He is flexible and understanding- something I hope he would write if he were reviewing us as clients! We hired him as part of a renovation loan we had which was a massive undertaking. The work took several months- but that was due to Covid, illnesses, financial setbacks, product availability, etc. Patrick was always transparent and followed through with our requests. My only criticism of Patrick is that he does not have enough hands. We had one major issue and that was when I asked him to purchase a very specific floor we had chosen from Home Depot, he did not purchase this right away and it was no longer available locally. That said, he drove to Ohio to pick up the flooring we wanted. Overall, Patrick's work is well done. Our work with him was generally focused on structural/flooring, some exterior work affected by dry rot, and a few other jobs (subcontracted with other professionals such as electricians). Patrick has been helpful, understanding, patient and worth working with. We selected Patrick after going through so many other contractors who were not available because of Covid- and he stepped up. READ TO END! We contracted with Ryan & Sons in January 2021 for a refinish of our basement. After waiting on them to secure permits with our town for over FOUR MONTHS we terminated the contract. Upon termination we received an invoice and refund in the amount of $850 from our $4,000 deposit with no work completed and not even a single material purchased. Despite them never even starting the work for us we had many issues during this process: > 1.Communication was poor, delayed and intermittent. Once our check was cashed we were lucky to get a response from them after 1-2 weeks for simple updates/questions. On several occasions Patrick would give us excuses as to why he couldn’t contact us most of which were personal in nature and had nothing to do with our project. > 2.Patrick grossly underestimated our original contract by thousands of dollars. We had to cut back the scope of our project just to keep it close to the original price he had quoted us and we had to spend an extra $600 building plans redrawn and resubmitted to the town – MORE DELAYS. > 3.Glorified cruise director: At a rate of $50 per visit Patrick walked a bunch of random sub-contractors through our house for doing specific parts of the job. It became apparent that he didn’t have relationships with any of these people and had no idea what they’d be charging him – AFTER QUOTING US A PRICE AND SIGNING THE CONTRACT. > 4.Poor awareness of basic permit laws – our town required multiple changes to our building plans resulting in thousands of dollars in extra costs for things we came to learn were standard, run of the mill requirements in a project like this – things Patrick had no idea about and had not accounted for in his quote. > 5.After we discussed the possibility of delaying the start time of our project, given the MONTHS of delays in getting permits, Patrick informed us our project would require a building code variance from the state and sent us the form to complete without any guidance. This form requires specific knowledge of building code law, something we are not qualified to do. We called people in the industry asking about this form and they could not believe he had just sent it to us to complete on our own. After multiple emails looking for assistance in completing the form with NO RESPONSE for weeks from both Patrick and his architect, we decided to cancel the project outright. > 6.Upon review of our final invoice detailing what was deducted from our deposit, we learned that Patrick billing rate for due diligence is $150 PER HOUR, which we learned is more than DOUBLE the average rate for a contractor. What was more alarming was that over the four months we waited for them to start the work Patrick had logged only 8.5 hours of billable time. We waited FOUR MONTHS he billed 8.5 hours of work and we only received $850 back from our $4,000 deposit. > 7\.
