## Community Q&A

**Q: Adding 10 x 10 ft WIC to Principle Bedroom** *(in Organizing the Home)*

I am converting a storage room on my rooftop deck into a walk-in-closet (WIC). The approximate size will be 10 X 10 sq ft. A window will replace the door between the storage room and deck. (The deck is accessed only from my bedroom.)

See attached conceptual floorplan. My architect will be providing measurements and a design layout for me to review.

The storage room has become a catch-all for all kinds of stuff, none of which is likely to find its way back into the WIC. I am in serious declutter mode to clear it out.

The bedroom has a reach-in-closet, which is planned to be removed in favor of a seating area (bump out across from the foot of the bed). I am able to use only 1/3 of that reach-in-closet for my clothes because 2/3 of the hanging rods are either too high to me to reach (I'm barely 5 ft) or too low to hang anything useful.

What do you store in your WIC (other than the obvious -- clothing, shoes, handbags)? Do you use it to store linens? jewelry? makeup? clothes hampers? suitcases? an ironing board? a full-length floor mirror? sewing kit?

I have a built-in makeup vanity in my bathroom, so I don't need to have a vanity in the WIC.

I am looking for ideas on lighting design -- recessed ceiling lights? chandelier? tape lighting on shelves?

I am attaching an inspiration photo that I took at an open house (new construction). I like the lighting, wood cabinetry, and bench in the attached photo. I don't have enough space for an island.

A: Three building points to raise with your architect, since the room sits on a roof deck. One: a storage room is usually not built as living space, so confirm the insulation, the air sealing and how the room will be heated and cooled before any closet system goes in. Clothes kept in a room that swings between hot and cold, or gets damp, will smell of it. Two: where the window replaces the deck door, the sill height above the deck surface and the flashing under it matter more than anything inside. That opening is where roof-deck leaks start. Three: clothes closets have their own electrical rules about fixture types and clearances from shelves and rods, so have your electrician confirm the chandelier and any tape lighting before you buy. On heights: standard double hanging puts the rods at about 40 and 80 inches, a stretch at five feet. Ask for the upper rod at about 70 to 74 inches, the lower at about 36 to 38, and everyday shelves below about 66 inches. A bench with drawers under the new window does the island's job in less space.

**Q: Please help with playroom floorplan!** *(in Design Dilemma)*

We’re looking to turn our underused basement into a play area for our three kids. currently we have a fireplace and bar, plus a pool table - none of which are being used. we are considering removing the bar, fireplace and pool table, and laying out the floorplan as below. that said, this is a blank slate and we are open to ideas! ive attached photos of some of the items we plan to include also. please share any feedback on the layout, or anything you think it a must have that we are missing! our kids are 4, 1 and 1, so we want them to grow into the space.

. we have long cold winters so need things for them to do indoors

A: A few building points to settle before the layout, since each one changes it. Moisture first: before any flooring or wall finish, tape a two-foot square of clear plastic to the slab and to a foundation wall for a few days, and run a radon test if you have not had one recently, since the children will spend hours down there. The fireplace: if it is gas, a licensed gas fitter caps the line under permit; if it is masonry, the hearth and chimney are tied into the house, so it is usually better to close the opening and build storage around it. The bar: when the sink comes out, have the plumber cap the supply and drain behind an access panel. You will want a sink back when the playroom becomes an art room. The hanging swing and any climbing holds must fasten into joists or solid blocking, never drywall alone. Easy now, awkward later: tamper-resistant outlets, a gate and a lower second handrail at the stairs, and interconnected smoke and carbon monoxide alarms.
