FREQUENTLY ASKED QUESTIONS

WHEN SHOULD I HIRE AN ARCHITECT?
The earlier the better — before hiring a builder. Starting with an architect aligns your program, budget, and sustainability goals from day one and prevents costly rework.

HOW LONG DOES DESIGN AND PERMITTING TAKE?
Design generally takes 3–4 months and permitting 2–3 months. Projects requiring a zoning or Chesapeake Bay Critical Area variance typically add 3–4 months.

HOW DO ARCHITECTURAL FEES WORK?
We use three structures: percentage-based (common for new construction), fixed fees (for defined scopes), and hourly (for consulting). Your proposal outlines which applies.

WHAT IS THE CHESAPEAKE BAY CRITICAL AREA?
A Maryland buffer — generally 1,000 feet from tidal waters — protecting Bay water quality. It limits lot coverage, impervious surface, and tree removal. We guide clients through every required county review.

DO YOU DESIGN ENERGY-EFFICIENT HOMES?
Yes. We are an NCARB-certified firm with LEED-accredited professionals, integrating daylighting, passive design, and responsible materials into every project.

DO YOU HANDLE PERMITTING AND CONSTRUCTION ADMINISTRATION?
Yes. We submit permits across Maryland and D.C., manage variances and pre-file submissions, and provide Construction Administration — site visits and contractor coordination to ensure the design is built as drawn.

Her  trustworthy role as the contact person with the cabinet supplier and my general contractor.was very re-assuring.   The only downside to the whole re-modeling project was not always being provided the cost of  the different options for the purposes of knowing where to create a savings in the budget.   Examples of which are; the extra cost of adding glaze trim to cabinets, or the cost of granite vs quartz, or a medium range  square foot price for wall tiles.  This re-modeling project went a bit over  budget, but I now have a kitchen that makes me happy, and that is priceless!
