> Graf Developments did an almost complete house remodel including two new heating/AC systems, major foundation repair and house leveling of a poorly done previous remodel, a complete high-end kitchen upgrade, raising a sunken living area to be level with rest of house, complete exterior painting, hardy siding installation, two new windows, all interior doors and two exterior doors, brick fence repair, interior house painting and removal of all wood paneling. Job well organized and continuous steady work to complete on time and on budget even with a couple late additions to original work scope. All work City of Dallas Code compliant and inspected including new electrical panel and several new supply circuits. Very happy with end result and recommend company as easy to work with, good communication, and honesty with no money surprises.

> Bruce and his team did some renovations in our living area, stairs, bar and kitchen. They are extremely professional and skilled. We could not be happier with the work completed and will be using them for another larger project in the future.

> Bruce’s ability as a contractor will amaze you. There are lots of contractors out there, but what sets Bruce apart is his ingenuity and ability to creatively make things happen. You can bring any design to Bruce and know matter how complex, he has the ability to create solutions to make those designs a reality. Bruce’s creativity, attention to detail, work ethic, passion for his trade, and down to earth demeanor are what make him a dream contractor to work with. You will be blessed to have him on your team for any renovation project you are working on!

> Graf developments came to my rescue when a less than professional builder flaked on my bathroom re-do!
> Bruce Graf returned my call within hours and had the job in progress in less than a week! We added a spa bathtub with carerra marble surround and subway tile base that had to exactly match the exsisting same materials used on my vanity and walk-in shower!
> His eye for color and detail were amazing and perfectly accurate!
> He started and completed the job on a quick turnaround-so rare these days!
> A great and personal guy with good design sense!
> Highest recommendation for sure!!!

> I like working with Graf developments because of the entire teams' attention to detail and focus on quality construction. Especially with a project that requires aging in place design elements. Bruce Graf is a rare breed. He is one if the few CAPS contractors. As a Certified Aging in Place Specialist, he gives our clients the benefit and understanding of the construction elements necessary of a well-designed accessible space. Our clients are afforded the luxury of aging in the same home where they raised their children and made their memories.

> I have used Graf Developments for several remodeling projects since moving into my home seven years ago. Bruce Graf and his team always do an amazing job from start to finish. The work is completed as explained at the beginning of the project and with great attention to detail. Bruce makes the remodeling process as painless as possible. I highly recommend Graf Developments for any remodeling project.

> Bruce and his staff updated 4 bathrooms (including all new plumbing, countertops, lighting, flooring, shower walls tiled and shower doors), reconfigured the master bath, installed pocket doors, painted our entire house, installed ceiling fans and carpeting. Bruce, his direct employees and all sub-contractors were professional, friendly and quality of their work was excellent. Our project took about 8 weeks and we feel like we have a new group of friends. It was a great experience!

> Graf Developments did the work involved in bringing our master bathrooms into the twenty-first century. We could not have been more impressed with the work they did (they make gorgeous custom cabinets!), and we also found them to be first-class people: friendly, respectful, and trustworthy. They met all deadlines and kept things within budget They also chose sub-contractors who reflected their high standards and values and oversaw their work carefully. Everyone involved clearned up after themselves every day. When we remondel again, we will certainly use Graf Developments; in the meantime, we recommend them to everyone who tells us they're re-doing anything from a room to an entire house! > Bruce and his people have done numerous jobs for us. Everything from light project work to creating an indoor plant room (adding walls and stone flooring), total bathroom remodeling, etc. Proof of our satisfaction with their work is the simple fact we did many projects over a few years. If anything is not quite right, they will make it right with no arguments. Highest recommendation possible.

## Community Q&A

**Q: What is the brand/color of the tile used in this project?** *(in Photo Questions)*

It looks like Daltile Ayers Rock Solar Summit. Is that correct?

A: Close. This is... Daltile Ayers Rock Golden Ground in 20" x 20"

**Q: what is the wall color?** *(in Photo Questions)*

What is the Wall color?

A: I'm afraid I don't have that information. We color matched an item the client had, so the paint had no name.

**Q: Remodeling costs** *(in Photo Questions)*

What percentage of a remodeling project should be spent on design and blueprints

A: There's not really a "black or white" answer, but I will go ahead and throw out a figure of around 3% to 6% of remodeling budget.
What if it's a very simple design, not taking the design professional very long or requiring much work, but high-end or exclusive products were chosen, which sent the remodel costs to $220K? Or, what about the opposite? What if the designer spent months on the project, but their client went cheap and bought low-end product and the job came in at $80K?
There are just too many variables for a simple answer.

**Q: Love this. How high are the cabinets, and how high is the ceiling?** *(in Photo Questions)*

A: Thanks for the love!
It's a standard 8' ceiling and the lower cabinets are 30" to the top. The two taller cabinets on either end are actually hidden tower speakers and the center channel speaker is hidden behind that center, top drawer front.

**Q: Island** *(in Photo Questions)*

Do you have a source for the island? Thanks

A: No, the island was actually found by my customer at an estate sale or something like that. We modified it to make it taller and to enable us to run power up one leg.

**Q: Stratosphere Blue kitchen backsplash** *(in Photo Questions)*

What color and type of grout is used here?

A: There is no border around the darker blue, only the light blue behind the range and that is a simple rope trim.
These tiles came from Daltile here in Dallas. I just looked and there are several Daltile dealers across Ohio, but no Dlatile stores. Still, you can pull them up online and find what you want.
