**Q: Powder Room Color with Brown Tile** *(in Paint)*

Hi! Anyone have any suggestions on wall color of a powder room with this brown tile? It's currently a yellow-ish tan color that I'm not happy with. We will eventually take out the floors (I don't love it but we're probably 2 years out from taking it out) but would love to get something on the walls for now that at least compliments it in some way.

A: I really like the tile flooring.  You should definitely consider blue.  Blues and browns work amazing together! Here are two options, the top is SW Waterloo and the bottom SW Into the Navy.

**Q: Master Bath Floor Tile Layout** *(in Design Dilemma)*

Which layout looks better for the master bath tile: herringbone or straight? Closet straight back will be carpet rest.

**Q: Help Needed Renovating and Decorating my first Rental! Please!** *(in Remodeling)*

I'm renting my first place and I'm planning on updating anything so I can to make it more comfortable.  The landlord has allowed me to do any work just to pass it by him before doing so. I have already taken out the carpet and will be refinishing the floors. It's my first time working on any dyi project and also decorating my first place. 

Living room:There is no foyer when walking into the home. The door takes you directly into the living room. I'm planning on taking out the blinds, putting two chairs in front of the window and another pair facing them (or a loveseat? thoughts?) Also, a sofa against the wall. What can I do about that door? It's outdated and steel! Any other ideas? 






Kitchen:
What are my options? I was thinking of painting the cabinets and changing the hardware. I'm not sure how and which products would work best. Please advice! I did some research and some tenants used Peel and Stick backsplash. Any thoughts?  What can I do about the placement of the fridge and stove? They look so awkward just there. I probably will put 4 seat dining table? or bench against that wall and the wall where there is a window to save more space? 









Bathroom:
Painting all blue cabinets white? Any other ideas? What kind of look should I go for?

A: I agree with everyone else, unless this is a rent to own situation, I am not sure why you would be providing materials, labor and updating anything.  When you renovate an owned home, the benefit of renovation is that it adds value to your home but in a renting situation, it's a waste of money as not building equity. That being said, if I were to give advice to a home owner-
The cabinets are laminate, and while they can be paint, unless done correctly, they will end up looking worse than before. Do not under estimate the labor involved in painting cabinets! I would recommend replacing the cabinets all together with reasonably priced cabinets but unless you have a friend who is experienced with setting cabinets, it may be wise to hire a professional to install. As far as the range/refrigerator placement, these are not appliances that can be moved to any location.  The gas stove requires a gas line hook up and both require GFCI outlets. New cabinetry, like a tall slender pantry or refrigerator panel would help give some separation and make them seem more integrated to the kitchen. 
For the bathroom, I personally like the blue cabinetry! I would get rid of the wallpaper. This is a laborious task but can be done DIY fairly easily using vinegar or fabric softener and water. 
Painting is an easy update and cost effective! How about SW Waterloo for the door and Olympus White for the walls?

**Q: HELP - Kitchen Renovation - Backsplash Ideas Needed** *(in Design Dilemma)*

Hello,

I recently finished a Kitchen Renovation and I am having trouble deciding on a backsplash (running from counter to sealing)
.

The kitchen is two tone with darker grey lower counters that have a matte finish and the upper is a lighter gray.  The counter is a white quartz with a sparkle to it.  Appliances are stainless steel including the hood fan which has not been installed yet.

Any ideas/advice would be greatly appreciated!

**Q: Awkward Living Room** *(in Design Dilemma)*

Entryway opens through living room to bedrooms on a natural angle; Living room has open door sunroom on right and open space to dining on right with angled entry way in front and also has loveseat size wall for the entertainment center. I have a few questions:
What is the best sized sofa for the space and to ask with help with arrangements? I want to put the tv against the small wall and have a conversation center but somehow not block the entrance to the sunroom. I hope this is clear. In addition, I have a preference for an 87" sofa but it looks like to keep the space even I'd have to get a loveseat (shorter than 70"). I'd love to have an arrangement where the sofa is not against the wall but it doesn't look possible.
Also, I prefer a minimalist look and light colors but the brown high tufted carpet will make my dream of an ivory minimalist space a dud. Unless someone can help me!

A: I was limited to what was available in 2020; here is an idea for a set up with a couch.  Putting a sofa table behind the couch will be a great way to utilize the foyer and living area.

**Q: What to do with kitchen island?** *(in Design Dilemma)*

I just had a contractor here. We discussed having my cabinets painted, new countertops and new backsplash. Anyways, he suggested adding a much larger piece of countertop to the island. Around 5 inches on each side and then add legs to the part that now comes out, and add one foot or so there. I looked online to see pictures of this but not sure how I like it. Will it not look funny to have 5 inches overhang on each side?  Like it doesn't fit?  The island definitely should be larger, question is by doing what (especially if you don't want to spend too much money on this).

A: I would consider having a new island designed.  I am not sure what adding 5" of granite would do other than make it look awkward.  You may be able to salvage the large drawer base and sub it for cabinets on the perimeter.  Drawer bases are awesome! Adding 5" on either side will cut down on the walk space, which at minimum should be 36".  A new island will look great and I would save the corbels.  Good luck on your project, you have a great starting point.
