Based on a Frank Betts design, they modified the plans to suit our desires/needs and gave us a home that we have thoroughly enjoyed ever since. > They came in under cost (we added a lot of extras and had no surprises on the change in cost) and on schedule. > It was a wonderful experience. **★ — Mom&Dad Remodel, Feb. 2016** > We signed a contract to have Jimmy Bryan Homes (specifically his son Sam Bryan) build a custom home for us back in 2014. We had plans drawn up and went through an extremely detailed budget analysis with him on how much we could expect to build our home for. We were very involved in this process and even went back through the initial analysis to adjust where the builder had under bid so we could get the most accurate reflection of what we could expect to spend. We had a budget and wanted to stick to it. A few months into the building process we started seeing invoices come in approximately 40 percent over the budgeted amount. When we had a meeting with the builder it came to light that when he bid the job almost every area was under bid. These were areas where we relied on him to be accurate, such as lumber, concrete, brick, stone, and electrical. One of our light fixtures, in a room that had a vaulted ceiling, had a base that would not work and he designed a ceiling box that looks amazing. I also wanted a glass cabinet and columns added between the kitchen and family room and they look great. This home is amazing. The garage design with the street facing entry is very aesthetically appealing A: Sarah, Thank you for the kind comments! The overall size of that porch is 14'x 52' **Q: Flooring** *(in Photo Questions)* What type of wood and stain are the floors? They are beautiful. A: This is 5" wide \#2 grade white oak flooring. It has a 50/50 stain of early american and special walnut on it by Minwax. We mixed the 2 stains on site and applied it with a buffer in order to get an even stain. The light and dark color you see is from the would being a \#2 grade and not a select grade which would be very even in color. **Q: Sq feet and plan?** *(in Photo Questions)* Beautiful! Is a floor plan available? How many sq feet is this home? Thank you! A: This was a custom home for a customer and there is not a floor plan available. The square footage is approximately 7700 sqft heated and cooled **Q: Flooring** *(in Photo Questions)* What kind of stone/slate is this? A: I am not sure what the name of it is.
