order of importance as you will most likely need to sacrifice some to obtain the others. Nothing is perfect and you will not get 100% of everything you want.  Be ready for that.
Find a good local architect to design your plans.  Make sure you and the architect have some chemistry as this helps in understanding what you want and need (lifestyle, budget, lot constraints, etc.) and your plans will reflect that.
Make sure you have not only plans but specifications (at least as many as you can think of, otherwise assign allowances such as kitchen cabinets $10K or $60K, you get the idea).
Put the plans and specs. together and bid the project out.  Make sure everyone is pricing from the same information or you will not be able to truly compare.
Do your due diligence on local builders (should generally not be more than 45 min to 1 hour away from their base of operation).
Your architect can help you with \#s2-6 (obviously \#3) above but it will cost you extra.
Unless you are very good at design, hire a good interior designer and make a furniture layout on your new plans.  This is critical so that you know if your window and door placements work and you will be able to configure your lighting much better that way.  Its worth the investment for sure.

The more you pre-plan and are prepared the better/smoother your project will go.

**Q: Building a Custom Home! Give me all the tips/tricks you have to offer!** *(in Building a Home)*

We are done with the design process (FINALLY) and are working on all the (not-so-fun) preliminary stuff... I figured in this time I could some extra tips and advice before we plunge head first into the madness! LOL 

The home is being built in NE Florida.
It's a long ranch style, single story.
3 bed, 2 bath with a detached (BIG) workshop garage. 
Our home will sit on 19 acres of planted timberland.

Also, I've seen blog posts that mention getting a 0% interest CC to use for little things we see on sale like fans, lighting, faucets, door knobs, drawer pulls, etc... pay on it while building and use our allowances that were designated for those things for items like appliances or small upgrades ... thoughts?

A: Make sure you have a great Real Estate attorney in case you have disputes with your GC.  Make sure your contract was well reviewed and you and your GC are on the same page.
On my last project my clients were always super nice to me and my trades, they were wonderful people to begin with, but super pleasant to deal with.  What that accomplished is a willingness on my end, as their builder, to go above and beyond my agreement with them.  This type of relationship made me care about their well being, made me suggest changes and alternatives that were not considered and I was happy to put in the extra effort.  
They would also, completely unsolicited, come to the site and bring coffee and bagels or donuts for everyone.  This happened on about 8-10 occasions.  The atmosphere was just very pleasant.
We definitely encountered some challenges, but there was no contention and finger pointing, there was a lets get it done, and done properly approach by both sides.  For example, there were windows that were too small for my clients.  They did not notice this until we framed the house (windows were already ordered and not returnable) and window openings.  We discussed the changes in cost and time to order new windows and my clients agreed to the change (in writing of course) without blaming me or finger pointing at the architect, since they signed off on the original plans.  They then found a buyer for the non-returnable windows on ebay and were able to hedge their change.  They were super happy they made this change and were never sour, at least not to me.
Other times, when clients are not as friendly and are much more demanding and guarded I tend to go by the book.  I still don't nickel and dime my clients and still want them to have as good of an experience as possible, but its not the same.  
When the clients, especially in a custom build when they are around a lot, are nice and cordial it sets up a different atmosphere which yields a better overall project.  This of course also depends on your builder's demeanor and attitude.
