Based on the positive recommendation by the contractor as well as meeting with both Rob Ross (Vice President) and Tom DiGiacomo (President) I preceded to contract with Bay Harbour Homes in May 2012. The scope of their work was to include the installation of a structural steel beam as well as demolish and rebuild a new exterior deck to the second floor at the rear of the house. Approximately 6 months later I began to notice small stains on the interior ceiling near the rear of the house. I contacted Bay Harbour Homes by phone and left a message at this time. Over the course of time the ceiling stain progressed to substantial water leaks thru the ceiling and top of the sliding glass doors causing additional damage to drywall, molding and possible weakening of interior supportive structures. Throughout this period of time I continued to leave messages, voicemail and email for the Vice President Rob Ross but was never contacted in return. With no resolution thru the office communication, I began to respectfully contact Rob Ross on his personal cell phone. Each time I was able to reach Rob Ross on his cell phone, he would assure me he would look into it and contact me back. Although Mr. Ross has not ever contacted me back, eventually the roofer from the project contacted me this past September. He stated this is the first he has been made aware of the problem and that he was leaving for vacation but would be back in touch upon his return although he has not contacted me as of this time. He also stated the waterproofing material he used on our project was Modified Bitumen. I notified Rob Ross with Bay Harbour Homes by email that since they have not contacted me back or come out to the home to evaluate the situation that I will be contacting roofer/contractors to assess the damage. Two highly reputable roofer/contractors have been to the home and the estimated damage and repair is $11,851. The recent contractors stated that Modified Bitumen should not be used as a waterproofing material with a decorative walking surface. The original contract and correspondence with Bay Harbour Homes clearly acknowledges that a decorative walking surface will be put on surface of deck. I understand that the building market was extremely slow at the time of original contract in May 2012 but it was Bay Harbour Homes business decision to take on this remodel project although they are located in Tampa and my home is in Palm Harbor. But to not even acknowledge or send someone to the home to inspect the damage over the past three years is beyond my comprehension.
