> The final work on our ADU appears well-done to my eyes, and the team worked steadily to complete the project, including managing the exhausting work of dealing with the city and permitting. However, we started with an estimate of $140k, then signed a contract for $172k, with the builder promising to cover any additional price increases. By the end of the project, we had paid $197k, with incremental charges added over time that felt too small to argue but totaled $25k. These charges were often attributed to items we discussed and believed to be included but weren’t explicitly stated in the contract and were missed by us as laymen. For example, items like skirting board to cover the pier and beam foundation and the minimum planned tree trimming required by a city arborist were not included.
>
> The process left me feeling naive. Communication about what was included in the contract was unclear, and every price increase came too late to adjust the scope of work. For example, the builder didn’t deliver the kitchen within the $197k spent, and we had to opt out of things like staining the deck, removing rocks from trenching, and restoring the yard after the work was done. The French doors they installed can only fully open with the help of a mallet due to the use of cheap materials, which was disappointing.

> While I understand some price increases were outside their control, it felt like they weren’t upfront about what $140k would realistically get us, and they put us in a position where we couldn’t push back without risking the entire project. Now, due to being $60k over budget, we are considering moving altogether to reduce our cost of living, which has made the whole process feel like a net loss.

Our project manager was Cristina, and once they finished the remodeling, a housekeeping crew was supposed to arrive and clean the house. Two people didn't show up; Cristina rolled her sleeves and started helping the staff to clean the house. OH MY GOD! She and the crew left our home spotless - not one speck of dust. > My mother and father who are now nearly in their 70’s live in their house where I grew up. Due to a serious leakage in their kitchen under the sink, a lot of moisture seeped into the wood cabinet and ended up going all the way through the wood flooring. Then I thought about one of my friends who had her bathroom renovated last year and since she was happy with the results I thought I would give a call to the people who did her renovation.  I called and Ana came over to chat and assess the situation.  We found out that my parents had a serious case of mold problem which prompted a full kitchen renovation all the way to the studs. The project took 10 days over the scheduled time to be completed because Mom kept changing her mind about the finishes but Ana was very patient and helpful. My Mom was thrilled with the end result and she said Ana made it a painless experience. I definitely recommend green brick builders.

I was wondering if the tankless reverse osmosis is available in North Florida and what is the cost?

A: It says it will be available in the winter of 2024. When the time comes, google it where you can find it in your state. I am interested, too.

**Q: Construction cost** *(in Photo Questions)*

How much did this construction cost? (Not including the land cost)

A: In a nutshell, it depends where you live. Call some local builders, tell them you’re interested in building a house and you would like to know roughly, how much they are charging per square feet. Then you multiply that amount (e.g. $100.00 per square feet) for the square feet size you would like (e.g. 2.000 SF), then you will have an idea and can start planning your budget. Don’t forget to add to that architectural, engineering, permit fees plus the land costs.

**Q: Dining Room  Table  9.5x9.5** *(in Photo Questions)*

Over the years we have all been crowded in dining room  I would like  bigger table and I m planning g on just having table and chairs and will remove the hutch at the end to give me more space   So question is what size table I would like 6 chairs  Should it be round or rectangular   If rectangle what is the best direction to place the table

A: It seems the table and chairs are fitting a bit tight but it could be the way the picture was taken. You need at least 3 feet away from the walls to be able to pull the chairs comfortably, 4 feet is optimum.

**Q: Boring stairwell** *(in Design Dilemma)*

Wondering what I could do to warm up this dark stairwell? The shelf is at the bottom of the stairs to the right and will be removing electronics and there is an outlet on shelf to plug something in and the last pic is the wall to the left of stairs. Thanks in advance for your suggestions.
